A big pile of sand at the beginning of the boulevard in Cagnes sur Mer raised last month some questions. What was going on? We now finally have the answers; it will be a skate circuit! Fun to do (I guess) and fun to watch if you’re passing by. The Pumptrack Landscape project aims to create an innovative sports and leisure space located by the sea. This development, the first of its kind in the department at this location, benefits from a strategic location on a busy site, offering exceptional views and an attractive environment.

Cagnes sur Mer opens boulevard for skaters

The Pumptrack is a track designed for various wheeled sports, such as BMX, mountain biking, scooters, skateboards, and rollerblading. Suitable for beginners and advanced athletes alike, it offers courses of varying difficulty.

Constructed of asphalt to ensure optimal grip and reduce maintenance, the track is 430 meters long and 2.5 meters wide. Users can progress without having to pedal, using the pumping motions on bumps and turns.

Sustainable landscaping

As part of a sustainable development approach, this project is fully in line with the city’s greening policy. Around the track, nearly 1,300 trees and shrubs will be planted, alongside grass (60% cynodon) and a 1,800 m² rustic meadow. This landscaped area provides a pleasant setting while ensuring the safety of users and preserving the sea view.

A redesigned space for everyone

Alongside the creation of the Pumptrack, a reorganization of traffic areas is planned. A new, secure cycle path will be built along the roadway, while a large pedestrian area will be maintained along the coastline. These adjustments will allow visitors to safely observe activities on the track.

An attractive, intergenerational project

The Landscaped Pumptrack aims to become a place for intergenerational gatherings and sharing, thus strengthening local attractiveness while encouraging soft mobility.

This innovative project, combining sport, nature and accessibility, is designed to attract a wide audience and offer a unique seaside experience. Come and discover a dynamic, ecological and friendly space, designed for all lovers of board sports and the outdoors!

The price for a villa with 3 bedrooms and a pool on the seafront with an amazing view is a large investment. Unless you choose for a village that does not have the glamour of Cannes or the famousness of Sainte Maxime. Anthéor/Agay are located in between these two villages and is a rural area for people that care more about nature than a bakery around the corner.

Directly on the sea, luxury villa with pool Agay Antheor

You will probably bake your own croissants and enjoy them on your sunny terrace. The sun is in your view all day, from left to right and the view stays unobstructed. The perk is that you can walk to the beach and enjoy a small creek. A great buy and a must see. Three bedrooms, 145 M2 living space and a lovely pool. Garage for two cars and 2 extra parking spaces outside for your friends that would love to stay over. Visit now and enjoy the summer here!

From July 1st, 2025, public transportation in the Nice Côte d’Azur Metropolitan Area will be free for children under 11. The decision, announced by Nice’s mayor Christian Estrosi, reflects a targeted approach to improving accessibility to public transportation while balancing financial and operational sustainability. By focusing on children under 11, the policy aims to ease the financial burden on families, encourage the use of public transport from a young age, and promote environmentally friendly travel habits. This move aligns with a growing trend among some European cities to expand access to public transport, though it stops short of fully free systems like the one implemented in Montpellier.

Estrosi’s reference to Montpellier, where Mayor Michaël Delafosse introduced free transportation for all residents, suggests that Nice’s policy may be inspired by similar progressive initiatives but tailored to local priorities. Montpellier’s model, while ambitious, is an outlier, as fully free public transport systems remain rare due to funding challenges. Estrosi’s decision to limit free access to children under 11—rather than extending it to all residents—indicates a pragmatic compromise, likely driven by a desire to support families without overwhelming the budget of the Lignes d’Azur network, which serves the Nice Côte d’Azur Metropolitan Area with buses and trams.

Current System and Changes

Currently, children over 4 in the Nice area are required to pay for a season ticket or qualify for discounted fares. This suggests that children under 4 already travel for free, a common policy in many public transport systems. The new plan extends this benefit to children under 11, effectively doubling the age range for free travel. This change eliminates the need for families to purchase season tickets or pay per trip for children in this age group, making Lignes d’Azur services—covering three tramway lines and over 165 bus and coach routes—more accessible. It’s a significant step toward inclusivity, particularly for families with young children who rely on public transport for school commutes, outings, or daily activities.

Estrosi’s Stance on Fully Free Transport

Estrosi’s opposition to fully free public transport for all residents is a key aspect of this policy’s motivation. He argues that such a system could jeopardize service quality and local finances. This perspective is grounded in practical concerns: public transport systems depend on fare revenue to maintain operations, fund infrastructure upgrades, and ensure reliability. A fully free system would require alternative funding, likely through increased taxes or subsidies, which could strain the metropolitan budget or disproportionately burden taxpayers. By rejecting this broader approach, Estrosi signals a preference for targeted subsidies over universal ones, focusing resources on specific groups—like children under 11 and vulnerable seniors—rather than spreading them across the entire population.

The mention of non-taxable seniors over 65 already enjoying free travel (representing 25% of passengers) underscores this targeted strategy. It suggests that Estrosi views free transport as a social equity tool, reserved for those with limited financial means or higher dependency, rather than a universal entitlement. Extending free access to children under 11 fits this framework, supporting families while preserving the system’s fiscal health.

Broader Implications

This policy could have several ripple effects:

  1. Family Support and Social Equity: Free transport for children under 11 reduces costs for parents, particularly in a region known for its high cost of living and tourism-driven economy. It may also encourage families to settle or remain in the Nice area, boosting local demographics.
  2. Environmental Impact: By making public transport free for young children, the policy incentivizes families to opt for buses and trams over private cars, potentially reducing traffic congestion and carbon emissions in a coastal region sensitive to climate concerns.
  3. Economic Trade-Offs: While the initiative benefits users, it requires funding—likely from metropolitan taxes or reallocated budgets. Estrosi’s cautious approach suggests confidence that the cost of subsidizing children under 11 won’t destabilize the system, unlike a fully free model.
  4. Precedent and Pressure: Following Montpellier’s lead, Nice’s move could inspire other French cities to adopt similar age-based policies, though Estrosi’s resistance to broader free transport may temper expectations for more radical reforms.

Critical Perspective

While the policy is framed as a progressive step, it’s worth questioning its scope and limitations. Why stop at age 11? Adolescents aged 12–18, who often rely on public transport for school and social activities, could also benefit from free or discounted fares, yet they’re excluded. Additionally, Estrosi’s emphasis on maintaining service quality assumes that fare revenue is the linchpin of operational success, but this overlooks potential alternative funding models—like tourism levies or central government support—that could sustain broader free access without compromising standards. His stance may reflect political pragmatism more than a lack of viable options.

Conclusion

The decision to offer free public transport to children under 11 in the Nice Côte d’Azur Metropolitan Area from July 1st, 2025, is a calculated move by Christian Estrosi to enhance accessibility for families while safeguarding the financial and operational integrity of the Lignes d’Azur network. Inspired by but distinct from Montpellier’s universal model, it prioritizes targeted support over blanket policies, reflecting a blend of social, economic, and environmental motivations. Though limited in scope, it marks a meaningful shift toward a more inclusive transport system in one of France’s most iconic regions.

UAE developers are making significant moves into the Maldives’ luxury island market, capitalizing on the archipelago’s reputation as a tropical paradise to transform it from a honeymooner’s haven into a thriving second-home destination for the global elite. With over $3 billion in investments projected by 2030, this shift reflects a broader trend of Gulf-based developers diversifying their portfolios into high-yield, luxury real estate markets beyond the Middle East.

The Investment Surge

The Maldives, with its pristine beaches, turquoise waters, and exclusivity, has long been a magnet for luxury tourism. However, the limited supply of land—coupled with rising demand from wealthy individuals for private retreats—has turned it into an attractive investment opportunity. UAE developers, known for their expertise in creating extravagant, large-scale projects (think Dubai’s Burj Khalifa or Palm Jumeirah), are bringing their financial muscle and ambitious vision to the Maldives. This $3 billion injection by 2030 is expected to fund a wave of new developments, including private island resorts, overwater villas, and sustainable luxury residences tailored to second-home buyers.

Reports suggest that companies like Emaar, Aldar, and other prominent UAE players are eyeing the Maldives as a natural extension of their luxury real estate portfolios. These developers are leveraging their experience in building high-end, tourism-driven projects to cater to an international clientele seeking both lifestyle and investment opportunities. The Maldives’ proximity to the UAE—a roughly four-hour flight from Dubai—further sweetens the deal, making it an accessible getaway for Gulf residents and a convenient hub for global investors.

Transforming the Market

Traditionally, the Maldives has been synonymous with honeymooners and short-term luxury vacations, with its economy heavily reliant on tourism (accounting for nearly 30% of its GDP). However, UAE investments are shifting the focus toward long-term real estate ownership. This pivot is driven by several factors:

  1. Second-Home Demand: High-net-worth individuals (HNWIs) from the Middle East, Europe, and Asia are increasingly seeking private retreats in exclusive destinations. The Maldives’ secluded islands and limited land availability make it a status symbol and a sound investment, with properties often appreciating due to scarcity.
  2. Innovative Developments: UAE developers are introducing concepts like floating villas (inspired by projects like the Maldivian-style villas planned in Abu Dhabi), underwater residences, and eco-friendly resorts. These align with the Maldives’ natural beauty while appealing to modern luxury buyers who value sustainability and unique experiences.
  3. Government Support: The Maldivian government has been encouraging foreign investment by easing regulations, offering leaseholds of up to 99 years for foreigners, and promoting tourism-related real estate projects. This aligns with their goal to sustain economic growth beyond short-term resort stays.

Economic and Lifestyle Impact

By 2030, these investments could reshape the Maldives’ real estate landscape. Luxury properties are expected to generate high rental yields, driven by the steady influx of tourists willing to pay premium rates for private villas and residences. For UAE developers, the Maldives offers a chance to replicate the success of Dubai’s branded residence model—think Armani or Versace-styled homes—while tapping into a market with less competition than the oversaturated Gulf.

For buyers, the Maldives promises more than just a vacation home. It’s a lifestyle investment: privacy, exclusivity, and a chance to own a piece of paradise. Developments like those by the Soneva brand, which already offers private residences in the Maldives, hint at what’s to come—sprawling beachfront estates and overwater retreats complete with pools, personal staff, and direct ocean access.

The Bigger Picture

The $3 billion figure underscores a broader trend of UAE capital flowing into exotic, high-growth markets. From Africa to the Seychelles, UAE developers are betting big on regions with untapped potential. In the Maldives, this investment could cement its status as a playground for the ultra-wealthy, with UAE firms leading the charge. By 2030, the archipelago might look less like a fleeting escape for newlyweds and more like a permanent haven for billionaires—a transformation fueled by Gulf ambition and Maldivian allure. It won’t take long before we will have Maldives in our portfolio.

Living on the French Riviera is like waking up in a postcard every single day. The sun sparkles off the Mediterranean, the air smells of lavender and sea salt, and the vibe? Pure, unfiltered joy. It’s no wonder celebrities like Elton John, Brad Pitt, and Tina Turner have all fallen head over heels for this slice of paradise. Our family planted its feet here on the Côte d’Azur since 2006, and trust me, to call this place home is a blessing. Singer Rihanna also fell for the charms of the Cote d’Azur. The singer recently bought a beautiful stone house in Mougins, on the hills of Cannes. Rihanna was impressed by an authentic Provencal villa, surrounded by lush trees and with a swimming pool in the garden, located in a very secure domain, Les Parcs de Mougins.

Let’s start with the obvious: the glamour. The French Riviera isn’t just a location; it’s a lifestyle. Take Elton John, for instance. He scooped up a stunning villa in Nice back in the ’90s, perched on Mont Boron with views that stretch forever. According to The Guardian (2019), he’s thrown legendary parties there, surrounded by olive groves and that famous Riviera sunshine. Imagine hosting your own soirées with a backdrop of glittering waves—doesn’t that sound like a dream worth chasing? Have a little peak to Elton’s property on the French Riviera.

Why Celebrities Love French Riviera Homes—and You Will Too

Then there’s Brad Pitt. He and Angelina Jolie famously owned Château Miraval, a sprawling estate near Correns, about an hour from the coast. Forbes (2022) reported it’s got vineyards, a moat, and enough charm to make your heart skip. Even after their split, Pitt’s kept a piece of that Riviera magic. It’s not just about the house—it’s the feeling of being tucked into a corner of the world where beauty and prestige collide. You don’t need to be a movie star to crave that.

Tina Turner, bless her soul, found her happy place in Villefranche-sur-Mer. Her villa, overlooking the bay, was her sanctuary until her passing in 2023. Hello! Magazine (2020) described it as a pastel-hued haven with infinity pools and terraces that scream relaxation. She once said she loved the peace here, and honestly, strolling along the waterfront with a coffee in hand, I get it. It’s the kind of calm that makes you think, “Yep, this is where I belong.”

So, why do celebs—and soon, you—love it here? First, the scenery is unreal. I’m talking 300 days of sunshine a year, turquoise waters, and hills dotted with pastel villages. From my favourite terrace in Antibes, I watch yachts bob in the harbor and think, “This beats a gray commute any day.” Celebrities come for the views, but they stay for the soul of the place. It’s like the Riviera wraps you in a warm, golden hug.

Second, it’s the vibe. The French Riviera has this effortless mix of laid-back and luxurious. You’ve got the glitz of Cannes—where stars like Leonardo DiCaprio strut the red carpet every May (Variety, 2023)—but also quiet spots like Saint-Paul-de-Vence, where Bono’s been spotted sketching ideas (The Telegraph, 2018). Whether you’re sipping rosé at a beach café or wandering cobblestone streets, it’s all so… alive. You’ll feel like the main character in your own movie.

It’s not about the price tag; it’s about the feeling of belonging to something timeless.

Third, it’s a smart buy. High Value properties on the French Riviera aren’t just homes; they’re investments. Take Johnny Depp’s old place in Plan-de-la-Tour—a 37-acre estate he sold for millions (Architectural Digest, 2016). Real estate on the Riviera often appreciates, with high-end homes seeing 15-20% growth over five years, per Knight Frank’s 2024 Wealth Report. Celebrities know this, and you can too. Imagine owning a villa that pays you back in value and memories.

Now, let’s talk lifestyle perks. The food? Divine. Fresh seafood, truffle pasta, and markets bursting with color—I’m spoiled rotten here. The culture? World-class. The Monaco Grand Prix roars past my doorstep, and art galleries in Nice are a stone’s throw away. Plus, you’re a quick hop from Paris or Milan. David Beckham, who’s been linked to a Cap d’Ail retreat (The Sun, 2021), gets it: this is a playground for the good life.

But here’s the kicker: you don’t need a Hollywood paycheck to join the club. Sure, the mega-mansions run into the tens of millions, but there are hidden gems—think charming apartments in Menton or fixer-uppers in Grasse—that start around €300,000. I’ve seen friends snag deals and turn them into their own Riviera retreats. It’s not about the price tag; it’s about the feeling of belonging to something timeless.

Picture this: you, lounging on your terrace, the sun dipping below the horizon, a glass of local wine in hand. That’s what Elton, Brad, and Tina chased—and found—here. It’s not just a celebrity thing; it’s a human thing. The French Riviera has this magic that whispers, “Stay. Live. Love.” We’re hooked, and I bet you will be too. Ready to find your own piece of this paradise? Let’s make it happen—you deserve it.

Thank you Grok for the deep thinking and background info.

Ibiza is buzzing, party people! As the sun cranks up the heat on those jaw-dropping beaches, the island shakes off its winter chill and dives headfirst into another season of pure, unadulterated fun. The air’s alive with that unmistakable Ibiza energy—vibes so electric you can feel them tingling down your spine. And for the lucky souls who own a slice of this paradise, the perks are next-level. Property owners in Ibiza are always first in line to soak up the funky, free-spirited magic that makes this island the ultimate playground, and this year’s Ushuaïa opening party is the perfect way to kick things off.

Mark your calendars for Saturday, 26th April, because Ushuaïa Ibiza is throwing open its doors for a blowout that’s set to light up the global clubbing scene. This isn’t just any party—it’s a full-on 10-hour music marathon, a total sensory takeover that’s got everyone from ravers to jet-setters losing their minds with excitement. This is the event that officially declares summer open, and trust me, it’s going to be wild.

A Lineup That’ll Blow Your Mind

The beats are coming in hot with a lineup so stacked it’s practically unfair. First up, we’ve got the Swiss maestros Adriatique, fresh off a sold-out gig at the Ushuaïa Dubai Harbour Experience. These guys are all about deep, soul-stirring productions that pull you in and don’t let go. They’re taking over that iconic open-air stage, and it’s gonna be a vibe.

Then there’s the one and only Paul Kalkbrenner, a legend who turns every set into a cinematic masterpiece. His live performance is pure dancefloor dynamite—think soaring melodies mashed with beats so relentless you won’t stop moving ‘til dawn. Speaking of live magic, Ben Böhmer is bringing his atmospheric, ethereal genius to the mix. His sound is like Ibiza itself—beautiful, dreamy, and totally immersive, the perfect match for that outdoor dancefloor under the stars.

Next, Miss Monique, the Ukrainian trailblazer, is ready to drop some seriously melodic heat. Her DJ set’s got that uplifting edge that’ll lift your spirits as high as the Balearic sun. And if you’re craving something harder, Kevin de Vries has you covered. This Afterlife star is all about high-energy techno that hits like a freight train—expect the crowd to go absolutely feral.

Rounding it all off is Deer Jade, the Swiss DJ with a mystical touch. Her uplifting energy weaves a spell over the dancefloor, keeping the party pulsing with a vibe that’s equal parts enchanting and electric. With this crew, every second of those 10 hours is going to be pure fire.

Why Property Owners Get the VIP Treatment

Now, let’s talk about the real MVPs: the property owners. Owning a property in Ibiza isn’t just about the views (though those are insane)—it’s about living the dream 24/7. When Ushuaïa fires up the season, these folks are the first to feel the beat. They’re sipping cocktails by the pool while the pre-party buzz builds, snagging prime spots before the crowds roll in, and soaking up that funky Ibiza spirit like it’s their birthright. Being a property owner here means you’re plugged into the island’s soul—always at the front of the line for the wildest nights and the freshest vibes. It’s a lifestyle, and it’s as cool as it gets.

Get In on the Action

This isn’t some chill background playlist situation—this is a full-on, 10-hour rave-fest that’ll leave you buzzing for days. Tickets and VIP tables are up for grabs right now, but don’t sleep on it—these are going to vanish faster than a sunset over San Antonio. Whether you’re rolling solo or bringing the whole crew, this is your shot to dance under the open sky, surrounded by the best sound system on the planet and a crowd that’s there to live it up.

Let’s Make It a Summer to Remember

Ushuaïa’s opening party isn’t just the start of the season—it’s the launchpad for an unforgettable summer of epic nights and magical moments. Whether you’re an Ibiza regular or a newbie ready to dive in, this is where it all begins. So grab your sunnies, throw on your wildest outfit, and get ready to lose yourself in the music. The island’s calling, the beats are dropping, and the party’s just getting started. See you on the dancefloor!
