If you rent out your second home on the Côte d’Azur and, let’s say, you receive 50,000 euros per year in rental income, how much tax do you pay in France? The tax you have to pay in France depends on several factors: whether the property is furnished or unfurnished, your residence status (French resident or non-resident) and the expenses you incur.

Main factors that influence tax liability

Type of rental

Unfurnished rental: Taxed under the category revenus fonciers. If your annual rental income is higher than 15,000 euros (which is the case for 50,000 euros), you must use the régime réel, whereby you deduct actual expenses (e.g. maintenance, insurance, property management costs) from your gross income to determine your taxable income.

Furnished rental: Taxed under the category bénéfices industriels et commerciaux (BIC). If your income is less than €77,700, you can benefit from the micro-BIC regime, which applies a 50% exemption, meaning that you are only taxed on half of your gross income.


Residency status

French residents: Taxed on their worldwide income at progressive rates (0% to 45% depending on income level) and subject to social security contributions of 17.2%.
Non-residents: Taxed only on income from France, with a minimum tax rate of 20% on rental income, plus social security contributions (usually 17.2%, but possibly reduced to 7.5% if you are covered by social security in another EU country).

Social Security contributions:

These are additional levies on top of income tax.
Residents pay 17.2%.
Non-residents pay 17.2%, unless exempted or reduced to 7.5% under EU social security agreements.

Unfurnished rent (non-resident)


Gross income: €50,000
Expenses: Assume 30% of gross income (€15,000), a typical estimate for unfurnished rent.
Taxable income: €50,000 – €15,000 = €35,000
Income tax:
Non-residents have a minimum tax rate of 20%.
20% of €35,000 = €7,000
Social security:
If covered by EU social security, the rate can be 7.5%.
7.5% of 35,000 = 2,625 euros
Total tax: 7,000 + 2,625 = 9,625 euros

Furnished rental (non-resident)


Gross income: 50,000 euros
Tax regime: Micro-BIC (since 50,000 euros is less than 77,700 euros)
Taxable income: 50% of 50,000 = 25,000 euros (because of the 50% deduction)
Income tax:
Minimum 20% for non-residents.
20% of 25,000 = 5,000 euros
Social security contributions:
Based on 7.5% (EU coverage).
7.5% of 25,000 = 1,875 euros
Total tax: 5,000 + 1,875 = 6,875 euros

Unfurnished rental (French resident)


Gross income: 50,000 euros
Expenses: Assume 30% (15,000 euros)
Taxable income: 35,000 euros
Income tax:
Residents are taxed progressively. For 35,000 euros as additional income, the tax depends on your total income. Using 2023 rates:
0% on the first €10,777 = €0
11% on €10,778 to €27,478 (€16,701) = €1,837
30% on €27,479 to €35,000 (€7,522) = €2,257
Total income tax = €1,837 + €2,257 = €4,094
This assumes €35,000 is your only taxable income; if you have other income, the rate may be higher (e.g. 30% on the full €35,000 = €10,500).
Social charges: 17.2% of 35,000 = 6,020 euros
Total tax: 4,094 + 6,020 = 10,114 euros (or up to 16,520 euros if you are in a higher bracket)

Furnished rental (French resident)


Gross income: 50,000 euros
Tax regime: Micro-BIC
Taxable income: 25,000 euros
Income tax:
Based on the 30% bracket for this part (if your other income pushes you there).
30% of 25,000 = 7,500 euros
(If income is lower, for example 11% bracket, it can be as low as 2,750 euros.)
Social charges: 17.2% of 25,000 = 4,300 euros
Total tax: 7,500 + 4,300 = 11,800 euros (or as low as 7,050 euros if in a lower bracket)

Summary of tax estimates


Non-resident, unfurnished: ~9,625 euros
Non-resident, furnished: ~6,875 euros
Resident, unfurnished: ~10,114 to 16,520 euros (depending on total income)
Resident, furnished: ~7,050 to 11,800 euros (depending on total income)

The Côte d’Azur is known for its booming holiday rental business, so your property may well be furnished, potentially reducing your tax bill (e.g. ~6,875 euros if you are a non-resident). However, if it is a long-term, unfurnished rental, the tax may be higher (e.g. ~9,625 euros for a non-resident or up to 16,520 euros for a resident).

    An average of 200,000 visitors per day. The tourist population peaks on the weekend of 15 August with 650,000 tourists.

    The summer season: less than 1 in 2 arrivals. However, 6 out of 10 overnight stays are longer stays in the summer.

    January is the lowest month with 5%. 14% of tourists travel for business, including 140,000 conference participants (via Nice Airport).

    In The Beginning, there was Sand, Sea, Money, and Big Plans. Dubai’s World Islands was such a wild idea. A billionaire’s dream. And, at some point, a near financial disaster. Back in the early 2000s, Dubai was on a mission. Bigger. Taller. More outrageous. Sheikh Mohammed bin Rashid Al Maktoum wanted the city to be a global icon. Enter the World Islands.     It was a genius marketing move. Developers rushed in. Celebrities showed interest. Plots were sold. Money flowed like the water in the Arabian Gulf. Life was good. Until it wasn’t.

    The Crash: A Sinking Dream?

    Then came 2008. The global financial crisis hit. Hard. Property sales dried up. Developers went bankrupt. Many islands remained just piles of sand. Some reports even claimed the islands were sinking. The dream seemed over.

    For years, the World Islands sat there. Empty. Quiet. A reminder that even Dubai’s biggest ambitions could stumble. But Dubai never gives up. The city isn’t built for failure. Slowly, things started to change.

    The Comeback: What’s Open Now?

    Fast forward to today, and the World Islands are making a comeback. Slowly but surely, they’re coming to life. A few islands are now open to the public. Some are ultra-exclusive. Others? Still sand and seagulls.

    • Anantara World Islands – A luxury resort on the South American part of the map. Fancy overwater villas, private beaches, and five-star service. You’ll forget you’re even in Dubai.
    • The Heart of Europe – The biggest project happening right now. It’s a collection of islands with different European themes.
    • Monaco Island – It looks exactly like Monaco. Because why not? Beach clubs, yachts, and rich people vibes.
    • Sweden Island – Home to Viking-style villas. And no, there aren’t real Vikings.
    • Germany Island – Beachfront villas inspired by the German seaside. Beer garden included.
    • The Floating Seahorse Villas – Half the villa is underwater. Yes, you sleep with the fish. But in a fancy way.

    England? It Rains There Too!

    One of the more bizarre additions? England Island. Apparently, they’ve designed it to rain. Yes, in Dubai. Artificial rain to give it that gloomy British feel. Because why enjoy endless sunshine when you can have drizzle?

    The Future?

    The World Islands are far from finished. Many are still empty. Some may never be developed. But Dubai is patient. Investors are returning. Slowly, this crazy dream is turning into reality.

    The biggest screening operation for cardiovascular disease for women will soon take place. Called the Bus du Coeur des Femmes, it is a travelling programme that has screened nearly 15, 000 women across France since 2021. The bus goes out to women in vulnerable situations to provide preventive care against cardiovascular and gynaecological diseases. This year’s first stop will be from the 4th to the 6th of March at the Esplanade Pantiero, in Cannes.

    Nice Côte d’Azur chosen as city with the least stress

    The experts at HAYPP have conducted a study to identify the most relaxing travel destinations in 2025. To do this, they analysed 25 European cities based on 7 different stress-related criteria: access to public transport, number of saunas and wellness areas, number of parks and natural areas, beach area, urban area and number of construction sites.

    What is the least stressful city in Europe?


    Result: the city that took first place on the podium is in France. No, not in the middle of the Dordogne between the sheep and the silence, but on the Côte d’Azur. Between the Promenade des Anglais, the castle hill and the beautiful colourful harbour, there is more than enough to do in Nice to fully recover.

    With a score of 75.36/100, Nice in the South of France “benefits from an excellent public transport network, making it easy to discover places. With 49 natural areas and 97 wellness centres, it offers a multitude of possibilities to relax while enjoying the sunny atmosphere of the coast”, specifies the study.

    France is also the only European country with two cities in the top 10. A great relief! A few kilometres from Nice, Marseille even climbs to fourth place, with a score of 68.15/100. “Although it may come as a surprise, this vibrant city combines urban energy with coastal serenity, with 52 natural areas and 72 wellness centres.

    With 98.1% of the population easily accessible by public transport, getting around Marseille is a real asset to reduce holiday stress,” we can also read. In this ranking, Oslo comes in second place with a score of 75.18/100, closely followed by Vienna, Austria, with a score of 70.88/100. The top 5 is completed by Porto in Portugal, with a score of 68.15/100.

    Did you know that in Ibiza, you get a glass of Hierbas after dinner at almost every restaurant? If you don’t… run! It’s probably not a good restaurant!

    Origins: From Monks to Farmers

    The history of Hierbas Ibicencas dates back to ancient times when the Phoenicians, who arrived in Ibiza around 654 BC, brought their knowledge of distillation and herbal infusions. However, it wasn’t until the Middle Ages that the first true version of Hierbas began to take shape.

    During this time, monks and apothecaries on the island started experimenting with local herbs and plants, searching for medicinal remedies. They combined aniseed, rosemary, thyme, fennel, juniper, sage, and lemon verbena all of which grow abundantly in Ibiza to create a powerful digestive aid and cure for common ailments.

    As centuries passed, local farmers and villagers adopted the practice, making their own homemade Hierbas recipes. Each family had its own secret blend, passed down through generations, which is why no two bottles of Hierbas taste exactly the same!

    🍹 How Hierbas Became Ibiza’s Signature Drink

    Hierbas Ibicencas started as a health tonic, mainly consumed after meals to aid digestion. But over time, it became much more than that it turned into a symbol of Ibizan hospitality.

    By the 19th and early 20th centuries, the drink was commonly served at social gatherings, weddings, and celebrations. Locals would offer Hierbas to guests as a gesture of warmth and friendship, much like how Italians serve limoncello (but i do prefer Hierbas shhhh)

    Fast forward to the 1950s and 60s, when tourism in Ibiza began to boom. Travelers from all over the world visited the island, and many of them discovered Hierbas for the first time in small countryside bars or beachfront restaurants. It quickly became a beloved part of the Ibiza experience, and tourists started bringing bottles back home as souvenirs (Although it taste better on the island, but i guess that’s just the ibiza vibes that make it almost magical…)

    The Commercial Boom: From Homemade to Iconic

    For many years, Hierbas remained a homemade, small-scale production, made in households and small distilleries. But everything changed in 1880 when Juan Mari Marí Mayans, a visionary local entrepreneur, decided to create a more standardized and commercial version of the drink.

    He founded Familia Marí Mayans, which is now the most famous Hierbas brand in Ibiza. Their version of the liqueur became widely available, making it easy for both locals and visitors to enjoy the drink without having to brew it themselves. Today, the Marí Mayans brand is still one of the most recognized producers of Hierbas, exporting it beyond Spain.

    How to Drink Hierbas Like a True Ibicenco

    One of the best things about Hierbas Ibicencas is its versatility. It can be enjoyed in different ways, depending on the occasion and personal preference. Here’s how locals typically drink it:

    1. Straight (chilled or at room temperature) – The traditional way! Served in a small shot glass, usually after a meal.
    2. With ice (“con hielo”) – A more refreshing version, perfect for hot summer nights.
