New construction in the Gulf of Saint-Tropez is quite rare; the closer you get to the coast, the higher the prices. But if you’re smart and don’t want to spend every day dancing on the tables at Club 55, you can choose villages just half an hour from the sea, like Cogolin or the even lesser-known La Garde Freinet. Locals know La Garde Freinet well, as its fresh produce market with organic products is well-known to residents of Grimaud, Cogolin, and Le Plan de la Tour.

We sell new-build detached villas in La Garde Freinet with the option of installing a swimming pool in the lower garden. It already looked great on paper, but now we have photos of how it actually turned out. And they’re even better than the brochure!

More information about La Garde-Freinet and the surrounding area

La Garde-Freinet, a charming Provençal village in the heart of the Massif des Maures, is a hidden gem just a stone’s throw from the bustling Gulf of Saint-Tropez. This picturesque village combines authenticity, nature, and culture, and offers numerous positive aspects:

La Garde-Freinet is bustling with cultural activities, especially during the festive season. A highlight is the Bravade in April, a traditional Provençal festival that brings the village to life with parades and celebrations. The village also hosts intimate concerts, art exhibitions in the Chapelle Saint Jean (especially around December/January with an impressive nativity scene by local artist Maxime Coudou), and other events that reflect the village’s rich artistic history.

Local Market

The Provençal market on Sunday and Wednesday mornings in Place Neuve is a lively attraction. Visitors will find fresh local produce such as vegetables, walnut bread, handmade chestnut cream, and local art, including jewelry made by village artisans. This market is small, well-organized, and perfect for experiencing the authentic atmosphere of the region.

Distance to the beach:

La Garde-Freinet is located approximately 15-20 km from the beautiful beaches of the Gulf of Saint-Tropez, such as the iconic Pampelonne Beach or the beaches of Sainte-Maxime. The coast is about a 20-30 minute drive away, via scenic roads like those through Plan de la Tour. This makes the village ideal for those seeking peace and quiet yet still wanting to stay close to the glamorous coast.

Population: The village has a small, close-knit community of approximately 1,800 residents (called Fraxinois or Gardois), which contributes to its charming, authentic atmosphere. In 1872, the village had a population of 2,687, thanks in part to the thriving cork industry, but today the smaller population offers a peaceful and welcoming experience.

With its medieval charm, nature trails like the one to Fort Freinet with breathtaking views, and proximity to the bustling coast, La Garde-Freinet is a perfect destination for those seeking authenticity and relaxation in Provence.

La Garde-Freinet is located in the heart of the Massif des Maures, a beautiful nature reserve in the Var region of Provence, renowned for its biodiversity and breathtaking landscapes. This nature park offers an ideal environment for hikers and nature lovers, with well-marked trails and spectacular views, especially around Fort Freinet and the surrounding hiking trails, such as the Sentier de la Garde-Freinet. Below is additional information about the nature park and its trails:

view new villas for sale 2025 la garde freinet

Massif des Maures Nature Park

The Massif des Maures is a wooded mountain range stretching between Hyères and Fréjus, with dense forests of cork oaks, chestnut trees, and pines. The area is rich in bio-diversity, with wildlife such as wild boars, deer, and various bird species. It is not an official national park, but a protected nature reserve that attracts hikers and cyclists with its unspoiled beauty and tranquility.

La Garde-Freinet is centrally located in this area, about 15 km from Saint-Tropez, and offers direct access to nature via numerous trails. The hilly landscape, with altitudes ranging from 300 to 800 meters, provides panoramic views of the Mediterranean Sea, the Argens Plain, and even the Alps on clear days.

The area is known for its cork production, chestnut forests, and traditional crafts such as beekeeping and basketry, which are often highlighted at the Conservatoire du Patrimoine in La Garde-Freinet.

Hiking and the Garde-Freinet Trail

The Fort Freinet Trail to Fort Freinet, a medieval fortified settlement (12th-16th centuries) on a steep hill at an altitude of 450 meters, is one of the most popular hikes in the region. The fort offers a unique panoramic view of the Massif des Maures, the Mediterranean Sea, and the Alps. The ruins, with some thirty carved houses and an 8-10 meter deep moat in the rock, are a historical highlight.

Difficulty: Moderate. The trail is well-marked (yellow lines, GR trail system), but requires sturdy shoes due to rocky and steep sections. Not suitable for flip-flops or very young children (recommended for ages 6 and up). The hike takes approximately 1-2 hours round trip, depending on your pace.
Tips: Bring water, especially in the summer months, and plan the hike in the morning to avoid the heat. A picnic at the fort is highly recommended for the spectacular views.

Access: Start from the small parking lot (max. 10 cars) near the fort or from the village itself. The path to the nearby Croix des Maures (a mission cross overlooking the village) is more accessible, even for the elderly or people with limited mobility, and takes about an hour.

Sentier des Crêtes hiking and cycling route

This is a longer hiking and cycling route that begins in La Garde-Freinet and runs along the ridges of the Massif des Maures. The trail offers continuous views of the coast and the interior, with elevations ranging from 500 to 600 meters. A highlight is the route to Notre-Dame des Anges, the highest point in the region (800 m), approximately 35 km away.

Difficulty: Moderate to difficult, depending on the length of the route. Suitable for hikers and mountain bikers with a reasonable level of fitness. Some sections are rocky and require sure-footedness. Features: The route is partly unpaved and winds through forests and past viewpoints such as Les Roches Blanches (638 m), the highest point in the municipality, offering unparalleled views.

Other Walks near La Garde Freinet

La Mourre and Miremer: Shorter, easier walks that start in the village and lead to historic sites such as the Saint-Clément Chapel or the Miremer Hill. These are ideal for families and offer insights into the early history of the area.

White Rocks (Les Roches Blanches): A more challenging hike to the highest point in the municipality, with stunning views of the Massif des Maures and the surrounding area. A good level of fitness and sturdy shoes are required.

SityTrail routes: According to SityTrail, there are 83 hiking trails and 3 cycling routes around La Garde-Freinet, ranging from easy paths to more challenging hikes such as the route Pk-oratoire-Serre Long–ruisseau des neuf Riaux–moulin de Blanche–rucher de Blay–Fort Freinet–Croix des Maures. These routes are available via the SityTrail app for detailed navigation.

Practical information

Hiking maps: Detailed maps showing all the hikes, marked with numbers and yellow stripes, are available for purchase at the La Garde-Freinet tourist office (tel: +33 4 94 56 04 93, [email protected]). The trails are generally well marked, unlike some other French regions.

Best time to go here is almost the whole year! March to May and September to November are ideal due to mild weather and lower hotel prices. It can be hot during the summer months, so early mornings are recommended.

Gear: Wear sturdy hiking boots, bring plenty of water, and use a GPS app like Komoot or SityTrail for navigation, especially on longer routes.

Additional Highlights

  • Viewpoints: In addition to Fort Freinet and Les Roches Blanches, the Croix des Maures offers stunning views of the village and the surrounding area. The Aire de la Planète is a starting point for several hikes and offers an orientation table for an overview of the landscape.
  • Cultural heritage: During hikes, you’ll often pass historical sites, such as the Saint-Clément Chapel (15th century) or the Adrech mill, which highlight the rich history of cork production and other crafts. – Photography* For photographers, the views from Fort Freinet and Les Roches Blanches are magical, especially at sunrise or sunset.

The Massif des Maures and the hiking trails around La Garde-Freinet offer a perfect combination of nature, history, and tranquility, ideal for an active and cultural experience in Provence. For more details, contact the tourist office or use apps like Komoot and SityTrail for route planning.

People with money buy houses. To live in, or to enjoy in at a sunny location as a second or third home. These houses are often investments with a deeper purpose: to leave something valuable behind for when they’re no longer around.

Invest your capital in real estate to enjoy it now for as long as possible while its value gradually increases. Your children teach their children how to enjoy the finer things in life, like family dinners under the olive trees and long summer days with nothing but sunshine and crickets. Enjoy high-value real estate on the French Riviera today and invest in the future of your children and grandchildren. That’s a valuable legacy investment.

It’s not just a house; it’s a family story

When you invest in a French Riviera property, you’re not just buying stone walls or sea views—you’re acquiring a piece of history that grows richer with time. These homes are built to last, not to chase fleeting trends. Natural materials like terracotta, stone, and weathered wood blend into the landscape, aging gracefully like the region’s ancient villages. Their designs—open layouts, thoughtful orientations, seamless indoor-outdoor flow—feel as relevant in 50 years as they do today.

This durability isn’t just aesthetic. It’s practical. Strict zoning laws and limited coastal land ensure that supply remains scarce, protecting your investment from oversaturation. Unlike volatile markets driven by hype, the French Riviera’s stability comes from global demand and a climate that never goes out of style. Buyers don’t flip these homes for quick profits—they hold them, live in them, and pass them down. It’s not just a house; it’s a family story, etched into the cliffs.

A Home That Becomes a Heritage

In a world where privacy is increasingly rare, the French Riviera offers it as a standard, not a luxury add-on. These properties—tucked behind olive groves, perched above quiet villages, or hidden down gated drives—provide a sanctuary that feels off the grid without being isolated. You can host dinners without prying eyes, raise children without security concerns, or work remotely with only the sound of cicadas in the background.

This seclusion isn’t just a lifestyle perk; it’s an investment in mental clarity and long-term well-being. Properties designed with privacy in mind—landscaped grounds that blend into hillsides, homes invisible from the road—retain their allure because they offer something intangible yet invaluable: peace. For families looking to build a legacy, this kind of environment fosters connection and grounding, creating memories that endure.

Timeless Value in a Shifting World

The Riviera’s real estate market doesn’t buzz with frenzy—it hums with quiet confidence. Global buyers, from tech entrepreneurs to multigenerational families, seek these homes for their resilience. Protected coastal zoning limits new development, ensuring scarcity. Heritage architecture, paired with modern upgrades like soundproofing and intelligent climate control, keeps properties functional and desirable. The region’s infrastructure and quality of life—mild winters, vibrant local culture, proximity to international hubs—add layers of stability.

Financially, these homes are a hedge against uncertainty. They don’t just hold value; they appreciate steadily, driven by consistent demand and limited supply. Emotionally, their value compounds. The terrace where you sip coffee at sunrise, the garden where your children play, the village market you walk to—these are the dividends that grow over time. Unlike trendy investments that fade, French Riviera properties offer returns measured in moments as much as money.

A Lifestyle That Shapes Generations

Owning a home here isn’t just about living well today—it’s about creating a rhythm for tomorrow. The Cote d’Azur reshapes how you move through life. Mornings start with the scent of pine and sea air, not traffic. Days are marked by market visits or the bloom of rosé vines, not deadlines. This slower pace isn’t just refreshing; it’s transformative. It teaches patience, presence, and appreciation for the small details—a breeze through a window, a sunset over the cliffs—that become family traditions.

For those thinking long-term, this lifestyle is a gift to future generations. A French Riviera home becomes a gathering place, a constant in a changing world. It’s where children learn to value simplicity, where stories are shared across decades, and where roots deepen with every visit. This isn’t just real estate; it’s a way of belonging that you pass forward.

Choosing Wisely for the Long Haul

Smart legacy investing means looking beyond the surface. Visit properties multiple times to feel their rhythm in different seasons. Research zoning to ensure your view stays pristine. Consider how the home will feel in 10 or 20 years—will it still fit your family’s evolving needs? The best buyers don’t just fall in love with a view; they fall in love with a future. They choose homes with elevation for privacy, orientations that maximize light, and details like skylights or stone paths that make every day feel special.

A Legacy Worth Building

The French Riviera doesn’t sell you a house—it offers a foundation. These properties are more than investments; they’re commitments to a life of meaning, beauty, and continuity. They’re places where time feels like it belongs to you, where your family’s story can unfold across generations. If you’re ready to invest not just in property but in a legacy that lasts, the French Riviera is waiting. It’s not about status or flash—it’s about building a future that feels as enduring as the coastline itself.

The French Riviera has so much to offer year-round; you’ll never be bored. During the summer months, the calendar is especially packed with spectacular events that attract many tourists, such as the International Fireworks Festival in Cannes.

The French are crazy about fireworks, and mayors happily budget a substantial sum every year because fireworks mean we’re celebrating life!

In Cannes, fireworks are extra special with the International Pyrotechnique Festival. On the days listed below, all the streetlights are turned off at 10:00 PM, and the performance, accompanied by music, begins. If you’re not bothered by large crowds, this is an experience you simply must experience.

Otherwise, make sure you reserve a nice table at one of the many seaside restaurants. Or head to the beach in the afternoon for an evening picnic with a spectacular finale.

Relocating to the Côte d’Azur is a dream for those seeking a Mediterranean lifestyle, vibrant culture, and stunning landscapes. Whether you’re a retiree, remote worker, or investor, South France offers an unparalleled quality of life. However, non-EU buyers must navigate visa and residency requirements to stay beyond 90 days.

At Living on the Côte d’Azur, we provide personalized guidance to make your move seamless. Read more about your visa options, residency paths, and key considerations for living in South France, ensuring you’re well-prepared to call the French Riviera home.

Visa Options

Non-EU citizens need a visa for stays over 90 days in France. The Long-Stay Visa (VLS-TS) is ideal for those planning to spend extended periods on the Côte d’Azur, valid for up to one year and renewable. The Visitor Visa suits retirees with passive income (e.g., pensions), requiring proof of €1,500 monthly income.

The Talent Passport, designed for professionals, investors, or highly skilled individuals, offers a four-year renewable visa for those contributing to France’s economy (e.g., investing €300,000+ in a business). Digital nomads can apply for the Long-Stay Visa, provided they work remotely for a non-French employer.

Each visa requires documents like a passport, proof of income, health insurance, and accommodation (e.g., a lease or property deed). Make sure to comply with the latest French immigration rules; talking some basic French became essential.

Residency Path

Permanent residency in France is achievable after five years of continuous legal residence. You’ll need to demonstrate financial stability (e.g., €18,000 annual income for an individual), health insurance, and integration (e.g., basic French proficiency). The process involves applying for a carte de résident at your local prefecture in Nice or Cannes.

For retirees, the Visitor Visa can lead to residency if income requirements are met. Investors with the Talent Passport may qualify sooner if they meet economic contribution criteria. Our relocation experts guide you through each step, from visa renewals to residency applications, ensuring a smooth transition to life on the Côte d’Azur.

Property Ownership

Unlike some countries (e.g., Portugal’s former Golden Visa), property ownership in France doesn’t grant residency. However, owning a home strengthens visa applications by proving ties to the country. For example, a villa in Antibes or an apartment in Nice demonstrates your commitment to staying. Be aware of tax implications, such as the wealth tax (IFI) on properties valued over €1.3 million, which applies to residents and non-residents. Our advisors help you navigate these rules, ensuring your property purchase aligns with your residency goals.

Tips for Specific Groups

  • Retirees: Prove sufficient pension income (€1,500/month) and consider coastal towns like Cagnes-sur-Mer for affordability.
  • Digital Nomads: Ensure your remote work complies with French tax laws, and explore coworking spaces in Nice.
  • Investors: The Talent Passport is ideal for those investing in property or businesses, with our team advising on qualifying investments.

Oh, la belle France! Land of croissants, romance, and the sacred art of doing absolutely nothing on a public holiday. But hold onto your berets, because Prime Minister François Bayrou has dropped a bombshell that’s rattling café tables from Paris to Provence: he wants to scrap two public holidays to ease France’s debt burden. His target? Easter Monday, which he’s called “outdated.” Outdated? Tell that to the French, who treat every holiday like a Michelin-starred meal—savored slowly, with a side of joie de vivre.

Bayrou’s argument is simple: fewer holidays, more work, less debt. Sounds reasonable, right? Except in France, suggesting fewer days off is like proposing to replace wine with grape juice. It’s not just a policy debate; it’s a cultural affront. The French don’t just like their holidays—they love them, possibly more than their own children. And who can blame them? With 11 public holidays, France is practically a professional at kicking back. Sure, Cyprus, Spain, and Austria might edge them out with a few extra days off, but France’s holiday game is strong—on par with Greece and Sweden, and a smidge ahead of Germany and the Netherlands, who limp along with a measly nine.

Delete two public holidays to ease France’s debt burden

Now, Bayrou’s not wrong that France’s debt could use a trim—kind of like a French poodle’s pom-poms. But his solution feels like telling a chef to use fewer ingredients. Easter Monday, outdated? Pfft. That’s the day when the French recover from eating their body weight in chocolate eggs and pretending to care about church. It’s not just a holiday; it’s a lifestyle. And let’s be real: the French work hard. They’ve mastered the 35-hour workweek with such finesse that it feels like a full-time job just to keep up with their coffee breaks. But holidays? Those are sacred. They’re the reward for enduring meetings, traffic, and existential debates about the meaning of life over a croque-monsieur.

Critics are already crying foul, and you can’t blame them. Bayrou’s pitch to “restore pride in work” sounds noble, but it’s like telling a cat to take pride in fetching. The French are proud of their work—just ask any baker who’s up at 4 a.m. crafting baguettes that could win an Oscar for crustiness. But they’re even prouder of their ability to sip rosé on a random Tuesday because it’s, say, Pentecost Monday (don’t ask what it celebrates; just enjoy the day off). Scrapping holidays feels less like fiscal responsibility and more like stealing a fresh pain au chocolat from a child’s hands.

The holy holidays in France

And let’s talk about this “holiday capital of Europe” debate. France, with its 11 days, isn’t even the top dog—Cyprus, Spain, and Austria are out there living their best vacation lives with more. But France doesn’t need to win the numbers game to feel like the champ. It’s the vibe. In France, a public holiday isn’t just a day off; it’s a performance art piece. Streets empty out, shops shutter, and the entire nation collectively decides to nap, picnic, or argue passionately about cheese. Compare that to Germany, where a holiday just means slightly fewer emails. France’s holidays are an event, a cultural flex, a reminder that life is for living, not just working.

Bayrou’s plan also includes ditching those one-off “solidarity” days, which sound like a noble idea but usually just mean everyone’s grumpy about working when they could be napping. Fair? Maybe. But fairness in France isn’t about equality of work—it’s about equality of leisure. The French don’t want a symbolic pat on the back for solidarity; they want a statutory day to eat, drink, and maybe pretend to care about Bastille Day’s historical significance while actually just enjoying the fireworks.

So, what’s the verdict? Bayrou’s proposal might save a few euros, but it’s poking a hornet’s nest of French sensibilities. The French love their work—don’t get it twisted. They’re the nation that gave us haute cuisine, high fashion, and high-speed trains. But their true passion? Perfecting the art of doing nothing on a government-sanctioned day off. Scrapping holidays like Easter Monday isn’t just a policy change; it’s a declaration of war on the French soul.

What is an off-market property?
Off-market properties are houses for sale that you cannot find on the Internet because the owner is a Famous Person or because they prefer not to let the neighbourhood know that the house is being sold. So, these houses do not have a sign “A Vendre,” and they are not on any real estate platform. Off-market houses often quickly find buyers because these are always unique properties at a prime location. Off-market properties also do not have many real estate agents to sell them. The sale is usually handled by one or two brokers instead of many. Brokers with ‘off-market’ properties are selected based on their profiles and networks in terms of wealthy customers. Anyone who registers with such a broker and fits the price range will receive a personal email. Living on the Cote d’Azur works with all major agents in the South of France, in Paris and Ibiza. We have the best access to these invisible properties.

Nestled along the glamorous Côte d’Azur, just a stone’s throw from Nice, the port of Saint Laurent du Var is gearing up for a dramatic overhaul. As one of eight key port areas in the Nice Métropole, this bustling marina—the largest leisure boating hub in the region with over 1,000 berths—is poised to become a crown jewel of the French Riviera. A colossal €34 million investment will reshape the port into one of the most significant yachting destinations on the Côte d’Azur, blending modern luxury with vibrant community spaces. Saint Lau, as the locals call it, will never be the same!

A New Chapter Begins

The port’s current public service concession, managed by the Yacht Club for 50 years, expires on December 31, 2025. Starting January 1, 2026, a new 20-year contract will take effect, with the Nice Côte d’Azur Chamber of Commerce and Industry (CCI) emerging as the frontrunner to operate the port. The CCI’s proposal was deemed the most economically advantageous, and a final decision is expected soon to confirm the competitive bidding results.

Bold Plans for Transformation

The revamp is ambitious, aiming to elevate the port’s economic and aesthetic appeal. Key projects include:

  • Revamped pedestrian zones and the road fronting local shops to enhance accessibility and charm.
  • 71 new parking spaces for visitors and shop patrons, with two dedicated parking areas.
  • Modernized marina facilities, including an upgraded water basin for enhanced boating experiences.
  • A new Yacht Club and a House of Associations, replacing the existing seaside fuel station with parking and community-focused spaces.
  • Enhanced services to boost the port’s vibrancy and functionality.

These changes build on recent upgrades, such as the complete refurbishment of commercial spaces and the redevelopment of the port’s breakwater, signaling a continued commitment to elevating this iconic site.

Why It Matters

Saint-Laurent-du-Var, often called the “gateway to Nice,” is a dynamic coastal town with a rich history and a thriving tourism scene. Its port, already a magnet for yachting enthusiasts, welcomes thousands of visitors annually, drawn to its proximity to Nice’s international airport (just 3 miles away) and its stunning Mediterranean views. The €34 million project aims to amplify this appeal, positioning the port as a premier destination for luxury boating, shopping, and community engagement on the Côte d’Azur.

Looking Ahead

With work set to unfold over the next two decades, the port of Saint-Laurent-du-Var is on track to redefine Riviera elegance. This transformation promises not only to modernize infrastructure but also to cement the town’s status as a must-visit gem in the South of France. Stay tuned for updates as this exciting project takes shape!
