Are you interested in buying a new apartment in the French Riviera? We present all of them in our portfolio, almost 2000 units. Most of them are in modern-styled buildings, in places where nothing was. Sometimes, the developer has the unique chance to build a new part of an old historic centre. This is happening in Grimaud, right in the heart of the village.

This new construction extends the village centre of Grimaud, with all its charms: narrow streets, steep alleys, and apartments built according to municipal guidelines. So, the buildings’ looks and layout are in true Provençal style.

Buy an authentic new apartment in the heart of Grimaud

Inside the apartments, you can enjoy the benefits of new construction: air conditioning, sleek finishes, and spacious rooms. You combine the charm of an apartment in the village with the modern quality of new construction. An additional advantage is the large parking garage (a must in Grimaud).

There is also a lovely swimming pool for the residents of this residence, which makes the project even more unique. Due to the strict rules, the windows and doors had to be made of wood, including frames on the door windows. The result looks and feels traditional but smells new.

Historic charm

You can walk to the numerous restaurants in the center within 3 minutes and at the Tourism Office you can get inspiration for walks, bike rides or what time the ferry to Saint Tropez leaves.

Grimaud is a picturesque village just 15 minutes by car from Plage de Grimaud and Port Grimaud, also called the Venice of Provence. The region offers plenty of opportunities for outdoor activities, including hiking, cycling and horse riding in the picturesque mountains of the Massif des Maures. The nearby beaches offer opportunities for water sports, sailing and relaxation.

Grimaud itself is known for its well-preserved medieval architecture. The village is dotted with narrow, winding streets, old stone houses and historic sites such as the ruins of the 11th-century Grimaud Castle.

The new apartments are minutes from the Romanesque St. Michael’s Church, which dates back to the 12th century, and the picturesque village square with its traditional fountains.

Discover the area of Grimaud

Located on the hills overlooking the Gulf of Saint-Tropez, Grimaud offers beautiful panoramic views of the Mediterranean Sea and the surrounding countryside.

Port Grimaud is a waterfront town known as the “Venice of Provence” and features a network of canals, charming bridges and colorful houses with private moorings, adding to the area’s unique allure.

The village hosts several cultural events and festivals throughout the year, such as the Grimaud Musical Nights, which attract classical music lovers, and traditional Provencal festivals that celebrate local customs and heritage.

Despite being close to popular tourist spots, Grimaud retains a serene and relaxing atmosphere and offers a perfect escape from the hustle and bustle of the busy seaside atmosphere.

A two-bed apartment with parking and community pool is 442,000 euros.

The Dubai Creek Tower, first announced in October 2016, has started to rise. However, it still hasn’t reached ground level. The workers are currently busy finishing the foundations.

The Burj Khalifa, constructed by Emaar in 2010, is the world’s tallest building. To set a new world record, the Emaar company has to lay 231 feet of foundation piles, capping each pile with over 1.59 million cubic meters of concrete. When completed, the tower will surpass the Burj.

Dubai Creek Tower vs. Jeddah Tower: The Race for the World’s Tallest Building

Saudi Arabia and Dubai’s tall towers are racing to be the world’s most tallest buildings. The Dubai Creek Tower, a joint venture between Dubai Holding and Emaar Properties, is inspired by mosque minarets and lily flower designs. It features a spacious floor and a 360-degree observation deck. Santiago Calatrava, a Spanish architect, designed the building’s features.

The construction battle between the two countries’ tallest structures is occurring in Saudi Arabia. One of the competing projects is the Jeddah Tower, which is expected to be 237 feet taller than the Dubai Creek Tower when completed. If the UAE’s tower can hold the record briefly, it must complete the project first.

Luckily, the Dubai Creek Tower and the Jeddah Tower are in different architectural categories, which means they can potentially claim world records.

The construction of the Jeddah Tower started in 2013. It received a new impulse in late 2023, so now they can begin to working further to the top. The Jeddah Tower is expected to be the crown jewel of the Jeddah Economic City. This residential and commercial project will feature over 57 million square feet of commercial and residential space, hotels, offices, and tourist attractions.

The developer of the Dubai Creek Tower, Emaar Properties, will not reveal the building’s height until it is officially opened, which will prevent it from being surpassed by other projects.

Dubai Creek Tower: Aiming to Surpass Burj Khalifa as the World’s Tallest Structure

The Dubai Creek Tower was first unveiled in February 2016. During an interview, the son of Santiago Calatrava, the architect who designed the building, said it would be taller than the Burj Khalifa. In June of that year, the chairman of Emaar Properties revealed that the building would be around a hundred meters taller than the Burj Khalifa. Because of this, various news outlets started referring to the tower’s height as 928 meters.

In August 2017, a video in Dubai Mall showed the tower’s height. It was speculated that if 8 Dubai Creek Towers were stacked on each other, they would reach around 11 kilometres, implying that the building would be around 1300 meters tall. The same video also showed that the 5th floor of the Dubai Creek Tower would be equivalent to the height of the Burj Khalifa.

Various cables and anchors support the Dubai Creek Tower, and its height can easily be archived. In the last century, people in the US made several supported structures that reached heights of around 2,000 feet. However, its total height is insufficient to be considered a skyscraper’s maximum.

If the Dubai Creek Tower can reach 1300 meters, it will be taller than the Burj Khalifa and the world’s tallest structure.

Dubai Creek Tower & Creek Harbour | A New Icon in Dubai Real Estate

Although the Dubai Creek Tower is not designed to be habitable, it will be able to surpass the Tokyo Skytree by more than a thousand feet. On the other hand, the Jeddah Tower will feature 167 habitable floors and 85 non-inhabitable ones. The tower will be taller than the Burj Khalifa by over 600 feet when completed.

The city of wonders may yet deliver another magnificent feat. Time will tell. The architectural features of the Dubai Creek Tower were unveiled during a special preview event held in Dubai. The region’s Islamic culture and natural features inspired the building’s design. It will be crowned with The Pinnacle Room, designed to establish the Creek Harbour tower Dubai as a leisure and residential destination.

Emaar Properties today unveiled the architectural and design elements of the Dubai Creek Tower, a glittering new addition to Dubai’s skyline. His Highness Sheikh Mohammed Bin Rashid Al Maktoum, the UAE’s Vice President and Ruler, selected the design for the Dubai Creek Tower by Santiago Calatrava, a Swiss-Spanish architect and structural engineer.

The Tower serves as the core of Dubai Creek Harbour, a world-class development about 10 minutes from the Dubai Airport. It’s also near a wildlife sanctuary protected by the UNESCO Ramsar Convention.

According to Mohamed Alabbar, the chairman of Emaar Properties, the Dubai Creek Tower is a tribute to the country’s leadership and the positive energy that the people of Dubai and the UAE display. It’s also a shining example of the country’s futuristic vision and will help enhance its pride.

He noted that Santiago Calatrava selected the design for the Dubai Creek Tower after a competitive pitch by some of the world’s top architects. It was chosen as a landmark to set the tone for the area’s urban core.

New villa in Dubai with a view of the Creek Tower

The Tower is expected to contribute to the long-term economic value of the UAE and Dubai by providing a compelling destination. It will also position Dubai’s Creek Harbour as a popular leisure and residential area. It will feature a modern, luxury environment, allowing residents and visitors to enjoy various activities and experiences.

According to Al Ali, Dubai Holding is proud of its partnership with Emaar Properties and the design of the Tower. The tower will provide a new landmark for Dubai and symbolise the country’s architectural excellence. The unveiling of the Tower’s design is a significant step in developing the Dubai Creek Harbour.

The development will provide a variety of lifestyle choices, making Dubai a more attractive destination. It will also be one of the country’s best tourist and residential areas. Dubai Holding and Emaar are working together to bring this project to life. If you want to invest in a new way of living, here are our new villas for sale in Dubai Creek Harbour.

Santiago Calatrava

Santiago Calatrava said that he and his team were very honoured to be involved in developing the Dubai Creek Tower. He noted that the collaboration with Emaar Properties has made the project even more demanding and exciting. The design for the tower has a clear reference to the area’s past and its culture.

Throughout his career, Calatrava has always regarded technology as a vehicle for art and beauty. The Dubai Creek Tower’s design aims to celebrate the idea of welcoming people from all around the world.

Calatrava has designed numerous notable projects, such as the World Trade Center in New York and the Calgary Peace Bridge. He was also awarded for his work on Malm’s Turning Torso Tower.

Calatrava’s approach to architecture combines various elements, such as structural innovation, environmental benefits, and architectural expression, into one bold and imaginative gesture. He believes that each project should have a distinct sense of place, which can enhance the setting.

Dubai Creek Harbour’s tower is designed inspired by the lily and the minaret, which are prominent features in Islamic culture. The bud’s geometric texture and elongated oval shape set the tone for the observation decks. The slender stem serves as an analogy to the structure’s overall shape.

The structure is linked to the ground using sturdy cables inspired by the delicate design of lily leaves. These components are carefully constructed to provide the necessary strength to anchor the bud to the ground.

360 degrees view on Dubai

The Tower offers guests 360 degrees of the city and beyond. Its signature feature, The Pinnacle Room, will allow them to experience the city’s most amazing views. The observation gardens are designed to recreate the wonder of the Hanging Gardens of Babylon. Its balconies are fully glazed and can rotate outside the tower’s skin. A world-class hotel will also be available for guests.

The tower’s design will be finalized after comprehensive seismic and wind tunnel testing. All of its components, including the materials used and the technology utilized, will be built to international safety standards. The concerned authorities will follow all of the local government regulations and codes.

The tower’s lighting design will celebrate the structure’s iconic status. It will feature a floating flower bud serving as a beacon of light during the night. The tension cables and structural core will be illuminated with dynamic and gentle movement lighting, enhancing visitors’ experiences and the view from the outside.

The tower’s sustainability features are designed to set industry benchmarks. A tram system that provides an environmentally friendly transportation solution will make its entrance easier. Various green corridors will allow visitors to walk and connect with Dubai Creek Harbour.

Emaar has launched high-end residential projects in Dubai Creek Harbour, such as Creekside 18, The Island District, and Harbour Views. These residences offer exceptional views of the city and Dubai Creek. They also feature a yacht club, a natural bird sanctuary, and Downtown Dubai’s impressive skyline. You will find more information on our page about commercial real estate in Ajman.

The Island District is surrounded by a 4.5km Creek Boardwalk, which provides residents with abundant lifestyle choices. Nearby attractions include galleries, a trendy Vida hotel, and event spaces.

Anyone who wants to make money with real estate always thinks about the return on sales. Or the return on rental of the property. The term ‘flipping’ is a term that perks up the ears of many real estate portfolio managers. Because if you can ‘flip’ a property well, there is a great chance of profit.

But it can also be disappointing; it is therefore important to conduct thorough research into the experiences and possibilities.

Buying an old villa or apartment, completely gutting it, renovating it, furnishing it beautifully and reselling it is the most common way of ‘flipping’ a home.

Off-plan flipping

What is less known is ‘flipping an off-plan property’. This involves purchasing a new-build property, usually an apartment, in a very popular neighbourhood. Or a new neighbourhood where a lot is being invested for future residents.

Being the first to buy the most expensive apartment in the South of France usually rewards you with FNO (Frais Notaire Offert). The project developer pays the notary costs, which immediately saves 2.5% on the purchase price. When signing the purchase contract with the notary, you must have 25% to make the first instalment payment.

During construction, the price of the project will slowly increase. After all, not everyone dares to buy off-plan. A nice brochure and a map is too difficult for many people. They prefer to walk through an apartment, hold the door handle and admire the view. At that point, the apartment has often already increased in price by 10-15%. An apartment that is already fully furnished will be worth even more.

You can also sell your new-build apartment before completion. Due to their location and architecture, some buildings sell out so quickly that many people are happy to pay 25% more to buy an apartment. This is the ideal flipping scenario for investors.

The Concept of Flipping

Flipping in real estate refers to purchasing a property to sell it quickly for a profit. This process typically involves buying undervalued properties, making improvements, and selling them at a higher price. Real estate flipping can be lucrative but requires knowledge, skill, and careful planning.

The core idea behind flipping is to capitalise on market inefficiencies. Investors seek properties that are priced below their potential value. These properties might be distressed, foreclosed, or simply outdated. The goal is to purchase these properties at a low cost, enhance their appeal through renovations, and sell them at a higher price.

Steps in Real Estate Flipping

  1. Market Research and Property Selection The first step in flipping is thorough market research. Investors need to understand the local real estate market, identify neighborhoods with growth potential, and determine the types of properties in demand. This involves analyzing market trends, property values, and economic indicators.
  2. Financing the Purchase Financing is a critical aspect of flipping. Investors can use various methods, including personal savings, traditional bank loans, hard money loans, or partnerships with other investors. Hard money loans are popular in flipping because they offer quick access to capital, albeit at higher interest rates.
  3. Acquiring the Property Once financing is secured, the next step is to acquire the property. This can be done through traditional sales, auctions, or direct negotiations with property owners. Successful flippers often have a keen eye for spotting properties with potential and negotiating deals that leave room for profit after renovations and selling costs.
  4. Renovations and Improvements Renovations are where the value addition happens. The extent of renovations can vary from minor cosmetic updates to major structural repairs. The key is to balance the cost of improvements with the expected increase in property value. Typical renovations include kitchen and bathroom upgrades, new flooring, painting, landscaping, and addressing structural issues.
  5. Marketing and Selling After renovations, the property is marketed and listed for sale. Effective marketing strategies include professional staging, high-quality photographs, and listings on multiple real estate platforms. The aim is to attract potential buyers quickly and sell at a premium price.
  6. Closing the Sale The final step is closing the sale. This involves negotiating with buyers, managing offers, and finalizing the sale through the appropriate legal and financial channels. Successful flippers often work with experienced real estate agents and attorneys to ensure smooth transactions.

Risks and Challenges flipping real estate

Flipping real estate can be profitable, but it also comes with risks and challenges:

  • Market Fluctuations: Real estate markets can be unpredictable. Changes in market conditions, interest rates, or economic factors can affect property values and demand.
  • Renovation Costs: Unexpected issues can arise during renovations, leading to higher costs and extended timelines. Accurate budgeting and contingency planning are essential.
  • Financing Costs: High interest rates on short-term loans can eat into profits. It’s crucial to secure favorable financing terms and manage cash flow effectively.
  • Legal and Regulatory Issues: Real estate transactions are subject to various laws and regulations. Failure to comply can result in fines, legal disputes, or delays.

Success Factors

To succeed in flipping, investors need:

  • Knowledge and Experience: Understanding the real estate market, renovation processes, and financing options is crucial.
  • Network of Professionals: Building relationships with contractors, real estate agents, lenders, and legal advisors can provide valuable support and resources.
  • Attention to Detail: Successful flippers pay attention to every aspect of the process, from market research to renovation quality and marketing strategies.

Conclusion

Flipping in real estate is a dynamic investment strategy that combines market insight, renovation skills, and strategic selling. While it offers significant profit potential, it requires careful planning, risk management, and a deep understanding of the real estate market. For those willing to invest the time and effort, flipping can be a rewarding way to generate income and build wealth in real estate.

Dubai’s real estate market is characterized by high demand for luxury properties, driven by expatriates, investors, and high-net-worth individuals. Areas such as Downtown Dubai, Palm Jumeirah, and Dubai Marina are particularly popular. Investors need to stay abreast of market trends, including emerging neighborhoods and property types in demand.

2. Property Acquisition Costs

The cost of acquiring properties in Dubai can be significant. Investors must consider purchase prices, transaction fees, and taxes. The Dubai Land Department (DLD) imposes a 4% transfer fee, and additional costs may include real estate agent commissions and mortgage registration fees. Acquiring properties at below-market prices through distressed sales or auctions can enhance profitability.

3. Renovation and Improvement Costs

Renovation costs can vary widely depending on the extent of improvements and the quality of materials used. High-end renovations in luxury properties can be particularly costly. It is crucial to budget accurately and ensure that the renovations add substantial value to the property. Employing skilled contractors and managing the renovation process efficiently can help control costs.

4. Financing Options

Financing is a key consideration in real estate flipping. Dubai offers various financing options, including conventional bank loans and short-term financing solutions. However, interest rates and lending criteria can impact the overall profitability. Leveraging favorable financing terms and maintaining a healthy cash flow is essential.

5. Sales Process and Timing

The timing of the sale is critical in maximising profits. Like this off-plan apartment in the Bugatti building for sale. It’s a distressed sale, so you can make a profit when the building is delivered. Holding costs, including mortgage payments, maintenance, and utilities, can erode profits if the property takes too long to sell. Effective marketing strategies, such as professional staging, high-quality photography, and listing on multiple platforms, can expedite the sale process.

Profit Flipping Real Estate Potential in Dubai

The profit potential in Dubai’s real estate flipping market can be substantial, but it varies based on several factors:

1. Capital Appreciation

Dubai has experienced significant capital appreciation in certain periods, particularly in high-demand areas. Investors who purchase properties in emerging neighborhoods or during market dips can benefit from substantial appreciation when the market rebounds.

2. Rental Yields

While flipping focuses on capital gains, rental yields can provide interim cash flow. Dubai offers attractive rental yields, especially in popular residential areas. Some investors choose to rent out properties while waiting for optimal market conditions to sell.

3. Tax Benefits

Dubai’s tax-friendly environment enhances profitability. The absence of capital gains tax, income tax, and inheritance tax means that investors can retain a larger portion of their profits compared to many other global markets.

Challenges and Risks with flipping

Despite the lucrative potential, flipping real estate in Dubai comes with challenges and risks:

  • Market Volatility: Dubai’s market can be volatile, influenced by global economic conditions, geopolitical factors, and regulatory changes.
  • Regulatory Environment: Investors must navigate Dubai’s regulatory environment, including compliance with property laws, visa regulations, and transaction processes.
  • Competition: The market attracts numerous local and international investors, leading to intense competition for prime properties.

Conclusion

Flipping real estate in Dubai or the French Riviera can be profitable, but it requires a deep understanding of the market, strategic planning, and careful execution. Investors who can accurately assess market conditions, manage renovation costs and effectivelys to time their sale stand to gain substantial returns. However, they must also be prepared to navigate the inherent risks and challenges. For those willing to invest the effort and resources, the dynamic real estate market offers promising opportunities for successful property flipping.

The Cannes Film Festival has been taking measures to reduce pollution associated with its activities. For several years, a local association in Marseille has been collecting waste from the event. After sorting through the items, they were then recycled. The festival’s glittering dresses were also taken away.

The Cannes Film Festival is an enormous event that generates over a thousand tonnes of waste in just 15 days. The festival tries to minimise its impact on the environment each year. The event poster, unveiled on May 12, was taken down on Wednesday, May 29, after it was displayed on the palace’s facade.

But what happens to all these materials?

Second life for Cannes Film Festival poster and the Red Carpet

In an effort to reduce its impact on the environment, the festival has been following an economic approach for several years now. La Réserve des Arts is a group in Paris that aims to recycle theatre, fashion show, and film sets. It offers these items at discounted rates to help artists. In 2020, Ali Baba’s cave in Marseille also started implementing this concept.

Benefit other people

“Upcycling” or recycling with high added value is a way of avoiding the trash bin by promoting the circular economy. In short, it can benefit other people.

Paul Gomez, one of the members of the Réserve des arts, was present in Cannes during the start of dismantling this Tuesday, May 28: “This is the 4th year that we are doing Cannes. We are the ones organizing the transport . We help with loading.”

Nearly two tonnes of various materials have arrived in the Marseille warehouse of this artistic resource center which benefits from new premises.

Paul Gomez explains: “the idea is to make the red carpet clean so that it can be reused by cinema professionals.” He notes that “the last rolls from last year were sold out two weeks ago. There, we have a restock.”

And there is work! The poster weighs 400 kilos, the carpet 1500 kilos… The festival estimates all the materials recovered at 7.2 tonnes.

Materials that are re-used

For several weeks, four individuals are hired to restore the red carpet. They are known as “Valorists.” They will remove the hair strands, eliminate the holes in the carpet, and cut the plastic sheet that adorned the palace’s facade. Another tedious task is removing the staples from the Cinéma De la Plage battens.

These items can be reused for various projects, and they are offered at discounted rates. The association is also taking apart the festival’s stands to recover fabrics. All of this work will be carried out outside the warehouse. It is estimated that these items can be used for multiple projects such as

  • Handbags made during an artist residency
  • Miscellaneous, creative objects
  • the Kourtrajmé film school graduated with the Cannes red carpet
  • Scenography, sets

A Cannes la Bocca Association collected the posters from the festival last year. They were then used to make various accessories, such as makeup bags and shopping bags. The repurposed posters served as a way to make the Cannes Film Festival more eco-friendly.

The establishment was initially an integral part of the island’s cultural scene during the 1970s. During this period, people from all parts of the island came together to celebrate music and counterculture. Luckily, almost nothing changed!

Antibes stands out as a prime location for real estate investment. With its rich history, cultural allure, and promising economic prospects, this charming town offers a unique blend of old-world charm and modern luxury.

I absolutely adore Antibes, especially for its breathtaking views of the Mediterranean and the charming Provencal atmosphere that fills every alley. But what I love most of all are the ice creams near the port. There are several incredible gelaterias to discover.

The other day, after a stroll along the ramparts, I stopped by Gelateria Del Porto. Their artisanal flavors are a true explosion of taste! My favorite remains Amorino. They sculpt their ice creams into flower shapes, and you can choose as many flavors as you like in your cone. There’s nothing better than enjoying an Amorino ice cream while watching the boats dance on the water.

Don’t miss Le Glacier du Vieux Port if you’re in the area. Their raspberry sorbet is out of this world. Antibes is truly a little slice of heaven for ice cream enthusiasts like me!

A Rich History and Cultural Legacy

Antibes has a fascinating history that dates back to its founding by the Greeks as Antipolis. The medieval old town, with its narrow cobblestone streets, ancient walls, and the majestic Fort Carré, paints a picturesque scene of historical grandeur. This historical richness is complemented by the town’s vibrant cultural scene. The legacy of famous figures such as Pablo Picasso and F. Scott Fitzgerald, who found inspiration in the town’s beauty, continues to attract artists and art enthusiasts.

The Birth of Summer on the Riviera

The transformation of Antibes into a summer haven can be traced back to the 1920s. American socialites Sara and Gerald Murphy, along with their friends, including Cole Porter and Pablo Picasso, popularized the town as a summer retreat. Their presence marked the beginning of Antibes’ reputation as a glamorous destination, a legacy that continues to this day.

Luxury Living and Attractions

Antibes and its neighboring Juan-les-Pins offer a lifestyle of unparalleled luxury. The Hôtel du Cap-Eden-Roc, a symbol of opulence, attracts celebrities and high-net-worth individuals seeking exclusivity and sophistication. The town’s marinas, including the prestigious Port Vauban, host some of the world’s most luxurious yachts, adding to the allure for wealthy investors. Personnally, the hotel has the best capuccino with A view.

Extravagant Celebrations

The tradition of extravagant parties, initiated by the Murphys and continued by the Fitzgeralds, is still alive in the luxurious villas and hotels of Antibes. The legacy of these legendary summer celebrations contributes to the town’s social scene, attracting affluent visitors year-round.

Prime Real Estate Opportunities

Investing in a new apartment in Antibes offers numerous opportunities for real estate growth. The town’s strategic location, between Nice and Cannes, provides excellent connectivity and access to international transport hubs. Antibes’ existing property market is diverse, from historic villas and modern apartments to beachfront properties and rural retreats in the surrounding hills.

Sustainable Development and Future Growth

The ongoing restoration of historic buildings, such as the transformation of the 1926 Le Provençal hotel into a modern complex with apartments and shops, reflects a commitment to sustainable development. This blend of preserving historical charm while accommodating modern needs ensures that Antibes remains an attractive investment destination.

A Robust Rental Market

The demand for rental properties in Antibes is strong, driven by both tourists and long-term residents. The town’s appeal as a summer hotspot ensures high occupancy rates during peak seasons, while its year-round attractions, such as cultural festivals and the renowned Antibes Yacht Show, maintain rental demand throughout the year.
Properties in Antibes offer good rental yields, making it a viable option for investors looking to generate steady income. The town’s desirability among tourists and expatriates ensures a continuous stream of potential tenants.

Conclusion

Antibes, with its rich cultural heritage, luxurious lifestyle, and promising real estate market, stands out as a premier investment destination on the French Riviera. Whether you are drawn by its historical charm, modern amenities, or robust rental market, investing in Antibes promises immediate returns and long-term growth potential.
