He emphasised the real estate sector’s alignment with Ajman’s continuous development and economic progress, attributing this success to the wise vision of H.H. Sheikh Humaid bin Rashid Al Nuaimi, Member of the United Arab Emirates Supreme Council and Ruler of the Emirate of Ajman, and the diligent efforts of H.H. Sheikh Ammar bin Humaid Al Nuaimi, Crown Prince of the Emirate of Ajman and Chairman of Ajman Executive Council. He explained that their leadership has positioned Ajman as an attractive destination for real estate investments.

He added that the real estate sector in Ajman has seen remarkable growth in recent years due to the emirate’s provision of facilities and success factors for investors and their projects, its flexible legislative environment that attracts investments, the ease of registration procedures, the speed of transaction completion, and the advanced modern infrastructure of the emirate.

Sheikh Abdulaziz emphasised that the growth achieved by the emirate’s real estate sector reflects investors’ confidence in Ajman as a leading investment destination and strengthens the sector’s robustness. It also reflects the success of the Department of Land and Real Estate Regulation’s strategy aimed at providing an integrated and distinguished business environment for investors of various categories.

The department’s report mentioned that the volume of real estate transactions in Ajman during the first half of the year reached 5,449 transactions valued at AED6.139 billion, an increase of 37 per cent compared to last year. Additionally, 1,205 mortgage transactions were recorded with a total value of AED1.797 billion over the past six months.

The report explained that the areas of Al Yasmeen, Al Zahia, and Al Helio 2 had the highest real estate transactions (ownership) during the first half of 2024, while the eastern sector was the most active during the same period, followed by the southern and northern sectors.

The report identified several key reasons for the increase in foreign investment in the emirate, most notably the promotional activities in the emirate, especially the Ajman Real Estate Investment Exhibition, which saw the signing of 336 deals worth AED195.8 million. Other reasons include the emirate’s excellent and central location among the Emirates, its flexible laws and regulations that attract investment, the variety of models offered in the real estate market, the ease of obtaining financing for residential and commercial projects, and the availability of facilities that allow foreigners to purchase and own property up to 100 per cent. It had been eagerly awaited in various Facebook groups since Monday: finally, rain is coming to Ibiza! But what should have been a refreshing shower turned into a tornado full of devastating violence. It became a DANA (Depresión Aislada en Niveles altos de la Atmósfera). As far as is known, there were no personal injuries, but there was an incredible amount of material damage.

The intense rain and strong winds in Ibiza and Formentera, as predicted by the State Meteorological Agency (Aemet), have activated the orange alert in the Pitiüses due to the DANA (isolated depression at high levels of the atmosphere) that has crossed the border from the Atlantic Ocean.

The 112 Emergency Service of the Balearic Islands has activated Severity Index 1 (IG1) of the Meteobal plan on all the islands due to rain and storms. The port of La Savina is closed and no ferries are arriving or departing. Authorities advise people not to leave their homes unless absolutely necessary, as strong winds and heavy rain can put people at risk.

Private beaches disappeared, sunbeds and parasols were picked up and snapped like matchsticks. Jet skis broke loose and were thrown onto beaches and off the coast of Formentera the drama was complete.

In San Antonio the sewage overflowed and holidaymakers had to slide through the mud in their flip-flops. In Cala Vadella the waves crashed against Can Jaume and Cana Sofia. Out at sea it was even more of a nightmare. More than 12 boats crashed into the rocks of the island of Formentera including the famous 30.5 metre Wally Love. Wally Love was delivered in 2007 to a design by Luca Bassani. She is designed for cruising on calm waters and has a family-friendly foredeck for entertaining and a swimming platform that drops into the water.

Heavy storm hits Ibiza and Formentera


Many other expensive yachts and catamarans also hit the rocks and disappeared half under water. The panic is not over yet because the Mediterranean Sea will remain unsettled until the weekend. The south of France will also have to deal with a large puddle of water today. Stay indoors for the time being!

Another impressive electrical storm is arriving on Ibiza that will mainly affect the country. The Aemet has activated the orange risk on Thursday and Friday 16 August due to rain of up to 50 litres per hour and storms that can be accompanied by hail with a diameter of more than two centimetres, as well as very strong gusts of wind of up to 100 kilometres per hour. In two to three hours, it is expected that more than 100 litres per square metre will fall. The alarm will remain active until six o’clock on Friday afternoon.

Buying a new-build apartment in the South of France is of course a dream come true. The purchase is also safe and you have the best possible quality in terms of construction and finishing. Since 2012, there have been strict standards for the construction and finishing of new construction. With the environment and energy saving as a starting point, there are strict certificates that are issued if a construction company delivers in accordance with this standard. Here are the six main reasons to buy a new-build apartment on the French Riviera

First choice in new construction
New-build projects on the Cote d’Azur are put on pre-sale roughly two years before delivery. During this period, you have the first choice. The penthouse is always popular, although you should consider a higher price than a similar apartment below. The price difference can sometimes be as much as 40% because of the absolute exclusivity. And, of course, the view and the peace.

Renovate to your taste
Once you have chosen a newly built apartment, you can change the layout before construction starts. You can replace the standard bath with an Italian walk-in shower, or you would rather create a natural master bedroom and quote for part of another room. If construction is not yet underway, you can make your wishes known via a TMA form (Travaux Modificatifs Acquéreurs) or the buyer’s modified work. If you remain within reason, the changes are usually free of charge or for a small fee.

Spread payments
If you decide to buy a new-build apartment in the French Riviera, you do not have to pay immediately. You pay 5% when making the reservation and 25% when signing the purchase contract. You will only be invited to the notary when all documents are complete; this is on average 4-8 months later (depending on how quickly you have booked).

From that moment on, the payment schedule will come into effect with 10 or 15% tranches. Just so you know – the project developer and the notary will send you a timely reminder to arrange the payment. The total construction will take a maximum of two years, although you must consider delays that may occur due to force majeure, such as heavy storms and rainfall. Tiles and sanitary ware of your choice
A newly built apartment on the Cote d’Azur has been delivered completely, with beautiful tiles and high-quality sanitary ware for the bathroom. One year before delivery, you are invited to come and view the basic collection in a special showroom. You can always choose other tiles if this does not match your taste.

The project developer will then buy them; you only pay the price difference between the proposed and desired tiles. The same applies to sanitary ware; Hans Grohe is usually used, but that is also possible if you want another brand.

Extensive guarantee
New construction in the Côte d’Azur means buying without risk. The architect is an important player; every step in the construction progress is carefully checked by him/her and signed off upon approval. After the architect’s approval, the project developer will only ask you for a subsequent payment. Every construction project we offer falls under the VEFA scheme; these projects come with a delivery guarantee. Should the construction company or project developer go bankrupt, the project and your apartment will still be completed and delivered following the agreements.

Once you have the key in your hands, you have a full year on everything that is loose and fixed. A leaking tap, a squeaking door, noise pollution due to an acoustic leak? It is all covered by the guarantee. In the second year, you still have a full year’s guarantee, but then on all moving parts such as windows, doors and locks. The following eight years you have a guarantee on the construction, so cracks in walls, balconies, etc. This is all repaired free of charge. An Owners’ Association is also set up for every new-build home; this also takes out a building insurance for the entire building. Should damage occur to the swimming pool (if present) or the garage, you are insured for this via the monthly contribution service costs.

Price increase in value
Those who buy a new-build apartment in the South of France early will be rewarded for it later. Because before the building is built, you can only rely on the brochure and your location knowledge. But once the building is there in all its glory, the value of your apartment will immediately increase by at least 10%. That is always nice to know.

It is not without reason that many speculators buy multiple apartments in a favourably located new construction project to sell them furnished after completion. In the latter case, the profit margin is even higher. But of course, you do not want to sell your new construction apartment on the Cote d’Azur. You will enjoy your second home in the sun without any worries!

For meat lovers you have L’Atelier Joseph, a charming bistro where the chef’s passion for fresh, locally-sourced ingredients shines through in every dish. My favorite dish is the chicken file with mashed potatoes and truffle, it’s to die for.

It was a fixed ritual in Ibiza for eighteen years, always a quick visit to Sluiz. Or Sloewiezsj, as the Spanish call it. A restaurant as a theatre, as a shop, but above all as a stage for unprecedented creativity. Every theme was a party; the cheerfulness radiated from it. In bad weather, we still wear the legendary Fucking Rain! jackets. And all our tableware comes from Sluiz.

But what is going on now? Many stories are going around; that is what Ibiza is an island for. A few conspiracies.

The owner of the Can Malacosta land is said to have made a deal with Ikea via an investment fund. Big industry is taking over this popular island, and that is why small businesses are being demolished.

The prudish municipality could no longer allow the sexually and sometimes religiously tinged exhibitions. Two years ago, a mini exhibition about Sex and the Church had to be covered because it was considered offensive. The last Woke entrance in which all possible forms of sexuality were explained would have been the top of depravity.

The Spanish Cow Front filed a complaint with the municipality because the Cow was ridiculed. Cows do not belong in a tree-like Sluiz but in the meadow.

The fire brigade could not find a fire alarm or extinguisher anywhere, so Sluiz was closed due to the lack of fire safety.

Transgenders had complained about the lack of a rainbow parking sign. Sluiz was closed due to non-inclusive discrimination of the LBQTRFCKFF community.

The circus tent under which Sluiz was housed was a symbol of animal abuse as entertainment and, therefore, offensive to many circus haters.

On social media, owners Hans and Yvonne Nuyten say they were completely taken aback by the municipality’s decision. After a short-lived sale without a discount, the curtain fell for Sluiz—but certainly not for long.
