Selling your property
When you sell your property after let’s say 12 years, you will need to pay back pro rato the VAT. Twenty percent of VAT is equal to twenty years. So, when you sell after 12 years, you would need to pay back 8% VAT.
It is possible to benefit from a total exemption from capital gains tax, subject to compliance with certain conditions, and provided that the gross rental income received in the two years preceding the sale is less than €250,000 / year.
