Renovation this winter of the entire coastline of Juan-les-Pins to return the beach to the beach

The seaside in Antibes-Juan-les-Pins is currently undergoing renovation work. These three sectors of the coastline aim to hide the beach restaurants and restore the beach to its full dimension. The beach-goers bear the cost of this facelift.

There are three sectors of Antibes-Juan-les-Pins that are concerned by this work: La Garoupe, La Pinède, and Juan-les-Pins itself. The work is the most advanced and impressive in this last place. It consists of dismantling and removing the beach restaurants (seven in the Baudoin sector) to reinstall them in new premises, but now under the sidewalk of the promenade and no longer directly on the sand.

“No more view of the roofs of the beach restaurants”, explains the mayor, Jean Leonetti. “We open up the perspective and make the beach more natural. But it is also to accommodate the beach attendants better, and we are doing this by burying the premises of the establishments under the Juan promenade, ” the city’s chief magistrate continues.

Under the promenade and covered with plants

This is how, at the moment, technical premises for seven establishments are being built underground. They will then be covered with a concrete slab and then earth before being planted and redecorated with pink limestone. “On the sand, there will only be light structures, ” explains Raphaël Simon, deputy director of Antibes’s health, environment and sustainable development department. “Mattresses, of course, but tables, sails and other wooden structures that will be removable”.

This type of beach restaurant in Juan-les-Pins will now be under the sidewalk. This type of beach restaurant in Juan-les-Pins will now be under the sidewalk.

Juan les Pins gets a new boulevard and beach!

A grouping of concessions also accompanies this redevelopment. They are grouped, not separated by small public beaches. The space thus gained will be placed at the end and will now be a significant public beach “accessible to all”. “At La Pinède, we will now have the largest public beach in the city, assures the mayor. We will have a more beautiful coastline, and we will also be in compliance with the law.” It remains to be seen whether the beachgoers will not put more mattresses on these freed up spaces. The town hall assures that this will not be the case.

Total cost: 18 million euros

The work in the three sectors costs 18 million euros and will be entirely covered by the beachgoers. First, they paid a higher installation fee, which took into account this work, and then the fee due to the municipality was also revised upwards to pay for the work. In return, the beachgoers saw their concession period increase to 18 years. “We needed more time to cover our costs,” admits Victor, owner of two beaches. Such investments don’t pay for themselves quickly.”

The work is taking place this winter to not impact the 2025 season, as in 2024. It will take longer for the Pinède sector. A resident “sued in court” for the work, and a new building permit had to be filed. Therefore, a construction delay has been incurred.

Membership fees Rashid Yachts & Marina

Membership fees are associated with its berth rentals and ownership. These fees typically cover a range of services and amenities the marina provides. However, the exact cost of membership and related expenses can vary based on factors like the size of the yacht, the duration of the stay, and the specific services required.

Here’s a breakdown of what the membership fees or related costs may include:

1. Berthing Fees

  • These are usually charged based on the yacht’s length and can vary for daily, monthly, or annual contracts.
  • Larger yachts (especially superyachts) will have higher berthing fees due to the additional space and infrastructure required.

2. Utility Charges

  • Berth holders may also need to pay for utilities such as water, electricity, and Wi-Fi, often billed separately from the membership or berthing fees.

3. Concierge and Yacht Services

  • The marina provides 24/7 concierge services, including yacht provisioning, maintenance, and cleaning. These additional services might be included in premium membership packages or available for an extra fee.

4. Security and Maintenance

  • The marina provides advanced security measures to ensure the safety of both the yachts and their owners, and the maintenance of communal areas and facilities. These costs are often part of the general membership fee.

5. Exclusive Marina Access and Club Benefits

  • Many high-end marinas like Rashid Yachts & Marina offer exclusive access to private lounges, pools, and event spaces, which may be bundled into a membership package. Marina members might receive invitations to private events or networking opportunities within the yachting community.

6. Long-Term Lease or Ownership

  • If you purchase a berth rather than renting, the cost would also include long-term leasing fees or outright purchase prices, which would be considerably higher than renting for a shorter duration. Some marinas offer flexible lease terms (5, 10, or 20-year options). More info about renting or buying a berth in Rashid Marina Dubai.

A Journey Back in Time

Nestled in the breathtaking Alpes-Maritimes region, just a few kilometres from the beautiful city of Cannes, lies a hidden gem: La Réserve des Monts d’Azur. This natural haven is not just another wildlife reserve but a pioneering project in the rehabilitation and conservation of Europe’s most endangered species. One of the key attractions here is the reintroduction of the Przewalski horse, a species often referred to as a “living time capsule” of the prehistoric wild horse. In a world where wilderness is fast disappearing, this initiative offers a glimpse into a past where these majestic creatures roamed freely.

The Przewalski Horse: A Living Fossil

Przewalski horses (Equus ferus przewalskii) are unique in that they are the last truly wild horses in existence. Unlike domesticated horses, which have evolved alongside humans for millennia, Przewalski horses have retained much of their ancient characteristics. These small, stocky horses, characterized by their short manes and dun coat, are direct descendants of prehistoric wild horses that once populated vast areas of Europe and Asia.

Named after the Russian explorer Nikolai Przewalski, who first documented them in the 19th century, these horses have had a turbulent history. By the mid-20th century, they had nearly disappeared from the wild due to overhunting, habitat loss, and competition with domestic livestock. The last wild Przewalski horse was spotted in the 1960s, after which the species was declared extinct in the wild.

A Global Effort to Save a Species

Thanks to concerted global conservation efforts, the Przewalski horse was saved from the brink of extinction. Through captive breeding programs in zoos across the world, the population was slowly rebuilt. However, reintroducing these horses back into their natural habitat has been a monumental challenge. That’s where La Réserve des Monts d’Azur steps in.

La Réserve des Monts d’Azur has emerged as a leading example of how human intervention can help restore ecosystems to their natural balance. Founded by naturalists passionate about preserving Europe’s biodiversity, the reserve spans several hundred hectares of pristine wilderness, offering the perfect setting for the reintroduction of species like the Przewalski horse and the European bison.

A Natural Sanctuary for Wildlife

At La Réserve des Monts d’Azur, the Przewalski horses are part of a larger ecosystem that includes European bison, red deer, and a variety of bird species. The reserve mimics the animals’ natural environment as closely as possible, allowing them to exhibit their natural behaviours without human interference. This is crucial not only for the horses’ well-being but also for scientific research.

Researchers at the reserve closely study the behaviour of these reintroduced animals to learn how they interact with their surroundings and with each other. The goal is to evaluate the feasibility of expanding the reintroduction program and possibly restoring Przewalski horses to other regions where they once thrived.

Rewilding the Land

One of the most exciting aspects of the Przewalski horse’s return is its role in the broader “rewilding” movement a conservation strategy that focuses on restoring ecosystems to their natural state by reintroducing native species. The Przewalski horse plays a critical role in this process, as they are grazing animals that help maintain the balance of grassland ecosystems. By eating certain types of vegetation, they help prevent overgrowth, which in turn benefits other species that rely on open habitats.

Moreover, the presence of these horses has a profound impact on the biodiversity of the area. Their grazing patterns create a mosaic of different vegetation types, which supports a variety of insects, birds, and small mammals. In essence, by bringing back the Przewalski horse, La Réserve des Monts d’Azur is helping to restore a piece of Europe’s lost natural heritage.

A Sustainable Future

La Réserve des Monts d’Azur is not only a sanctuary for endangered species but also a model for sustainable ecotourism. Visitors to the reserve can experience wildlife in its most authentic form, either through guided safaris or by staying in eco-lodges that blend seamlessly with the landscape. This approach ensures that the reserve generates the revenue needed to fund its conservation programs while educating the public about the importance of biodiversity and ecosystem restoration.

The return of the Przewalski horse to La Réserve des Monts d’Azur is more than just a victory for conservationists—it is a symbol of hope for the future of our planet’s wild spaces. By restoring these animals to their rightful place in nature, the reserve is preserving a living piece of history while paving the way for future generations to enjoy a world where wildlife thrives.

A Blueprint for Rewilding

The reintroduction of the Przewalski horse at La Réserve des Monts d’Azur serves as an inspiring blueprint for how humans can reverse the damage we have inflicted on the environment. Through careful planning, scientific research, and a commitment to sustainability, the reserve has created a space where these wild horses can once again roam free. As the reserve continues to monitor the behaviour of its wildlife, it offers valuable insights into how we might expand rewilding efforts across Europe and beyond.

The Przewalski horse’s journey from near extinction to rewilding success is a reminder of nature’s resilience and of our responsibility to protect it.

Autumn on the Côte d’Azur is a magical time when the weather remains mild, offering sunny days perfect for enjoying the sea and the beautiful fall colors. The beaches clear of summer crowds, and the surrounding hills take on warm hues, creating a peaceful atmosphere.

One of my favorite events? Oktoberfest in Roquette-sur-Siagne! Far from Munich, this small village celebrates the festival in its own charming way. While it may not be the real thing, the locals gather to enjoy craft beers and Bavarian specialties, bringing a Provençal warmth to the festivities.

Ibiza’s Forgotten Pirate History

When you think of Ibiza, images of beach parties, world-class DJs, and glamorous nightlife probably come to mind. However, beneath the surface of this popular Mediterranean island lies a fascinating, untold history, a time when Ibiza was a hotspot for pirate activity. Long before it became a modern tourist destination, Ibiza played a key role in maritime warfare, a haven for both pirates and those defending against them.

A Pirate Stronghold in the Mediterranean

During the 16th to 18th centuries, the Mediterranean was a dangerous place for sailors, merchants, and coastal towns. Ibiza, located strategically between Spain and the North African coast, found itself at the heart of pirate activity. Berber corsairs from North Africa frequently raided the island, attacking ships and coastal settlements, often kidnapping islanders to sell them into slavery.

At the same time, the island’s remote coves, cliffs, and hidden bays made it a perfect hideout for pirates. These invaders used Ibiza as a base to launch attacks on passing ships, and local legends say that some even stashed stolen goods in secret caves around the island’s rugged coastlines. Pirates were a constant threat, and their legacy has left a lasting mark on the island’s history and landscape.

The Pirate Towers: Ibiza’s Coastal Defenses

One of the most visible remnants of Ibiza’s pirate past is the network of watchtowers that dot the island’s coastline. Built during the 16th century as a response to the frequent pirate raids, these towers were essential for defending the island’s population. These tall, stone structures offered a vantage point to spot pirate ships before they reached the shore.

Notable towers include Torre des Savinar, located near the famous Es Vedrà rock, and Torre de Portinatx, which offers stunning views of the Mediterranean. These towers communicated with each other through smoke signals and fires, warning residents of imminent danger. In times of attack, villagers would take refuge in fortified churches or flee inland, away from the coastline.

Though they no longer serve their original purpose, these watchtowers are a popular destination for tourists today, offering a glimpse into Ibiza’s more dangerous past while providing panoramic views of the island’s natural beauty.

Pirates in Ibizan Folklore and Myth

Pirates didn’t just leave physical marks on the island; they also influenced the local culture and folklore. Stories of pirate raids, hidden treasures, and battles between locals and corsairs have been passed down through generations of Ibizan families.

One famous legend tells of Barbarossa, a feared pirate who terrorized the Mediterranean and reportedly made several attempts to conquer Ibiza. According to local myth, Ibizan villagers successfully defended their island from his attack, which further fueled the pirate stories that circulated in local folklore.

There are also countless tales of buried treasure, with rumors of pirate loot hidden in caves along Ibiza’s coastline. These stories, though unproven, have captivated treasure hunters for centuries. While no one has uncovered any treasure yet, these myths have woven themselves into the fabric of Ibizan culture.

Secret Pirate Caves: Ibiza’s Hidden Treasures

For those interested in Ibiza’s pirate history, the island’s caves offer a tangible link to the past. One of the most famous is Cova de Can Marçà, located in the northern part of the island near Port de Sant Miquel. This vast cave system, now a popular tourist attraction, was reportedly used by pirates and smugglers to hide their contraband and stolen goods.

Cova de Can Marçà is filled with natural stalagmites, stalactites, and underground lakes, but its most intriguing feature is its hidden chambers, which were allegedly used by pirates to evade authorities. The cave offers guided tours where visitors can learn more about its history and the pirate legends associated with it.

Ibiza’s Pirate Legacy Today

While Ibiza has evolved into a paradise for music lovers and beachgoers, its pirate past is still celebrated in subtle ways. Every year, the island hosts several events and festivals that nod to its maritime history. For example, pirate-themed parties and events in the old town of Dalt Vila bring this swashbuckling history back to life for both locals and tourists.

Beyond these celebrations, Ibiza’s pirate legacy has also influenced its tourism industry. Adventurous visitors can explore the coastal towers, sail to secret coves, and even search for hidden caves that might have once housed pirate treasures. For those who want a deeper understanding of the island’s past, the Museu Puget in Ibiza Town offers exhibits on the island’s history, including its role in defending against pirate attacks.

Conclusion: Unveiling a Forgotten History

Ibiza’s pirate history offers a fascinating glimpse into a time when the island was a battleground between local settlers and marauding corsairs. While Ibiza is now known for its thriving tourism and nightlife, the remnants of this forgotten history are still visible, from the watchtowers that line its coasts to the legends that live on in local folklore.

For those who want to go beyond the beaches and clubs, Ibiza’s pirate past provides an adventurous and historical lens through which to explore the island. Whether you’re hiking up to a watchtower, exploring hidden caves, or diving into local myths, the legacy of Ibiza’s pirate history is just waiting to be discovered.

The media does not leave a moment unused to fear us all for a new global crisis. ‘You will own nothing and be happy’ is one of the positive messages. Or that the value of your money will vaporise when all banks decide to collapse and make your cash digital so it is easy to control your spending. Or to limit it.

We hear these stories on the sunny French Riviera, and because we know our history, it doesn’t fear us. ‘Put your money in bricks’ is an old and logical way to keep your money safe—for capital gain, rental income, and just to enjoy life.

Despite wars, economic crises, and global recessions, the real estate market on the French Riviera has shown remarkable long-term growth, driven by its unique location, climate, and enduring appeal to the world’s wealthy. It has consistently rebounded from crises due to the high demand for luxury properties and its global reputation as a symbol of wealth and lifestyle.

French Riviera Real Estate Always Remains Strong Through Crises

The real estate value on the French Riviera (Côte d’Azur) has experienced substantial long-term growth over the past 100 years despite the challenges of wars, economic crises, and other global disruptions. Here’s an overview of how property values developed:

Early 20th Century (1900-1940)

  • Belle Époque (Pre-WWI): The French Riviera was a popular destination for European aristocracy and wealthy individuals, resulting in high demand for luxurious properties. During this period, real estate flourished, especially in cities like Nice, Cannes, and Monaco.
  • WWI Impact: The First World War interrupted this boom, temporarily reducing real estate demand and prices.
  • Roaring Twenties: Following WWI, the region saw a resurgence in popularity as a fashionable destination for artists, celebrities, and the wealthy. Real estate prices soared again, particularly with the rise of luxury villas and resorts.
  • Great Depression: The 1929 financial crash and subsequent global economic depression impacted the market, leading to lower prices as fewer people could afford luxury homes.

World War II and Post-War Recovery (1940-1960)

  • WWII Impact: The war affected the French Riviera, with some properties damaged and the market stagnating. However, the location’s desirability remained intact due to its climate and beauty.
  • Post-War Boom: After WWII, the Riviera symbolised recovery, glamour, and wealth. The post-war economic boom and tourism growth in the 1950s attracted international buyers. Prices began to rise again, driven by demand for second homes and vacation properties.

Economic Growth and Globalization (1960-1990)

  • 1960s-70s: The Riviera benefited from economic prosperity in Western Europe. The tourism industry thrived, and cities like Nice, Cannes, and Saint-Tropez became global hotspots. Real estate values climbed steadily as the wealthy worldwide invested in beachfront villas and luxury apartments.
  • Oil Crisis (1970s): The 1973 oil crisis temporarily slowed economic activity, but the real estate market on the Riviera remained resilient, buoyed by international buyers and investors.
  • 1980s Boom: In the 1980s, financial markets boomed, and a new wave of wealthy individuals, particularly from Northern Europe and the U.S., sought properties in the Riviera. This pushed property values even higher.

Modern Era (1990-2020)

  • 1990s: Despite recessions and fluctuations in global economies, the French Riviera remained a haven for real estate investment. The growing influence of Russian, Middle Eastern, and Asian investors further boosted property prices.
  • 2008 Financial Crisis: The global financial crisis significantly impacted the real estate market worldwide. Property values on the French Riviera dipped during this period, but the market remained attractive to wealthy international buyers. By the early 2010s, property values had largely recovered.
  • 2010s: Economic recovery, continued demand for luxury real estate, and the region’s appeal as a tax-friendly haven (especially in Monaco) fueled further growth in property values. Prices for prime real estate in coastal cities on the French Riviera continued to rise.

Current Trends (2020-Present)

  • COVID-19 Pandemic: The pandemic temporarily halted tourism, but the real estate market on the French Riviera has remained resilient. Wealthy buyers, particularly those seeking more space and privacy, have continued to invest in luxury properties.
  • Global Wealth Concentration: The increasing concentration of wealth among the global elite has kept the demand for properties on the French Riviera high. Additionally, the trend toward remote work has made second homes in attractive, peaceful locations even more desirable.

If you want to feel safe and sunny at the same time, invest in the French Riviera. If you already did this, consider investing outside of Europe for a diverse real estate portfolio.
