Monaco, a city known for its luxury, stunning architecture, and vibrant lifestyle, is on the brink of a significant transformation. A groundbreaking project, estimated at €1.2 billion, aims to introduce a giant parking facility alongside an underground express link. This initiative, known as the “La Brasca” project, promises to revolutionize the way residents and visitors navigate this densely populated area, offering a sustainable and efficient transportation solution.

Addressing the Parking Challenge

One of the most pressing issues faced by Monaco is the lack of adequate parking. With a population of around 39,000 and millions of tourists flocking to the city each year, the demand for parking spaces often outstrips supply. The La Brasca project is designed to tackle this challenge head-on by providing a substantial increase in parking capacity. The proposed facility will accommodate thousands of vehicles, ensuring that both locals and visitors have access to safe and convenient parking options.

The project comes at a time when Monaco is also looking to enhance its reputation as a modern, eco-friendly destination. By providing a centralized parking hub, the city aims to reduce the number of cars circulating in the streets, consequently lowering congestion and improving air quality. This aligns with broader global trends towards sustainable urban development, which prioritize public transport and green spaces over traditional vehicle use.

An Underground Express Link

In addition to the parking facility, the La Brasca project includes plans for an underground express link. This ambitious initiative will connect various parts of Monaco, making it easier for residents and tourists to travel throughout the city without the hassle of surface-level traffic. The underground link will facilitate faster transit times and enhance the overall mobility within Monaco.

The express link will not only benefit daily commuters but also enhance the experience of tourists who wish to explore the city’s attractions. By providing quick access to key sites, including the famous Monte Carlo Casino, the Oceanographic Museum, and numerous luxury boutiques, the project will contribute to Monaco’s status as a premier tourist destination.

Economic Impact and Job Creation

The La Brasca project is expected to have a positive economic impact on Monaco. With an investment of €1.2 billion, the project will create thousands of jobs during the construction phase and beyond. Local businesses will benefit from increased foot traffic as improved accessibility encourages more visitors to explore the area.

Moreover, the project is likely to boost the local economy in the long term by attracting more tourists and investors. The enhanced infrastructure will make Monaco an even more appealing location for businesses, particularly in the luxury sector, further solidifying its position as a global economic hub.

Sustainability and Innovation

Sustainability is at the heart of the La Brasca project. As urban areas face increasing pressures from population growth and environmental concerns, Monaco is committed to adopting innovative solutions that promote sustainable development. The underground express link is expected to reduce reliance on traditional vehicles, thereby lowering greenhouse gas emissions.

Additionally, the project plans to integrate smart technology to improve traffic management and enhance the overall user experience. Features such as real-time parking availability updates and efficient route planning will be implemented to ensure that residents and visitors can navigate the city with ease.

Public Reception and Future Prospects

As with any large-scale development, the La Brasca project has generated a mix of opinions among the public. While many residents welcome the prospect of improved parking and transportation options, others express concerns about the potential disruption caused by construction and the long-term impact on the city’s landscape.

To address these concerns, the government of Monaco is committed to maintaining open communication with residents and stakeholders throughout the project’s development. Regular updates and public consultations will ensure that community feedback is taken into account, helping to shape a project that reflects the needs and desires of the people.

Conclusion

The La Brasca project represents a pivotal moment for Monaco as it seeks to address current challenges while preparing for a sustainable future. With its ambitious plans for a giant parking facility and an underground express link, the project is set to enhance mobility, boost the local economy, and elevate the overall quality of life for residents and visitors alike.

As Monaco continues to evolve, the successful implementation of the La Brasca project could serve as a model for other urban centers grappling with similar issues. By prioritizing sustainability, innovation, and community engagement, Monaco is not only addressing its immediate challenges but also paving the way for a more connected and environmentally friendly future.

Stay tuned for further developments on this exciting project, which promises to redefine the way we experience the enchanting city of Monaco.

Private beach establishments in Menton face a mandatory seasonal closure as winter approaches. The local prefecture enforces this directive, which requires beach operators to dismantle their terraces and halt operations until spring. The decision has ignited debates among business owners, tourists, and local authorities, each with contrasting views on balancing seasonal safety concerns with the local economy.

The Order to Close for Winter

Menton, a picturesque coastal town on the French Riviera, is famous for its year-round mild climate and attracts tourists even in the cooler months. Traditionally, some of the town’s private beach operators have been allowed to extend their seasons into autumn and beyond, offering seaside dining and lounge spaces. However, this year, the prefecture has denied requests for winter extensions and has insisted that private beaches dismantle their terraces, citing risks of storm damage and flooding as the primary reason.

This directive isn’t without precedent; Menton has a long history of coastal storms in winter that have caused significant damage to its beaches. To avoid a repeat of previous damages, the prefecture mandated closures across the board, emphasizing the environmental and public safety risks involved in keeping fragile beach infrastructures exposed during the storm season.

Business Owners’ Reaction

Local beach operators, who had hoped to keep their terraces open, have expressed significant frustrations. Many were under the impression that, with the town hall’s support, they could continue operations through winter, and some even hired staff accordingly to accommodate seasonal visitors. Now, these businesses face unexpected expenses and logistical challenges, such as finding storage solutions for their equipment and navigating sudden staff reductions.

In response, Menton’s town hall has offered temporary, accessible storage for items like tables, chairs, and sun loungers, attempting to mitigate the financial impact. However, for many, this gesture falls short. Owners argue that they are losing not only their seasonal profits but also a crucial period for capturing late-season tourism income, mainly from autumn visitors who enjoy the milder off-peak period.

Legal Actions and Court Rulings

Business owners’ frustration reached new levels when some took their cases to the Nice Administrative Court, seeking an extension to operate until at least mid-November. However, the court ultimately rejected their appeal, siding with the prefecture’s argument on environmental and safety grounds.

The court’s decision is part of a broader push in Menton for coastal conservation and storm damage prevention. The court ruled that preserving public and environmental safety precedes the economic benefits that extended seasons might bring. Menton’s seafront is set to undergo a €6 million makeover to modernize beach infrastructure and improve public spaces. This project includes road updates, lighting, and seating areas and is expected to enhance the town’s appeal, aligning it with other high-profile Riviera destinations.

Protecting Menton’s Coastline

One of the central arguments in favour of the closures is the need to protect Menton’s coastline from potential damage caused by winter storms. The Mediterranean coast, especially in recent years, has seen a rise in severe weather events, with higher waves and stronger storms causing erosion and destruction to beach structures. By enforcing seasonal closures, authorities aim to reduce the damage storms could inflict on Menton’s beaches, preserving their quality for the upcoming summer.

Environmental experts argue that leaving temporary beach structures, such as sunbeds and dining terraces, exposed to the elements could exacerbate erosion and lead to further coastal degradation. Additionally, cleaning up storm-damaged infrastructure can create waste, including plastics and metals, which harm the marine ecosystem. Thus, the winter closure policy aligns with broader efforts to maintain the Riviera’s environmental integrity and sustain its natural beauty.

The Economic Debate

For local businesses, however, the closures pose significant financial hardships. Many beach operators argue that their establishments help draw winter tourists who contribute to the local economy by staying in hotels, dining in restaurants, and shopping in Menton’s boutiques. They feel that, without an alternative solution, the closures will lead to financial losses and dampen the town’s reputation as a year-round destination.

Several business owners have suggested a compromise allowing some terraces to stay open in protected areas, reducing the risk of storm damage while preserving some economic activity. However, the prefecture remains firm, prioritizing safety and environmental conservation over financial concerns.

Implications for Menton’s Tourism Industry

Menton’s mandatory winter closures raise broader questions about the sustainability of tourism in areas prone to seasonal environmental risks. The debate over these closures highlights the challenges of balancing a thriving tourism industry with the need to protect natural landscapes. Menton’s decision may also set a precedent for other coastal towns on the French Riviera, where authorities could begin enforcing similar seasonal policies to safeguard beaches and local ecosystems.

Menton’s beach operators must now adapt to the new seasonal restrictions and rely on town hall support to reduce their losses. The proposed seafront renovation project, slated for completion by next summer, promises a revitalized beach experience that will hopefully attract more visitors and benefit the community in the long term. Until then, Menton’s businesses and local officials must work together to navigate the economic and environmental challenges of managing one of the Riviera’s most beloved coastal destinations.

The Road Ahead for Menton’s Private Beaches

The enforced winter closures in Menton bring to light the complexities of balancing tourism with environmental conservation. As the Riviera continues to attract visitors year-round, the region’s coastal towns must contend with the risks posed by climate change and increased storm activity. For Menton, prioritising environmental preservation over extended beach operations underscores a commitment to sustainable tourism, albeit at a cost to local businesses. How this approach will impact the town’s economy and tourism industry remains to be seen. Still, it highlights the importance of responsible and balanced coastal management in safeguarding the Riviera’s future.

On a sunny winter, you are still welcome to enjoy a day on the Menton beaches. Just bring a blanket and a picnic basket!

Buying a property in the South of France or Ibiza can be time-consuming. How do you select the real estate agency you should contact to express your wishes and budget? And what if the house they advertise with is sold? You need to find another agency and repeat your story. Maybe in English, but most likely in French.

Starting with the Living on the Cote d’Azur team can simplify organising. As a boutique agency, we know and work with all real estate agencies along the coastline, from Menton to Saint Tropez. And from Sant Josep to Cala de Sant Vincent. We know the large network agencies and smaller family businesses in little villages. It simply depends on what you’re looking for. And if you’re in for a new construction property, we have this covered with 36 project developers, offering over 1800 new condos and villas.

How we work in finding your dream home

We are here to help you find the right home. To work together, we must understand what you want to buy. And that you know how we work. The selling broker shares the commission with us, but only if you are not registered with that broker. So, our first advice is not to register with anyone before talking to us.

We will select suitable homes based on your briefing. We do our best to be proactive and ‘think out of the box.’ You then make a selection of the properties you want to visit. These are your Top five. Because several real estate agents mandate the sale of the same home, it is vital to choose the Top Five shortly before your arrival. We can then block a property until your visit.

Finding a property online

If you find a property you like online and want to visit, you can send us the link. We will gather the information on your behalf and hear valuable broker-to-broker information, such as the reason for selling and the price elasticity. And maybe some costs to make that are not in the advertisement, such as renewing the septic tank. Ultimately, we will always negotiate the best price on your behalf.

The buying process

Once we’ve found your dream home and the price is accepted, our notary will draft a ‘promesse de vente’ or ‘compromis de vente’. This is the blueprint for your final deed. If you live abroad, it might be an idea to authorise the notary to sign the compromise de vente while you’re in France or Ibiza. You only need to visit your new property for the final inspection and instructions. Then we go to the notary’s office, sign the deed, and collect the keys and the beeps.

Our team has already informed you about service suppliers, such as gardening companies, pool maintenance, and alarm systems. But our services go beyond ‘just helping you buy a property’.

Mortgage and banking fees

If you want a mortgage, we will get you pre-approved by one of our banking partners. We work with mortgage brokers in France, England, and Monaco. A 70% mortgage is possible for Europeans. Outside Europe, it becomes more difficult, but a mortgage is not impossible. We can also contact our private banking partners in Monaco and Luxembourg if you need more advanced financing for your housing plans.

We work with an Awarded Foreign Currency provider if you don’t need external financing but need to bring money into Europe from outside the EU zone. For buyers outside Europe, a bank transfer to Euros is often a costly affair due to high
bank costs. With our Foreign Exchange partner, we can save you thousands of euros in bank costs.

Inheritance and Global tax

We help you find the proper tax structure. You could consider buying a property and put this directly in your children’s name (minimum age 18 years). You give them something beautiful for the future and have the usufruct yourself. In this way, you avoid paying inheritance taxes.

Buying property with your company

If you want to buy using your company’s profit, you can provide a loan to your new SCI. This real estate management company can have family members as shareholders.

If you want to get started with the best real estate team available and be in contact with all real estate agencies, send us a message by email [email protected] or WhatsApp 0033783579579.

At Lenval Children’s Hospital in Nice, something magical has been happening. Recently, the hospital’s young patients were treated to a visit from some of their favourite comic book heroes, not from a movie set or comic book page, but from the hospital windows! Instead of the usual crew, the hospital’s window cleaners have dressed up as iconic superheroes like Spiderman, Superman, Batman, and Captain America. Dangling from ropes and harnesses, they clean windows while waving, smiling, and cheering up the children watching from inside their rooms. This creative act of kindness has brought an unexpected ray of hope and joy to children battling illnesses.

A Creative Initiative to Brighten Hospital Life

This heroic endeavour was inspired by a team of local window cleaners who wanted to find a way to lift the spirits of the young patients. Hospital stays can be incredibly difficult, especially for children, who often have to endure long periods away from the comforts of home, school, and friends. The staff at Lenval, aware of these struggles, is always looking for new ways to ease the children’s anxiety and offer a brighter, more positive experience within the hospital walls.

Seeing children’s excitement as they spot Batman or Spiderman outside their window is heartwarming for parents, medical staff, and the superheroes themselves. “Our goal is simple,” one of the window cleaners shared. “We want to make them smile, even for a moment. Giving them a break from the hospital routine, from thinking about illness, is priceless.” This simple yet touching gesture reminds everyone of the power of imagination, community, and compassion.

Superhero Day: A Team Effort

Transforming into superheroes is no small feat. The team of window cleaners puts a lot of thought into each visit. They wear costumes with capes, masks, and props that mirror their characters, climbing up the sides of the building with the agility of true heroes. They wave, gesture through open windows, and sometimes even playfully act out scenes to give children a full superhero experience. Hospital staff coordinate these special visits to ensure as many children as possible can enjoy the moment, creating a “superhero day” that has quickly become a cherished event.

Medical staff have also noted how beneficial this experience has been for their young patients. Studies show that a positive outlook and mental well-being can play a significant role in physical recovery, particularly for children facing challenging treatments. These surprise visits lift morale and make a positive psychological impact, providing an emotional boost that supports healing.

A Symbol of Strength and Resilience

For the children, seeing their favorite heroes up close serves as a powerful reminder of strength, resilience, and hope. In a way, these window cleaners embody the qualities of the characters they portray. Their physical feats on the side of the hospital building — scaling heights, balancing on ropes — mirror the determination and courage the children need every day as they face their health battles.

Parents have shared heartwarming stories of how these superhero visits inspire their children to remain strong. “My son’s face lights up when he sees Spiderman waving through his window,” said one parent. “It gives him something to look forward to, something to dream about. He sees that heroes really can be everywhere, even right here in the hospital.” This small act has a lasting impact, sparking hope and showing that sometimes, heroes don’t come from comic books or movies, but from the heart.

The Power of Community and Imagination

This initiative at Lenval Children’s Hospital is an example of how creativity and community can come together to improve the well-being of individuals in challenging circumstances. In this case, it’s a reminder that even the simplest acts, such as cleaning windows, can become something more meaningful when approached with kindness and creativity. The hospital’s staff has expressed their gratitude for the window cleaners’ commitment and generosity, noting how these visits have become a highly anticipated event for everyone at the hospital.

This tradition also highlights the value of imagination, not only for children but for adults as well. The window cleaners get as much joy out of these visits as the children do, as they get to embody beloved characters and bring genuine happiness to the kids. For them, it’s not just about a job; it’s about bringing a little magic to those who need it most.

Inspiring Future Acts of Kindness

The superhero window cleaners at Lenval Hospital have inspired admiration and similar gestures of kindness in other communities. This example shows that sometimes, it doesn’t take superhuman strength to make a difference — just a caring heart and a bit of creativity. For the children who have witnessed these superhero visits, the experience leaves a mark, offering memories they will cherish long after their hospital stay ends.

Ultimately, these real-life heroes remind us of the profound impact a simple act of compassion can have, especially on those facing life’s most significant challenges. As more hospitals and communities learn of the initiative, this may become a new tradition, spreading joy and hope to even more children worldwide.

So, while Batman, Spiderman, and Superman may be fictional heroes, the window cleaners at Lenval Children’s Hospital have shown that heroism can come from anyone willing to bring light and happiness to others, cape or no cape.

As you can see, there’s always something happening in Nice, for young and old. If you would like to retire in the capital of the French Riviera or have a second home in Nice under the sun, you are welcome to do so. The Superheroes are here for everyone.

The Ibiza real estate market in 2025 reflects the evolving priorities of buyers seeking sustainability, wellness, and work-life balance. Trends focus on eco-friendly design, remote working accommodations, luxury and privacy, and wellness amenities. The island continues to appeal to a diverse audience that values lifestyle, culture, and connection with nature. As demand grows, Ibiza’s real estate landscape is evolving to offer properties that cater to these emerging preferences while maintaining the island’s unique charm.

The real estate market in Ibiza has always attracted a diverse range of buyers, from international investors and celebrities to young professionals and families looking to upgrade their lifestyles. As 2025 approaches, several key trends will shape how, why, and where people buy real estate on this iconic Balearic Island.

1. Sustainability and Eco-Friendly Homes

Sustainability has become a central focus in Ibiza’s real estate market, with developers and buyers increasingly prioritizing eco-friendly features. Many new properties are being designed with solar panels, water-saving systems, and eco-conscious building materials. Buyers are more aware of Ibiza’s environmental challenges, particularly water scarcity and energy consumption, and seek homes aligning with these values. Additionally, properties with green certifications or sustainable designs are seeing higher demand, as these are becoming critical considerations for both primary residences and holiday homes.

2. Luxury Villas with Seclusion and Privacy

For those seeking luxury, Ibiza remains a top choice. Demand is rising for secluded, high-end villas that offer privacy and security. Wealthy buyers often look for expansive properties with private pools, spacious gardens, and panoramic sea views. This trend is driven by the desire for a peaceful retreat within reach of Ibiza’s famous nightlife and social scene. Exclusive neighbourhoods like Cala Jondal, Talamanca, and Santa Gertrudis continue to attract high-net-worth individuals who want both luxury and privacy.

3. Increase in Remote Working Spaces

The shift to remote work, which gained momentum globally in recent years, has transformed Ibiza into a viable destination for digital nomads and remote-working professionals. As companies offer more flexibility, many buyers prioritise properties with home office spaces, high-speed internet, and versatile work areas. Properties that provide designated office space, multi-functional rooms, and strong Wi-Fi connections are becoming highly desirable. As such, new developments and renovations include work-friendly amenities to cater to these remote-working buyers.

4. Interest in Smaller, “Authentic” Properties

While luxury villas are still highly sought-after, there’s an increasing interest in smaller, authentic Ibicenco-style properties in rural areas. Buyers from Europe are drawn to the island’s unique culture and seek homes that reflect traditional architecture, such as fincas with rustic charm. These properties often require renovation but offer a more immersive experience of Ibiza’s local heritage, making them attractive to those who want an alternative to the high-end, modern villa market.

5. Demand for Short-Term Rental Investments

Ibiza’s reputation as a tourist hotspot fuels demand for properties suitable for short-term rentals. Many investors purchase properties on Ibiza intending to rent them out during the high season, capitalising on Ibiza’s robust tourism sector. However, due to local regulations around short-term rentals, buyers are advised to carefully research and ensure compliance before purchasing. Properties in highly touristic areas like Playa d’en Bossa and San Antonio are popular for short-term rentals, as they offer proximity to famous beaches, restaurants, and nightlife.

6. Emphasis on Wellness and Leisure Features

In 2025, interior decoration trends are evolving to prioritize sustainability, personalization, and a balance of high-tech with high-touch, natural aesthetics. As people continue to value homes that reflect their unique style while promoting well-being and eco-consciousness, design trends are shifting to meet these needs. Here are some key interior decoration trends that are expected to dominate in 2025.

1. Sustainable and Eco-Friendly Materials

Sustainability remains at the forefront of home decor trends, and in 2025, it goes beyond simply choosing eco-friendly products. Homeowners are actively seeking materials that are sustainable from source to finish. Bamboo, reclaimed wood, recycled glass, and natural stone will be widely used in furniture, flooring, and decor. Additionally, eco-conscious finishes, such as low-VOC paints and sustainably sourced fabrics, are increasingly popular. These materials not only reduce environmental impact but also add a sense of authenticity to spaces.

Biophilic design, which connects people to nature, continues to be a major influence in decor. The use of live plants, vertical gardens, and green walls is expanding, and people are incorporating more natural fibers and organic textures. Indoor plants are no longer just accessories; they are becoming integrated into furniture and architectural designs, allowing people to bring nature inside in new and creative ways.

2. A Return to Warm Minimalism

While minimalism has been a constant influence in decor for the past decade, 2025 will see a warmer and more personalized approach. Cold, ultra-sleek minimalism is being replaced by warm minimalism, where simplicity is combined with comfort and softness. Natural and earthy tones, such as clay, beige, taupe, and muted greens, will dominate palettes. Rather than empty spaces, this style focuses on carefully curated decor and furnishings that evoke warmth and serenity.

Warm minimalism involves a blend of textures, like soft linens, knits, and natural wood grains, to create an inviting ambiance. It’s less about removing items and more about choosing meaningful pieces. For instance, a well-crafted wooden table, a soft wool rug, or an artisan pottery piece can elevate a space without crowding it, allowing minimalism to feel both sophisticated and homey.

3. Bold Colors and Pattern Play

While neutral tones will still be widely appreciated, 2025 will embrace a resurgence of bold, vibrant colors as a means of self-expression. Jewel tones such as deep emerald, sapphire blue, and rich ruby red are becoming popular as accents in furniture, wall art, and decor. These bold hues can inject energy and character into spaces, making them feel both luxurious and personalized.

Patterns are also making a comeback, particularly in wallpaper and textiles. Geometric designs, retro-inspired prints, and nature-themed motifs are trending, allowing homeowners to add dynamic visual interest to their spaces. The mix of bold colors and patterns lets people infuse personality and flair, breaking away from traditional design rules.

4. Smart and Multi-Functional Furniture

As remote work and hybrid work setups become increasingly common, home interiors are adapting to support a balance between work and relaxation. Smart, multi-functional furniture that can serve multiple purposes is a key trend. For example, modular sofas that can be easily rearranged, desks that double as dining tables, and adjustable bookshelves are highly sought after.

The integration of smart technology into furniture is also becoming popular. Furniture with built-in wireless charging, adjustable lighting, and hidden storage solutions are examples of how technology is making furniture more versatile. These smart furniture pieces are ideal for small spaces or multifunctional rooms where every piece must be optimized for efficiency and functionality.

5. Curved and Organic Shapes

Curved and organic shapes are gaining traction in interior decor, adding a soft, approachable vibe to spaces. Rounded furniture, arched doorways, and circular decor elements help break the rigidity of traditional lines, creating a sense of flow and movement. This trend is particularly popular in living rooms and bedrooms, where soft edges and inviting shapes enhance relaxation.

Sofas, coffee tables, and even countertops are adopting softer, curved forms that create a harmonious balance in rooms. This style often complements natural, earthy tones and works well with the biophilic design trend, making interiors feel like a cohesive, relaxing retreat.

6. Mixing Vintage with Contemporary

The trend of mixing vintage with modern decor continues to grow in 2025, as people seek to create spaces that are both unique and timeless. Vintage elements like mid-century modern furniture, antique mirrors, and retro light fixtures bring character and history, while contemporary pieces add a sleek, fresh feel. This eclectic mix creates an interesting, layered look that feels curated over time rather than overly designed.

People are also gravitating toward artisanal and handmade items that showcase craftsmanship. Incorporating vintage pieces or handmade decor items provides a sense of authenticity and uniqueness, allowing homeowners to create spaces that feel personal and one-of-a-kind.

7. Art as a Focal Point

In 2025, art is becoming more than just a decorative accessory; it’s taking center stage in interior design. Statement pieces, whether in the form of paintings, sculptures, or digital art, are being used as focal points to shape the aesthetic of a room. Large-scale artworks in bold colors and unique textures are especially popular, and the trend of creating a “gallery wall” allows people to showcase multiple pieces and experiment with different styles.

In conclusion, 2025’s decoration trends focus on sustainable materials, warm minimalism, vibrant colors, multifunctional furniture, organic shapes, vintage-modern combinations, and statement art pieces. These trends reflect a desire for personalized, authentic spaces that support well-being and connection to nature. With these elements, homes are not only functional and stylish but also a true reflection of the people who inhabit them.
