We recently added Dubai to our luxury real estate portfolio for a good reason. The United Arab Emirates is not only one of the most stable countries in the region, but it’s also a good destination for your portfolio investment. Dubai’s rapid emergence and growth have made it one of the world’s leading economic centres. It has transformed its arid landscape into a futuristic cityscape, making it an ideal location for multinational corporations and investors. The city’s real estate market also attracts many individuals from different backgrounds.

Dubai’s location on the Arabian Peninsula gives it an advantage in developing a superior transportation and logistics infrastructure.

The city’s dynamic ports and airports are also well-connected to global markets. Due to its rich history, the UAE offers easy access to various investment opportunities. The country’s history is heavily intertwined with trade, as evidenced by the fact that Islam was first established in the region.

Main reasons why smart people invest in Dubai

Dubai’s strategic location and proximity to European powers such as the Netherlands, the UK, and Portugal make it ideal for international investors. The city’s cultural and economic dynamism has also contributed to developing its international trade and business environment. The Dubai government’s efforts to create a conducive environment for foreign investors are a testament to its leadership.

The city’s bustling airports and ports are well-connected to international markets. Its rich history is also heavily intertwined with trade. The Emirates, which includes Dubai, served as an important link between the Far East and Europe, attracting merchants from China and India.

Cultural and economic dynamism

Dubai’s geographical position and proximity to European powers such as the UK, Portugal, and the Netherlands make it ideal for international investors. Its cultural and economic dynamism has also contributed to developing its international trade and business environment. The Dubai government’s efforts to create a conducive environment for foreign investors are a testament to its leadership.

Dubai’s tax-friendly policies have been instrumental in attracting international investors. These policies provide corporations and individuals with an opportunity to maximize their returns. The city also owes a lot of its success to the establishment of free trade zones, which have played a vital role in its growth.

Dubai’s free trade zones are designed to serve as vital economic centres that embody the city’s commitment to promoting global trade. They offer numerous incentives, such as 100% foreign ownership, which allows companies to establish their operations in the Middle East and take advantage of Dubai’s streamlined regulations.

Dubai’s comprehensive strategy aims to address the various factors that affect its business environment. It includes a strong economy, a flourishing business community, and a favourable standard of living for its residents.

The city’s efforts to attract foreign investors testify to its commitment to becoming a leading global economic centre. Its unique tax system also helps attract international property investors. This makes Dubai an ideal location for individuals and corporations looking to capitalize on its strategic opportunities in the Dubai real estate market.

One of the most significant advantages of Dubai’s tax system is its ability to allow investors to keep a portion of their earnings, which benefits those looking to capitalize on the city’s real estate market. This is because the absence of property taxes and personal income provides investors with increased liquidity.

The rising demand for luxury homes in Dubai has also contributed to the increasing returns that real estate investors have received from their investments. The city’s robust economic growth has contributed to the steady rise in property prices. The Dubai 2040 Urban Master Plan can further strengthen the real estate market’s outlook.

The city’s diverse population, which includes a wide range of professionals and expatriates, has contributed to the steady rise in the demand for accommodations in Dubai. Its secure, top-quality infrastructure and lifestyle make it a preferred location for short—and long-term residents. According to a recent study by ValuStrat, the capital values of Dubai real estate have risen by 20% in 2023 and 5% to 7% in 2024. When you invest in Dubai, it’s an investment for the future.

Dubai’s real estate market has a positive outlook, which is attributed to the city’s resilient economy and its ability to attract international investors. The increasing number of people looking to invest in the area is also expected to help boost the demand for luxury homes. Dubai’s real estate investors are well-positioned to capitalize on the various economic shifts that the country is experiencing.

The steady rise in property prices and the high rental yields offered in Dubai are reasons why people are still choosing to invest in the area. The country’s strong economic growth and ability to attract skilled and international professionals also contribute to the increasing number of people moving into Dubai. To accommodate the diverse needs of its residents, the UAE has introduced a wide range of visa types.

Everybody’s welcome

One of the most prominent visa types that the UAE has introduced is the 10-year Golden Visa. This allows long-term residency and benefits entrepreneurs and investors in developing the local real estate market.

The 10-year visa category also benefits investors and entrepreneurs looking to make long-term investments in Dubai. It can encourage the country’s economic stability and establish long-term relationships with foreign investors. In addition, it allows individuals who have made significant financial commitments to the UAE to extend their residency.

The 5-year property investor and Golden Visa categories are also very popular among investors looking to get a shorter residency deal while still enjoying the benefits of being an Emirati. The UAE’s visa landscape can accommodate many individuals, including students, employees, retirees, and freelancers.

The country’s visa options are designed to accommodate a wide range of individuals and businesses. They are also recognized for contributing to the country’s thriving economy and vibrant society. Dubai’s stability and safety are some of the main factors that attract international investors.

People from all over the world come to the French Riviera to enjoy the French Riviera Lifestyle. Magazines, shops and even developers in Dubai mention this lifestyle as a Unique Selling Point. If a brand has the looks and luxury of the French Riviera lifestyle, it must be good and excellent. But how did the French Riviera become so famous? What are the secret ingredients that no other place on Earth offers?

The French Riviera, or Côte d’Azur, is synonymous with glamour, luxury, and an enviable Mediterranean lifestyle that has attracted the world’s elite for over a century. This stunning stretch of coastline in the southeast of France, running from the Italian border to the town of Toulon, encompasses famous cities such as Nice, Cannes, and Monaco, as well as charming villages like Èze and Saint-Paul-de-Vence. The lifestyle here blends high-end sophistication and relaxed, sun-drenched leisure, offering a unique blend that captivates residents and visitors alike.

Everybody that comes to the French Riviera is here for a good reason: to enjoy life!

Why is the French Riviera lifestyle so famous?

At the heart of the French Riviera lifestyle is its breathtaking natural beauty. The azure waters of the Mediterranean Sea, the dramatic cliffs, and the verdant hills create a picturesque backdrop that seems almost too perfect to be real. This scenery isn’t just for looking at; it’s integral to daily life. Locals and tourists indulge in various water activities, from yachting and sailing to swimming and snorkelling. The region’s beaches range from the pebbly shores of Nice to the sandy expanses of Antibes and Cannes, catering to all tastes and preferences.

Of course, it is the weather

The climate of the French Riviera is another crucial element of its lifestyle. With over 300 days of sunshine a year and mild winters, the weather encourages an outdoor-centric way of life. Morning jogs along the Promenade des Anglais in Nice, leisurely hikes through the Esterel Massif, and al fresco dining are all part of the daily routine. The temperate climate allows for year-round enjoyment of outdoor cafes, markets, and festivals, creating a vibrant and infectious atmosphere.

Time to relax

A significant aspect of the Riviera lifestyle is the emphasis on leisure and relaxation. This is evident in the region’s numerous luxury spas, beach clubs, and golf courses. The French Riviera is home to some of the world’s most prestigious hotels and resorts, where guests can indulge in opulent amenities and world-class service. The beach clubs, such as the iconic Club 55 in Saint-Tropez, offer a blend of exclusivity and casual elegance, where lounging on sunbeds, sipping cocktails, and people-watching are favourite pastimes.

A sophisticated society

Cultural richness is another hallmark of the French Riviera lifestyle. For decades, the region has been a magnet for artists, writers, and celebrities. Picasso, Matisse, and Chagall spent significant time here, drawn by the extraordinary light and inspiring scenery. Their legacy lives in museums and galleries, such as the Musée Picasso in Antibes and the Fondation Maeght in Saint-Paul-de-Vence. The Riviera also hosts various cultural events, the most famous being the Cannes Film Festival, which turns the town into a glamorous hub of cinema and celebrity every May.

Indulge your taste

Gastronomy is integral to life on the French Riviera. The cuisine here is a delightful fusion of French and Mediterranean flavours, emphasizing fresh, locally sourced ingredients. Markets brimming with vibrant produce, seafood straight from the Mediterranean, and aromatic herbs are a common sight. Restaurants range from Michelin-starred establishments in Nice to charming bistros and seaside eateries. Dishes like bouillabaisse, ratatouille, and salade niçoise are local specialties, and the region’s rosé wines are celebrated worldwide. Dining here is not just about the food; it’s a social and leisurely experience, often enjoyed over several hours.

Join the Happy Few

The French Riviera is also a playground for the wealthy, with its luxury villas, private estates, and exclusive events. Areas like Cap Ferrat, Cannes, and Monaco are renowned for their opulence. Monaco, in particular, stands out with its lavish casinos, yacht-filled harbour, and the Monaco Grand Prix, which epitomizes the glamour and excitement of the region. However, this luxury coexists with charming, historical villages where traditional Provençal life continues slowly. Places like Èze and Gourdon offer cobbled streets, artisan shops, and breathtaking views, counterbalancing the Riviera’s more ostentatious side.

Rich and charming

Despite its reputation for glamour, the French Riviera maintains a sense of accessibility and charm. Public beaches, bustling markets, and friendly locals create a welcoming atmosphere. The Riviera’s efficient transport links, including the coastal train and Nice Côte d’Azur Airport, make it easy for people to visit and explore the region’s diverse offerings.

The French Riviera lifestyle is a harmonious blend of luxury and simplicity, where natural beauty meets cultural richness, and relaxation is an art form. It’s where one can enjoy the finest things in life, from gourmet cuisine to high fashion, while savouring the simple pleasures of a sunset stroll along the beach or a morning coffee in a quaint village square. This unique combination makes the French Riviera a destination and a way of life that continues to enchant and inspire all who experience it.

The French Riviera offers a blend of culture and well-being that is ideal for those looking to relocate. The South of France, or the Cote d’Azur, is known for its distinct lifestyle benefits. Its school system emphasizes healthy eating and provides children with a holistic education. Its robust healthcare system gives people peace of mind with affordable and accessible care.

This region has a conservative culture and low crime rate, making it an ideal location for people looking for a high quality of living. Its beautiful natural beauty and cultural heritage also contribute to its appeal. The Cote d’Azur is also an excellent location for people looking to retire on the French Riviera, raise a family, or experience a different lifestyle. It’s a beautiful region that’s welcoming to everyone. If you want to buy a property on the French Riviera or first rent a villa on the Cote d’Azur for a year, you arrived at the correct address. The Living on the Cote d’Azur team is here to help you settle in!

Advantages of emigrating to the French Riviera

People have long been fascinated by the South of France. Its sunny climate, natural beauty, and rich cultural history make it an ideal place for people seeking a high quality of life. Aside from its superficial beauty, the South of France also offers a variety of other compelling reasons why it’s a great place to live.

emigrating to the French Riviera

Exceptional School System with a Focus on Healthy food and Sports

One of South of France’s most compelling features is its excellent school system. Unlike other areas in France, this region’s school system focuses on holistic health and development. In French schools, nutrition is vital to children’s development, and they prioritize having a balanced meal. Their menus are made with proteins, vegetables, and carbohydrates, often featuring local ingredients.

The idea of organic or biological food is gaining popularity, and many schools are now serving organic produce in their meals. Most of the products are bought from the local farmers, making the ecological circle round.

The school system provides kids with nutritious food and emphasizes the importance of a healthy lifestyle. This ensures they’ll get the nutrients needed to develop and succeed. When you bring your kids to the front entrance, you can smell the meals prepared for lunch.

Sports are also a real thing in French schools. At least three times per week, they get sports lessons, and during spring, the children learn how to sail a catamaran on the Mediterranean Sea. How cool is that! In the wintertime, they go to skiing camps, so everybody knows the basics of skiing after two weeks.

A Robust Healthcare System

The French Riviera is very similar to France in terms of its healthcare system, which is regarded as one of the most advanced in the world. It provides its residents with affordable and comprehensive care. Residents in the South of France have easy access to top-notch healthcare services. After all, the best doctors study in Paris, but eventually, they want to work in hospitals and private clinics in the Cote d’Azur.

emigrating to French Riviera for the best healthcare

The system is designed to provide accessible care, emphasising preventive medicine and early intervention. Screenings and check-ups are also encouraged, as these help with early detection and guarantee health protection.

In France, health insurance is provided through private and public policies. This ensures that everyone has protection and can afford the care they need. The state also covers a huge portion of the medical costs for families, allowing people to avoid going without needed care.

For example, if you are over 55 and visit your GP for your annual blood test, you will now be prescribed monthly a large dose (50,000 ug) of D3. It explains, among other reasons, why you hardly see any mobility scooters or rollators in the South of France. We can take an example from the many sprightly eighty-somethings who take a dip in the sea every morning.

Safety and Security

One of the most important factors people consider when choosing a new home is safety. The French Riviera has a reputation for being a secure region, which makes it an ideal choice for families. The area has a strong police presence, particularly in the more affluent and tourist-centric areas. However, like many tourist-heavy areas, the French Riviera can experience petty crimes such as pickpocketing, especially during the high tourist season.

Conservative mindset

The French Riviera is characterized by a conservative mindset. Woke is not standard on the menu. The locals place great importance on tradition, family values, and community. This outlook is apparent in the pace of life in the region, which is characterized by people taking time to get to know their neighbours and enjoy their surroundings.

Cultural experience

Besides its safety and education, the South of France offers various cultural experiences. From the Mediterranean’s azure waters to the lavender fields in Provence, the region is known for its beautiful scenery. Wine is part of the local culture: Red, White, or Rosé; all Cote de Provence wines are famous for a good reason. The Cote d’Azur is also a gastronomic paradise.

Known for its exquisite cuisine, the region offers a plethora of culinary delights. Fresh seafood, aromatic herbs, and fine wines are staples of the local diet. The tradition of long, leisurely meals with family and friends is a cherished part of life here, promoting a sense of community and well-being.

Are you ready for a change?

If you know the region, you are already familiar with some of the reasons above. We helped many foreigners in finding their dream property and settle in. Sometimes as a semigrant or to start a new life while working under the sun. Emigrating to the French Riviera is a very healthy decision that, once done, makes you regret you didn’t take the decision earlier.

The Mont Boron neighborhood in Nice is known for its elegant and historical characteristics. The Boron mountain is nearly 200 meters above sea level and stands out for several reasons. Nice Mont Boron is one of the most prominent areas in the city and is located on the French Riviera. Its modern amenities and historic charm make it an ideal location for both locals and tourists.

The affluent Mont Boron neighborhood is located in the eastern section of the city of Nice in France. This area is known for its beautiful hill, which offers amazing views of both the Mediterranean Sea and the city of Nice. Its history is also linked to the development of the city itself.

Nice Mont Boron; an exclusive mountain on the Côte d’Azur

Archaeological evidence suggests that the area was inhabited during the prehistoric era. During the Roman period, it became a significant settlement. The city of Nikaia benefited from its position on the coast, and the Mont Boron hill served as a lookout point.

The city of Nice was often ruled by foreign and local powers during the Middle Ages. During this period, the House of Savoy was able to take over the city. As a rural area, Mont Boron mainly served as a grazing ground.

The history of the Mont Boron neighborhood dates back to the 19th century. During this time, the city of Nice was becoming a popular winter destination for wealthy individuals and European aristocrats. Due to its location and impressive views, the area was regarded as a great place to build luxurious homes. The construction of these homes led to the development of Mont Boron into a prominent neighborhood.

Small population make Mont Boron exclusive

The Mont Boron district is characterized by its affluence and exclusivity. It is home to a mix of French and foreign residents who come to enjoy its stunning surroundings and lifestyle. Its small population also reflects its residential and exclusive nature.

Mont Boron’s demographic profile is characterized by its large number of older and middle-aged individuals. This group mainly consists of individuals who are either semi-retired or have already retired. Its international appeal also draws in foreign nationals who live and work in the area.

The low population density of Mont Boron has contributed to its serene and peaceful environment. Its residents enjoy a high standard of life, and it is also served by public transportation, which allows them easy access to the French Riviera and other parts of the city.

Real estate in Mont Boron

The Mont Boron district is known for its variety of real estate offerings. There are a wide range of properties that can be found in this area, such as historic villas and modern homes. This type of lifestyle fits well with the area’s exclusivity and elegance.

Many of the district’s historic homes date back to the Belle Epoque and the early 20th century, and they are some of the most prominent real estate offerings in the area. These magnificent homes are often adorned with elaborate architecture and grand interiors, with terraces and gardens.

Apart from historic homes, the Mont Boron district also has a variety of modern residences and apartments. These are ideal for individuals who are looking for a modern living space with modern conveniences and amenities. The newer developments in the area have been designed to maximize the natural beauty of the area. These new homes come with private terraces, large windows, and open-plan layouts.

One of the most popular types of real estate offerings in the Mont Boron district is a luxury condominium. This type of property combines the advantages of living in an apartment with the high-end features that it offers. It is commonly sought after by international buyers and is also very low-maintenance.

There are a variety of detached homes for sale in Mont Boron that are available in different styles. These homes are typically situated on private grounds and come with swimming pools and gardens. Ideal for individuals who are looking for a more private living space.

Real estate investors are attracted to the Mont Boron district due to its desirability and the scarcity of properties. This provides them with strong capital appreciation potential and the opportunity to purchase properties that they can rent out. This is because the area receives a steady flow of tourists and residents.

The viager system is a unique real estate transaction method that has gained significant traction in France, especially in desirable regions like the Côte d’Azur. This financial arrangement allows a property to be sold while the seller retains the right to live there until death. This system offers various benefits to buyers and sellers, particularly regarding financial planning and tax advantages. Let’s explore the intricacies of the viager system, its popularity on the Côte d’Azur, and the fiscal benefits it provides.

Understanding the Viager System

The viager system is an agreement in which the property buyer, known as the “debirentier,” pays the seller, referred to as the “crédirentier,” a down payment, called the “bouquet,” followed by regular payments (rentes viagères) for the rest of the seller’s life. Depending on the agreement, the seller retains the right to live in or rent out the property until their death.

This transaction is based on the principle of a life annuity and offers the following primary arrangements:

  • Occupied Viager (Viager Occupé): The seller remains in the property until their death. The property’s price is reduced by its “usufruct value,” based on the seller’s life expectancy and market value.
  • Free Viager (Viager Libre): The buyer can occupy or rent out the property immediately, usually resulting in higher annuity payments due to the lack of a life estate for the seller.

Popularity on the Côte d’Azur

The French Riviera is renowned for its picturesque landscapes, luxurious lifestyle, and desirable climate. These factors make it a hotspot for real estate transactions, and the viager system is particularly popular here for several reasons:

  • Attractive Investment: The Côte d’Azur’s real estate market is consistently strong, with property values generally appreciating over time. This makes viager an attractive long-term investment, as buyers can acquire prime properties below market value.
  • Wealth Management for Seniors: Many seniors on the Côte d’Azur find viager appealing as it provides them with a stable income stream while allowing them to remain in their homes. This financial security is particularly beneficial for retirees looking to maintain their lifestyle in a high-cost area.
  • Demand from Foreign Buyers: The French Riviera attracts numerous international buyers interested in acquiring property in this prestigious region. Viager offers an alternative entry point into this competitive market.

Fiscal Advantages of Viager

One of the most compelling aspects of the viager system is its fiscal advantages, which benefit both buyers and sellers:

Tax Benefits for Sellers:

  • Reduced Taxation on Annuities: The income received from viager annuities is subject to favorable tax treatment. Depending on the seller’s age at the time of the sale, only a portion of the annuity is taxable. For example, if the seller is over 70 years old, only 30% of the annuity is taxable. This can result in significant tax savings compared to other income sources.
  • Capital Gains Tax Exemption: In many cases, the seller can benefit from a capital gains tax exemption, particularly if the property is their primary residence. This can be a substantial financial advantage, allowing sellers to maximize their sales income.

Benefits for Buyers:

  • Lower Acquisition Cost: Buyers typically pay a reduced price for the property due to the seller’s right of occupancy. This discount is often substantial, making it a cost-effective way to invest in real estate in high-value areas like the Côte d’Azur.
  • No Property Tax (Taxe Foncière): In an occupied viager, the seller often continues to pay the property tax (taxe foncière), which is an additional financial advantage for the buyer.

Legal and Financial Considerations

While the viager system offers numerous benefits, it is crucial for both parties to understand the legal and financial implications fully:

  • Accurate Valuation: Determining the property’s market value and the seller’s life expectancy is critical to setting fair terms. Professional appraisals and actuarial calculations are often required to ensure an equitable transaction.
  • Legal Protections: It is essential to have a notary draft and register the viager contract to protect both parties legally. This ensures that the agreement complies with French law and that the buyer and seller’s rights are safeguarded.
  • Risk Management: Buyers must be prepared for the possibility that the seller might live longer than expected, which could impact the financial outcome. Conversely, sellers benefit from the security of lifetime income, regardless of how long they live.

The viager system presents a unique opportunity for real estate transactions in France, offering distinct advantages to both buyers and sellers. Its popularity on the Côte d’Azur is driven by the region’s appealing lifestyle and robust property market, making it an attractive option for those looking to invest in or retire on the French Riviera.

With significant fiscal benefits, including tax advantages and cost savings, viager remains a viable and often lucrative financial strategy. However, as with any complex financial transaction, it is crucial for both parties to seek professional advice and conduct thorough due diligence to ensure a successful outcome.

In 1897, a theatre had to be built in Ibiza town. This was obliged when the first plot of land located outside what was then the urban centre of Vila went up for auction. Commander Pereyra, Abel Matutes, and Josep Tarrés decided to find it and, two years later, opened the first theatre in Ibiza.

In 1904, the society experienced another notable moment: the arrival of the first cinema, which allowed Ibizans to discover the seventh art. In 1921, the first works were carried out to expand the space.

It was in 1987 when the main hall ceased its activity, maintaining the well-known café until 2018.
In 2006, the theatre was declared an Asset of Cultural Interest.

Visit the new ‘El Teatro Pereyra’ in Ibiza

May 3, 2024 will go down in the history of the city of Ibiza as the day when the Pereyra Theatre raised its curtain again and came to life again. 125 years earlier, on April 6, the Ibizan society of the time must have been happy to attend the inauguration of this establishment built at the foot of the walls. More than a century later, there was also a clear sense of joy among those attending the reopening of the new theatre yesterday after seeing the result of the excellent rehabilitation project carried out.

The more than 400 guests were able to walk around every corner of the renovated facility, discovering that each box was named after an international artist: Dua Lipa, Led Zeppelin, or Michael Jackson, among others.

After a cocktail and appetizers, three ‘sonadors’ burst into the room, making it clear with their music that the official event was about to begin.

Among the most eagerly awaited speeches, the owner, Pedro Matutes, began by acknowledging that he was finally looking forward to saying “Welcome to the Pereyra Theatre”. He then reviewed the history of this space, recalling that, as soon as it was opened more than a century ago, “it became the sensation, the great novelty.”

“In short, this theatre has accompanied us in the historical period in which Ibizan society has experienced the most radical changes. If we were in Madrid, we would say without fear of being wrong that the Pereyra is our Puerta de Alcalá,” said Matutes in his speech. He also assured that it is “our own Cinema Paradiso but with a better ending.”

Matutes explained to the attendees how they had planned the rehabilitation project in their day, avoiding simply refurbishing a building and having it be born “dead” without activity. “We wanted a rebirth, not a mummification,” he insisted.

In addition to detailing the structural and decorative restoration process, Matutes advanced the property’s intentions with the calendar of activities. She also referred to the appearance of important archaeological remains that altered the pace of the works and mentioned other “less logical” difficulties, pointing out that “whoever put ridiculous obstacles to a work that benefited everyone can now see the magnitude of their failure.”

Matutes even had words for the Ibiza Yacht Club, saying that “in the face of the failure as a society that has meant its loss,” they have offered the Pereyra facilities to be able to celebrate part of the Club’s cultural agenda.

Historic achievement

The government president, Marga Prohens, celebrated the “historic achievement” achieved with this reform by the Matutes family, “a life project.” “Thank you for allowing a Mallorcan to participate in this little piece of Ibiza’s history,” she said.

Prohens pointed out that yesterday, “more than a cultural facility” was inaugurated, highlighting how the Ibizans combine tradition, heritage, and culture, betting on an offer that will once again place the islands at “the forefront of the Mediterranean.”

The president of the Consell d´Eivissa, Vicent Marí, said that the residents «missed this emblematic space» and wanted to thank the Matutes family for their years of dedication and work to recover this place.

«If we stop to think, rehabilitating and renovating an emblematic building like the theatre is also recovering a part of our history,» said Marí, who said yesterday’s event was «a trip to the past» and a stage open to new projects and initiatives. The president recalled that the reform has meant the «largest private investment in Ibiza aimed at recovering a cultural and social space.»

The mayor of Ibiza, Rafa Triguero, also highlighted in his speech that «there are days of special joy in the city», and one of them was yesterday with the reopening of the Pereyra, a «historic theatre» that has witnessed countless events and moments. For the mayor, the infrastructure will help achieve one of his objectives in the City Council: “reviving our cultural life».

Ibiza Hippie Heaven

The long-awaited return of the iconic Teatro Pereyra begins its adventure with the new musical dinner show Ibiza Hippie Heaven by Nacho Cano. The already traditional temple of live music will combine the best national and international musicians, actors and dancers in thematic nights of magic and fantasy sweetened by the finest gastronomy, creating a different experience every day of the week.

The dinner is 250 euros per person, so we chose the entrance ticket of 50 euros, including one drink. For this, you are on the top-floor balcony, a good place to watch the show and dance without anyone seeing you! The musical is fantastic. The lead singer is like a modern Jesus Christ Superstar with a golden voice.

The whole cast is amazing, funny and very talented. The decor with video effects is very impressive and cleverly made. We even had to cry a few times because the musical explains why people love Ibiza so much. Compliments for this first dinner show in Teatro, we hope it will last a long time because everybody needs to see it.

Future Plans and Developments

The tram network in Nice is not only a means of transportation but also a strategic tool for urban development and sustainability. The city’s commitment to expanding and modernizing its tram system reflects broader goals of reducing carbon emissions, promoting public transportation, and improving the quality of life for residents. If you want to buy a new build construction in the Nice region along the new tramlines, you can contact us.

Line Extensions and New Connections:

The city plans to extend existing lines and create new connections to better serve growing suburban areas. This includes extending Line 2 westwards beyond CADAM and potentially integrating it with neighboring municipalities. Similarly, extensions of Line 1 and Line 3 are being considered to cover more ground and provide seamless travel across different parts of the city.

Integration with Other Modes of Transport:

A significant focus is on integrating the tram network with other modes of transport, such as buses, regional trains, and bike-sharing systems. The aim is to create a cohesive and efficient public transportation system that offers multiple options for commuters. For instance, major tram stops are being designed as intermodal hubs where passengers can easily switch between trams, buses, and trains.

Sustainability Initiatives:

Nice is investing in green technologies to make its tram system more environmentally friendly. This includes the use of energy-efficient trams, the installation of solar panels at tram depots, and the implementation of regenerative braking systems that feed energy back into the grid. Additionally, there are plans to create green corridors along tram routes with extensive tree planting and landscaping.

Improving Accessibility and User Experience:

Ensuring that the tram network is accessible to all, including people with disabilities, is a priority. This involves upgrading tram stops with better facilities, providing real-time travel information, and ensuring trams are equipped with low-floor access and spaces for wheelchairs and strollers. Enhancing the overall user experience also includes the introduction of Wi-Fi on trams, improved security measures, and the development of a mobile app for easy ticketing and travel planning.

The tramlines in Nice French Riviera represent a crucial component of the city’s public transportation infrastructure. With three fully operational lines and two more in the planning stages, the tram network is set to expand significantly in the coming years. These developments are aligned with Nice’s goals of promoting sustainable urban mobility, reducing traffic congestion, and enhancing the quality of life for its residents. As the city continues to grow and evolve, its tram system will undoubtedly play a key role in shaping its future.

Next thing on the drawing table: cable cars!

The line that should connect the town hall of Saint-Laurent-du-Var to Cadam, in Nice, has been in the sights since a rumor of abandonment of the project circulated. The cable car that should connect two sides of the river Rives in 2 minutes and 45 seconds has been postponed to 2028. Postponed… but not abandoned.
