Smart investing: get 20% VAT return when buying new French property

Getting back the VAT on a new build construction in France can only be done when the owner is a para-hotelier service. So, you have to buy the property with your new company that will manage the seasonal rental. This SARL needs to be visible in the market with a rental website and you must actually running the business.

Of course you can hire other companies for cleaning, reception, key management and when requested a breakfast service. These costs can all be deducted from your turn-over. You can also claim back the VAT on furniture for the property and the maintenance.

Just like any company in France, you will also have to deal with social security charges that you have to pay to organizations such as URSAF. For those who really want to make renting a serious business, there are options to reclaim VAT. And if you want to use it yourself, you can of course officially rent it from your rental company.

Selling your property

When you sell your property after let’s say 12 years, you will need to pay back pro rato the VAT. Twenty percent of VAT is equal to twenty years. So, when you sell after 12 years, you would need to pay back 8% VAT.

It is possible to benefit from a total exemption from capital gains tax, subject to compliance with certain conditions, and provided that the gross rental income received in the two years preceding the sale is less than €250,000 / year.
