Buying and Renting Out a Property in Cannes: A Practical Guide

TL;DR: buying property in Cannes for rental income

  • Cannes has several sources of rental demand: congresses, international festivals, summer holidays and leisure stays.

  • Choose the location for your intended guests. For congress visitors, walking distance to the Palais matters; for families, outdoor space, parking, and a pool may matter more.

  • Rental income is not guaranteed. Assess the whole year, including quieter periods and the dates you reserve for yourself.

  • Check rental eligibility before buying. Review the condominium regulations and confirm the applicable registration and local requirements.

  • Calculate returns after costs. Management fees are only one expense; platform charges, maintenance, utilities, insurance and taxes also affect your income.

  • Use a property-specific rental assessment. A headline nightly rate or an exceptional festival booking is not a reliable annual forecast.

Last updated: October 2026

Buying a property in Cannes can combine two attractive ambitions: owning a home on the French Riviera and generating rental income while you are away.

An apartment near the Palais des Festivals may appeal to business visitors attending international events. A beachfront residence can attract summer holidaymakers. A villa with a pool may suit families looking for space, privacy and a longer stay.

However, a good holiday home is not automatically a good rental investment. The purchase price, exact location, building rules, running costs, and your own holiday plans all influence the outcome.

Why consider buying a rental property in Cannes?

Cannes offers a combination of Mediterranean holidays and international business events. Its rental market therefore has multiple audiences.

The Palais des Festivals hosts a broad program of professional gatherings, including property, media, advertising and luxury travel events. This creates potential booking opportunities beyond the main summer holiday season. It does not mean that every property enjoys strong occupancy throughout the year.

For owners, the attraction is also personal. You might spend several weeks in Cannes, enjoy the beaches and restaurants, and make the property available for selected rental periods.

The important question is how those two uses fit together. If you reserve August and the main festival dates for yourself, your rental forecast should reflect that from the outset.

Which areas of Cannes should buyers consider?

Start with the guests you want to attract, then assess the property’s location, layout and price.

AreaRental strategy to assessPoints to check
La Croisette and the Carré d’OrPremium leisure stays and central event accommodationPurchase premium, noise, terrace usability and building charges
Central Cannes near the PalaisCongress and festival accommodationActual walking route, lift access, bedroom quality and street noise
Le Suquet and the Old PortLeisure stays with character and access to central CannesSteps, slopes, parking and access with luggage
La Californie and residential hillsidesSea-view apartments and private holiday staysTransport, distance from amenities and residence facilities
Palm Beach and Pointe CroisetteSeaside holidays and longer leisure staysBeach access, parking and distance from the Palais
Cannes La BoccaA different purchase budget and holiday rental propositionExact address, surroundings and comparable rental performance

These are starting points for a search, rather than a ranking of investment returns.

For congress rentals, walk from the apartment to the Palais before making an offer. For a family holiday property, inspect the outdoor space, pool access and practical arrangements for shopping and parking.

Buy for a clear guest profile rather than an address alone.

When is rental demand strongest in Cannes?

The rental calendar combines recurring professional events with school holidays and summer travel.

Confirmed dates to consider for 2027

EventPublished datesRelevant guest audience
MIPIM16–19 March 2027International real estate professionals
Cannes Film Festival11–22 May 2027Film industry visitors and festival attendees
Cannes Lions21–25 June 2027Advertising, marketing and creative industry professionals
Cannes Yachting Festival7–12 September 2027Yacht buyers, exhibitors and marine industry professionals

These dates are published by the event organizers or the Palais des Festivals. Check them again before setting prices, minimum stays and arrival arrangements.

Other events worth monitoring include TFWA World Exhibition & Conference, MIPCOM, MAPIC and ILTM. Consult the current Palais calendar rather than assuming each event falls in the same week every year.

Assess July and August separately as a leisure rental season. A summer family booking and a short business stay have different requirements, costs and booking patterns.

An event creates a potential audience; it does not guarantee a booking or a particular rental rate.

How much rental income can a Cannes apartment generate?

There is no useful single answer for every apartment in Cannes.

Income depends on the address, condition, bedroom configuration, outdoor space, amenities, availability and quality of management. Two apartments in the same building can perform differently.

Before buying, ask for a written rental assessment covering:

  • Comparable properties with similar bedrooms, condition and location.
  • Expected rates for ordinary weeks, summer stays and major events.
  • Realistic booked nights, allowing for vacancies and owner use.
  • Management, platform, cleaning and linen charges.
  • A conservative scenario alongside the main forecast.

If the property already operates as a rental, request evidence of achieved revenue and expenses. An advertised nightly rate is not proof of a completed booking.

Should you price an apartment against local hotels?

Hotel prices provide useful context, particularly during congresses. However, automatically charging 10–20% below a luxury hotel is too simplistic.

An apartment may provide more space, separate bedrooms, laundry facilities and a kitchen. A hotel may provide daily housekeeping, breakfast, reception and greater booking flexibility.

Compare your property primarily with competing apartments for the same dates and guest numbers. Use hotels as an additional reference.

How do you calculate rental yield?

A rental forecast is useful when it includes full investment costs and realistic operating expenses.

Gross rental yield = annual gross rental income ÷ total acquisition and setup cost × 100

For a more practical comparison, calculate the return after operating expenses.

Illustrative example: a Cannes apartment

The figures below explain the calculation. They are not a Cannes market average or an income forecast.

ItemIllustrative amount
Purchase price€500,000
Acquisition costs, furnishing and initial works€50,000
Total investment€550,000
Annual gross accommodation revenue€30,000
Management fee, assumed at 25% of revenue−€7,500
Other annual operating costs and reserves−€8,000
Operating income before financing and income tax€14,500

In this example:

  • Gross yield: approximately 5.45%.
  • Operating yield before financing and income tax: approximately 2.64%.

The €8,000 allowance would need to cover the relevant ownership expenses and any separately charged operating costs. Replace every assumption with quotations and property documents before making a decision.

Mortgage payments and personal taxation require a further cash-flow calculation. Future capital growth should be assessed separately.

Can you legally rent out a second home in Cannes?

Short-term furnished rentals are regulated. Before purchasing, establish whether your intended activity is permitted in the property and what formalities apply.

Check the condominium regulations

For an apartment, have the règlement de copropriété and relevant general meeting minutes reviewed.

French guidance confirms that condominium rules can restrict tourist rentals, and certain buildings can vote to prohibit them under the applicable conditions. Existing rental activity therefore does not prove your proposed operation is authorized.

Ask the notaire to examine the position before you commit to the purchase.

Confirm registration and local requirements

Complete the declaration or registration formalities applicable to the property and display the required registration number in listings.

Also ask the Cannes authorities whether a separate changement d’usage authorization applies to your situation. Registration and change-of-use permission are different matters; obtain an address-specific answer rather than applying rules from another Riviera municipality.

Distinguish a second home from a principal residence

Annual limits associated with renting out a principal residence should not automatically be applied to a second home. The property’s legal category matters, along with local rules and building restrictions.

Check energy performance

Review the property’s DPE energy rating and potential improvement costs. Where change-of-use authorisation is required, energy-performance conditions can apply. This makes the DPE relevant to the rental strategy and future ownership costs.

What taxes apply to rental income?

French furnished rental income generally falls within the BIC — bénéfices industriels et commerciaux — category. Non-resident owners also have French reporting obligations for furnished property situated in France.

The tax treatment depends on factors including the property’s official classification, revenue, ownership structure and the owner’s circumstances.

Recent reforms have changed the simplified micro-BIC treatment of tourist rentals. For unclassified tourist accommodation, official guidance identifies a €15,000 revenue threshold and a 30% allowance for 2025 income declared in 2026. Owners should verify the rules for the relevant income year rather than reuse an older tax calculation.

An officially classified meublé de tourisme is different from a property described as “luxury” on a booking platform. Classification can affect the applicable tax treatment.

Before buying, ask a French accountant to compare the simplified regime with the régime réel, where eligible actual expenses may be deducted subject to the rules.

Your budget should also consider property taxes, any applicable CFE business tax, tourist tax administration and obligations in your country of tax residence. CFE exemptions depend on the circumstances.

Buying and renting out your apartment in Cannes. How does that work?

What does rental management involve?

Publishing an apartment on Airbnb or Booking.com is only the beginning.

A well-run rental needs accurate listings, professional photographs, pricing, guest communication, arrival arrangements, cleaning, linen, inspections and maintenance. Guests also need someone to contact when a lock fails or the air conditioning stops working.

For owners living abroad, a local manager can make the arrangement much easier.

Does a 25% management fee cover everything?

Do not assume so. A percentage is meaningful only when you know what it includes.

Ask the manager to specify:

  • Whether the quoted fee includes VAT.
  • Whether it is calculated on gross accommodation revenue or another amount.
  • Whether platform commissions are additional.
  • Who pays for cleaning, laundry and consumables.
  • How repairs and emergency call-outs are charged.
  • How the platform handles owner stays, cancellations, and damage claims.

Obtain a written proposal for the specific property. The lowest headline percentage may not produce the best overall result.

Which features should you look for?

Focus on features that make the property comfortable and easy to operate:

  • A practical bedroom and bathroom layout.
  • Effective cooling and reliable internet.
  • Good beds, blackout curtains and sound insulation.
  • Convenient access with luggage.
  • A usable kitchen and laundry facilities.
  • Outdoor space suited to the intended guests.
  • Secure access and clear arrival arrangements.

For villas, include pool maintenance, gardening, parking and guest safety in the assessment.

Confirm that the insurance explicitly covers the intended rental activity and liability. Ask how platform protection interacts with your own policy.

A checklist before buying a Cannes rental property

Before signing, establish:

  1. Your priorities: personal enjoyment, income, or a balance of both.
  2. Your intended guests: congress visitors, couples, families or villa holidaymakers.
  3. Rental eligibility: building restrictions and applicable administrative requirements.
  4. The complete purchase budget: acquisition costs, works, furniture and setup.
  5. Annual ownership costs: charges, taxes, insurance, utilities and maintenance.
  6. A documented rental forecast: realistic rates, booked nights and expenses.
  7. The effect of owner use: particularly during peak dates.
  8. Local management arrangements: responsibilities, fees and reporting.

A suitable property should still make sense under a cautious scenario.

Frequently asked questions

Is buying an apartment in Cannes a good investment?

It can be, when the purchase price, rental potential, ownership costs and personal use fit your objectives. Assess each property individually and separate the financial return from the value of enjoying your own Riviera home.

Can international buyers rent out a property in Cannes?

International owners can undertake rental activity, subject to the applicable property, registration, tax and operating requirements. Living outside France does not remove French rental-income reporting obligations.

Is proximity to the Palais des Festivals essential?

It matters most when targeting congress and festival visitors. For family holidays or private villa stays, other features may matter more. Match the address to the intended audience.

Can I use the property myself and rent it out?

Yes, as long as the rental activity is permitted and properly organized. Include your own stays in the forecast, because reserving high-demand dates can materially reduce rental income.

Are festival rental rates guaranteed?

No. Achievable rates depend on the event, competing accommodation, the property and booking conditions. Base your decision on a full annual forecast.

Do I need a local rental manager?

You can manage a property yourself if you can organize reliable local support. For overseas owners, professional management can help with guests, cleaning, maintenance, and emergencies.
