1. A Stroll to Castle Hill

Whether you’re with family, a loved one, or friends, a walk to Castle Hill promises an unforgettable experience. It’s perfect for unwinding after a long day and capturing memorable photos against a stunning backdrop. Although the castle was demolished in 1706 by order of King Louis XIV, the hill it once stood on rises 93 meters above sea level, offering breathtaking views of the Baie des Anges and Old Nice. You have three options to reach the top: a steep but rewarding walk, a free elevator ride, or a scenic ride on the Nice tourist train. The Belvedere at the summit is the quintessential spot to enjoy magnificent city views, especially at sunset, for even more spectacular photos. Picture yourself witnessing the sun setting over the Mediterranean, bathing the city in its golden hues.

Castle Hill is also a delightful place for a stroll. Take advantage of the built-in 1885 waterfall on the ruins of an ancient dungeon. Nice has several museums that are rich in art and have beautiful histories. Here are my three favourite museums :

Palais Lascaris

This museum was originally the house of a family that loved music. Palais Lascaris is an architectural gem built in 1648 in the heart of Old Nice. This museum houses numerous rare artworks and an impressive collection of ancient musical instruments, the second largest in France after the Paris Museum of Music. The lavishly decorated rooms transport you back to the opulent lifestyle of Nice’s nobility in the 17th century.

 National Museum of Sport

This is a museum for those interested in sports and their history. Opened in 2014 at the heart of the Allianz Riviera Stadium, this museum houses one of the world’s most significant sports collections. With over 45,000 objects and 400,000 documents, it chronicles 500 years of sporting history. Highlights include the 1998 World Cup final ball and Marcel Cerdan’s boxing gloves. Interactive exhibitions allow you to relive iconic sports moments and learn about the athletes who shaped history.

I want to tell you something about wallpaper. This material is busy making a comeback in every interior. Not for the whole house but for some walls that must be kissed alive. To improve empty white walls, there are some different living styles for the wallpaper trends of 2024.

Wallpaper Retro Revival

Although we already knew that colour would be prevalent in next year’s fashion trends, we also see a return of retro colours this autumn. Some include bold and vibrant combinations like orange, yellow, brown, and green. There are also many graphic patterns and natural elements in these retro designs, sure to make a significant impact. Another trend that will be interesting to see is the return of cork, which is a practical yet stylish material.

For people who just bought a ’70s house, you could leave it as it is because retro and vintage are coming back! Retro wallpaper is a popular trend in homes and hotels right now. It can be combined with vintage furniture and curved benches and tables.

Wallpaper Texture to touch

Standard smooth paper is always an option, but this will give your existing design some life. Textile and rattan materials will become more popular, and foam prints will also become more popular. This trend is very versatile and can be used in various ways. One of the most prominent companies in this area is Arte Wall Paper, which has many colours and prints. This wallpaper trend will make your living room look more sophisticated in 2024.

Magical Graphic

Although this wallpaper trend is somewhat similar to the Retro Revival, we can use cheerfulness when life looks a bit grim. This trend’s combination of bright colours and neutral tones works well.

Be careful if you want to use vibrant colours like orange, yellow, and pink. Your choice of paper should only consist of two basic colours and one accent colour, and you should also vary its hardness and softness. One bright print with all colours should be used as the primary accent, and two more should be used for decoration.

The Best of Beige

The use of cream, sand, and beige will continue to be a popular trend. In 2024, many textures and figures will excite the walls. The sweet and well-behaved type of beige will also be phased out. A subtle curl or a warm linen texture will add a bit of luxury to your hotel’s theme. While the use of beige is becoming more prevalent, we are also seeing many people gravitating toward the soft terracotta colour. This combination of colours and textures will create a beautiful atmosphere.

This concept is further explored in 3D art, which features wall installations, sculptures, and kinetic objects that extend from the wall. Dubai remains a magical world in itself; Never before has a city shown so much ambition to grow into a world metropolis. The latest achievement is the planned expansion of the airport to accommodate 400 million visitors per year.

From a distance, the critical viewer and potential buyer will think: ‘That can never go well; There will probably be a real estate bubble that will soon explode and then all those buildings will remain empty, like a Mad Max set in the desert.’

Dubai overtakes Abu Dhabi as the largest emirate

The reality is that at our new construction partner, Emaar, people are queuing up to buy an apartment and sometimes an entire floor. Investors with a vision do not see things so gloomy; they look at statistics and they don’t lie. Dubai is not only growing in size but also in permanent residents.

The latest statistics (June 2024) from the Dubai Statistics Center (part of the Dubai Government) show a population of 3,707,350 inhabitants. Dubai officially passes Abu Dhabi as the largest Emirate in the United Arab Emirates.

Who lives in Dubai?

Dubai residents are primarily expats who come from all over the world to make the United Arab Emirates their new home. Sixty per cent of ex-pats come from India, Egypt, the Philippines, and Pakistan; they have a stable income in Dubai and rent a home bought by investors.

This working class gives investors certainty that there are enough tenants. After all, there is plenty of work in construction and growing tourism. And so the circle is complete: an investment in Dubai’s new construction can be rented out quickly with a healthy return on capital.

Other ex-pats come from America and Europe and start a second life here because of the safe and stable environment. While walking through Dubai’s Creek Harbour, I saw first-hand how this region is home to many young families.

Dogs run along the landscaped beach, children play football in the grass, and parents walk along the boulevard with a stroller. It reminded me of the construction of Borneo Island in Amsterdam, a bit of pioneering in a new area where you quickly meet like-minded people. The only difference is the heat; it is warm and pleasant in winter, spring and autumn, but in summer, the heat is scorching. The air conditioning industry is doing good business in Dubai.

Why is Dubai growing

Dubai is a paradise for anyone who wants to open their own business. The government encourages entrepreneurship and offers the great advantage that you do not have to pay tax on your income. What you earn is 100% yours.

Safety is also an important reason people from unsafe areas come to Dubai. Due to war, a corrupt government, and increasing aggression in the streets, many people think, ‘I’m just going to try; who knows, you might like it.’ As the population continues to grow, we can see that the quality of life in Dubai exceeds expectations.

Vision 2040

Sheikh Mohammed bin Rashid Al Maktoum launched his vision in the Dubai Urban Master Plan in 2021. This plan shows the long-term development of Dubai in the coming decades.

The spearhead is the connectivity between the different districts, making travelling more accessible for residents and tourists. There will be more green parks and spaces, cycle paths, and the expansion of buses and the metro. It’s amazing how much greenery you find in Dubai. Innovative installations that turn seawater into freshwater have been built, preventing shortages or droughts.

The owner, a passionate environmentalist, explained how the garden not only provided insulation but also produced fresh herbs and vegetables. It was a perfect blend of luxury and sustainability, illustrating how modern regulations are reshaping the way we live.

When I was younger, I always brought my Tintin comics to the beaches of the Côte d’Azur. New construction in France has stagnated this year. Is this a crisis or an opportunity? Fewer new projects are being launched because developers only start a new project once current projects have been largely sold.

On average 80% of buyers are local French; they would like to buy a new apartment in their familiar village or city. The other 20% is purchased by foreign buyers who have always dreamed of a ‘pied-a-terre’ on the Cote d’Azur. The foreign buyer often has savings in the bank and is not dependent on a mortgage.

New construction in France: crisis or best opportunity to buy?

French buyers are being inhibited in their desire to purchase new construction. This has two causes. Three years ago, the mortgage interest rate in France was only 1%, making it very affordable for everyone. But since 2023, interest rates aligned with other European countries to an average of 4.2% (June 2024). For French buyers, this means a fourfold increase in the planned mortgage costs, which of course discourages them from making purchase plans.

For non-French buyers, the 4% interest rate is not intimidating. Thanks to our mortgage broker network, we assist many foreign buyers in obtaining a mortgage in France. The requirement is that Europeans must be capable of financing 30% of the property themselves.

Stricter regulations apply to buyers from other countries. For instance, American buyers interested in purchasing property in the south of France must provide 50 to 75% of their own funds. On the other hand, English buyers typically obtain a mortgage covering 60% of the property’s value.

Building materials more expensive

Another factor that contributes to the stagnation of new projects is the cost of new construction materials. These have increased by about 30% in the last two years. The war in Ukraine certainly plays a role in this; it has become more expensive to purchase the metal needed to construct steel-reinforced concrete.

The introduction of RT2020; the new French building standard to guarantee improved energy consumption of a home also leads to a greater demand for raw materials. And those raw materials largely came from Russia. Due to EU sanctions against Russia, the construction sector is forced to look for building materials that are scarce and therefore more expensive. A number of countries have chosen to export fewer building materials to Europe. For example, China supplies less wood and gives priority to the internal market

Project developers do not want to translate these developments and additional costs into higher sales prices. That is why they have chosen to take it a bit easier this year. Because of course, there will always be a turnaround; just look at the recent European Elections.
