A growing number of people are seriously considering leaving Europe or the US. With even more EU regulations in prospect, every country outside the EU suddenly sounds like a paradise. It is not surprising that Dubai is increasingly appearing as a destination. Like a kind of Disneyland in the desert, Dubai is relentlessly pursuing its dream of becoming the most important place in the Middle East. Real estate is sold like OTC packages to more than 200 nationalities because there is something wrong everywhere in the world and everybody just wants peace and a happy family life.

In that respect, Dubai asks a lot of control over its residents, but on the other hand it is safe, respectful and stable. It’s great that the sun always shines, but be aware that you are somewhat ‘boiled alive outside’ in the summer months. If you are considering buying a property in Dubai, consider a villa with a swimming pool. Or an apartment in a residence with a swimming pool.

These are the districts in Dubai where we offer new and existing properties for sale. To live in, to invest and to rent out or as a second or third home to your real estate portfolio. We are happy to send you a selection of properties from our local network. Naturally, we supervise the visits and sales from A to Z.

Buying a home in Dubai

It seems like everyone in Dubai is selling real estate. Every day we are bombarded with videos on social media where models promote the latest apartments. They also like ‘cold calling’ and sending you messages on mail, Facebook, WhatsApp and Messenger. Those ‘agents for a day’ don’t understand that sales is not a push, but a pull. If you have something to offer, you have to pull people in by offering them first of all solid information and a proven track record in sales and service.

As down-to-earth Dutch people, we looked for the best partnerships and offer buyers the best service. We work together with Emaar, the largest project developer for new construction. You will see their name on almost all buildings; the most beautiful outdoor advertising. Many people in Europe don’t know Emaar, but that is our job.

Thanks to our access to the Emaar databases, we can be the first to inform you of new projects that are planned. Interesting if you want to flip a property in Dubai. Are you interested in an existing home? To achieve this, we work together with several renowned local real estate agents. In all cases, we look forward to assisting you with your purchase in Dubai!

An overview of all districts.

The 2024 French elections, while an important democratic exercise, have not led to significant changes in the country’s policies or economic conditions. For foreign real estate buyers, this means continued stability and confidence in the French property market. The established legal frameworks, consistent housing policies, and the ongoing appeal of France as a premier destination for lifestyle and investment remain strong. In essence, the French elections of 2024 have reinforced the status quo, ensuring that everything stays the same, much to the reassurance of foreign property investors.

French elections 2024 have no impact on society

The French elections of 2024 have concluded, but contrary to the dramatic shifts often anticipated during such political events, the outcomes this year have resulted in remarkable stability. This continuity extends across various aspects of French life, including the real estate market, which remains unaffected for both domestic and foreign buyers. Because no one has a gained a majority, every suggested change in policy will be rejected by ‘the other side’. The result is that nothing new pass the Senate and that all new major changes, either from left or right, will be disabled.

Political Stability and Policy Continuity

With the total result, the French administration survived another term, maintaining the status quo in government policies and priorities. Key aspects of France’s economic, social, and foreign policies are set to continue without significant changes. This political stability is reassuring for foreign investors and property buyers who might have been concerned about potential disruptions or policy shifts that could affect their investments. This is not the case; it is as always in France: nothing changes.

Real Estate Market: A Safe Haven

The French real estate market has long been considered a safe haven for both local and international investors. The 2024 election results have reinforced this perception by ensuring that there are no abrupt changes in property laws, taxes, or investment regulations. France’s well-established legal framework for property ownership, including protections for buyers and clear processes for transactions, remains intact.

Continuity in Housing Policies

Housing policies, which have been designed to promote stability and growth in the real estate sector, continue unabated. Programs that support affordable housing, sustainable urban development, and the renovation of older properties are still in place. These initiatives not only enhance the attractiveness of French real estate but also provide a sense of security for foreign buyers looking for long-term investment opportunities.

Market Trends and Foreign Investment

For years, France has been a favored destination for foreign property buyers, thanks to its gorgeous landscapes, rich culture, and high quality of life. The 2024 elections have not altered this appeal. In fact, the consistency in political and economic conditions post-election has strengthened the confidence of foreign investors. The French Riviera, Paris, Provence, and other sought-after locations continue to draw interest from international buyers, from those seeking holiday homes to those looking for permanent residences.

Tourism and Its Influence on Real Estate

Tourism in France is a significant driver of the French economy and has a direct impact on the real estate market, particularly in popular regions. The steady governance ensured by the election results means that the tourism sector is expected to continue flourishing without any major interruptions. This ongoing influx of tourists boosts demand for short-term rental properties and contributes to the overall health of the real estate market, benefiting both local and foreign property owners.

Currency Stability and Economic Confidence

Another factor that remains unchanged post-election is the stability of the euro and the broader economic confidence in France. For foreign buyers, the stability of the currency and the economy is crucial when making significant investments in property. The lack of political upheaval means that the euro remains a stable currency for transactions, reducing the risks associated with currency fluctuations. And even if your outside the EU zone, investing in France will be easy because you can save extra money on your banking fees from abroad using our FX service.

After spending almost 15 years on Ibiza, we see the same people coming back to this little island that is part of the Balearen group. It’s not because they have a second home on this beautiful island, but because Ibiza is like a magnet. Once you had a great holiday experience, you will be connected. Shopping in Dubai or New York might be satisfying, surfing the waves in Long Beach South Africa is extreme cool, playing golf in Cabo del Sol in Mexico is a great experience and fine dining in Maison Dubois in Paris means you’re on top of gastronomic trends. But at the end, you got entertained and are in desperate need for a real holiday. That’s when you need Ibiza to meet your inner hippie and just ……….relax.

Ten reasons why people always come back to Ibiza

The smell of a fresh food market in France is something you’ll never forget. Biological food in France is healthy and has long been revered for its quality and taste, drawing visitors and residents from around the world seeking a healthier lifestyle. As foreigners look to invest in real estate in France, the presence of such high-quality organic produce and food products serve as a significant driving force behind their decision. This can be attributed to several key factors that highlight the interconnected relationship between healthy living and the real estate market.

First and foremost, the availability of healthy biological food in France is a major draw for individuals seeking a balanced and nutritious lifestyle. French organic farming methods focus on sustainability and the use of natural resources, resulting in products that are free from harmful pesticides and chemicals. This emphasis on sustainability and purity resonates with health-conscious consumers who value clean eating and the well-being of the environment. As a result, the abundance of organic markets, farms, and specialty stores in France becomes a key selling point for real estate in the eyes of foreign buyers.

Healthy biological food stimulates property sale in France

Many foreign individuals find themselves increasingly drawn to the prospect of buying property in France, and one significant reason for this is the allure of biological healthy food. France’s commitment to organic farming and sustainable food practices is a substantial motivator for health-conscious buyers. The country’s robust food culture, characterized by its emphasis on fresh, locally-sourced, and organic produce, offers an attractive lifestyle that prioritizes health and well-being.

Firstly, France has a longstanding tradition of valuing high-quality, artisanal food production. The French terroir, a term referring to the unique environmental contexts such as soil, climate, and topography that affect the growth of produce, plays a pivotal role in this tradition. Many foreign buyers are captivated by the idea of living in a country where food is not only a necessity but also a cherished aspect of daily life. This deep-rooted appreciation for food quality ensures that organic farming is taken seriously, with many regions in France boasting numerous organic farms, farmers’ markets, and organic food stores.

Support for organic agriculture

The French government’s support for organic agriculture is another critical factor. Policies and subsidies that encourage sustainable farming practices have led to a significant increase in the availability of organic produce. Foreign buyers, particularly those from countries where organic options are limited or expensive, find the accessibility of such produce in France highly appealing. The assurance of having consistent access to fresh, organic food significantly enhances the quality of life and is a strong incentive for purchasing property.

Moreover, the French lifestyle, which places a high emphasis on the enjoyment of food, aligns well with the values of many health-conscious individuals. The concept of “joie de vivre,” or the joy of living, is reflected in the country’s approach to meals and nutrition. The French diet, often celebrated for its balance and emphasis on fresh ingredients, contrasts sharply with the processed and fast-food culture prevalent in many other parts of the world. Foreign buyers who prioritize a healthy diet find this aspect of French living particularly attractive.

The regional diversity of France offers a plethora of options for prospective property buyers seeking organic food. Areas like Provence, Brittany, and the Loire Valley are renowned for their organic vineyards, orchards, and farms. These regions not only provide access to high-quality organic produce but also offer picturesque landscapes and a slower pace of life, which are additional incentives for foreign buyers.

Buying daily fresh food is a healthy habit

Additionally, the social and community aspects of food in France are appealing. Farmers’ markets, a staple in French towns and cities, serve as community hubs where residents can purchase fresh, organic produce directly from local farmers. These markets foster a sense of community and connection to the land, which is often missing in more urbanized and industrialized settings. For foreign buyers, this represents an opportunity to integrate into a local community that shares their values regarding food and health.

In conclusion, the appeal of biological healthy food is a compelling reason for many foreign individuals to buy property in France. The country’s dedication to organic farming, the government’s supportive policies, the intrinsic connection between food and lifestyle, the regional variety, and the strong community culture all contribute to making France an ideal destination for those seeking a life enriched by high-quality, healthy food. The promise of living in a place where access to fresh, organic produce is a given, and where food is celebrated as a vital part of life, is a significant draw for health-conscious property buyers from around the world.

Renting a villa for the year is a ‘Try before you Buy’ solution. When buying a villa on the French Riviera can be one step too fast if you are not yet convinced about all the beauty the region has to offer.

After all, the Cote d’Azur is one of the most desirable locations in the world, characterised by stunning coastal scenery, luxurious accommodations, and a Mediterranean lifestyle. A year-long stay in a villa in this area allows you to experience the area’s many attractions and comforts. The Living on the Cote d’Azur team can help you find the ideal long-term rental in this region.

Why Renting a Villa for the Year on the French Riviera?

A year-long stay in a villa in the French Riviera offers you various benefits.

One of the most important factors that people consider when choosing a long-term rental villa is its comfort and accessibility. This allows them to enjoy the freedom of a home away from their regular residence.

Compared to short-term stays, long-term rental accommodations are more cost-effective.

One of the most important factors that people consider when choosing a long-term rental villa is its local integration. This allows them to experience the culture of the area and build strong relationships with its local residents.

Compared to hotels and apartments, villas offer more space and privacy. They are ideal for families or individuals who enjoy entertaining their guests.

Steps to help

Before you start your search for a long-term rental villa, it’s essential that you define what you’re looking for. Is it a villa with a garden and a pool, or a townhouse in Nice?

Before you search for a long-term rental villa, you must define what area you like best. Some of the most prominent cities that you can consider are Cannes and Nice. Anything in between and further away from the coastline will have a more friendly rental price and more birds in the trees.

The size of the living space and the number of bedrooms that you need will depend on your lifestyle and family size.

The location, as well as the availability of parking and various other essential amenities, should be considered.

Budget

The rates for long-term rental villas in the French Riviera vary depending on their location and the various amenities they offer. Make a budget that is comfortable for you, and we will make a selection from different sources.

Consider the costs of utilities such as gas, water, electricity, and internet.

Some villas may also have additional service or maintenance fees for the garden and the swimming pool.

Finding a villa to rent

There are many ways to find a long-term rental villa. You have agencies that specialise in villas for a year or at least ten months. You could rent it for a year, but the price will increase. July and August are the best-selling months for a short-term rental, so the price per month is the rental price per week. Or even more.

You also have villa owners who hate real estate agencies. You can find them on typical local websites where they advertise their property. This is often an interesting source to locate properties that are not easy to find.

There are also properties for rent on social media, but these are primarily seasonal. In any case, our team will connect all sources to your dossier and find the best suitable villa for you, your family and your needs.

Visiting villa to rent for a year

Before you visit, please ask if pets are allowed. A goldfish is not a problem, but a happy and exciting Neapolitan Mastiff might be why you can’t rent the property. Be open and transparent, so there are no surprises for the owner and the rental agency.

Before you rent a property, make sure that it’s thoroughly inspected. This includes the electrical systems, plumbing, and appliances included in the package. Of course, the owner is responsible for the overall good functioning of the property.

We help answer your questions about the lease terms, maintenance, and other restrictions. You should also take a look at the surrounding area for safety, noise levels, and convenience. And say Hi to maybe your new neighbour!

The rental contract

Make sure that the terms of the contract clearly state the duration and conditions of the rental agreement.

The payment schedule and any additional charges must be confirmed. Payments from a bank outside France can take longer than expected. If money is coming from outside Europe, remember to use our foreign exchange service. This can easily save you a month’s rent in banking rates!

A list of the property’s inventory should also be included, which will detail the condition of the furniture and the appliances.

Commission

The owner of a rental villa will receive the rent plus one or two months as a deposit. The rental agency that works for the villa owner will ask for a commission for the contract. This is primarily a month’s rent.

To help you to find a suitable villa and set up the contract, we will ask for the same commission for our work: one month’s rent. So, you must pay two months’ rent, one month for each agency involved.

In France, the owner of a rental villa needs security for the monthly payments. That’s why they ask for a French long-term labour contract (CDI) and that you earn a net income of at least three times the rent. This is an impossible demand if you are not living in France and you want to rent for a year to see if you will stay here.

Rental guarantee

One solution some owners offer is to pay the rent upfront for the whole year. Unless you have deep pockets and a good cash flow, this proposal is not easily accepted by tenants.

A better solution is to open a dossier and get approval at Garantme.fr. This company offers an insurance concept that covers the rental cost. You pay a small fee per year, and everybody’s happy.

Getting settled in France

You could live very well in the South of France without speaking French. There are international clubs and activities with only expats. Even plumbers and builders from the UK who do not speak French are active in the area. However, you could do the following if you want to contact the genuine, local French.

Regularly attend community events and participate in local clubs to build stronger connections and feel at home. Following your community’s Facebook page is a good start.

Get proficient in French to improve your daily interactions and make them more enjoyable. Join our Facebook group with tips and activities and meet other expats.

During your stay, take advantage of the many attractions that the French Riviera has to offer, such as the beaches of Saint Tropez and the villages of Provence. And visit a market in Italy; the border is not far away.
