Dubai is perhaps the greatest wonder of unprecedented possibilities. Everything is possible in Dubai, because money is no object here. The government confidently invests in new construction projects for which it issues the permits itself. Dubai’s great strength is the stability of the UAE, the United Arabic Emirates (also called UAE).

Unlike, for example, the Côte d’Azur where about 15-20 different nationalities buy a home, Dubai has a customer base of more than 200 nationalities. When there is unrest somewhere in the world, people with money look for a safe haven. That safe haven is Dubai.

The port of Dubai is located on the Persian Gulf and the water is brought further into the country via an ingenious canal system. The new Dubai may be physically located in the desert, but it is strikingly green. This creates many areas with beaches and boulevards that would not be out of place on the Côte d’Azur. A luxurious penthouse right on the water or a luxurious villa in a green park? It’s all possible.

There is also no water shortage in the desert. All greenery and water from the tap and shower is fresh water. This is due to the many special salinization factories such as the new Hassyan Power Plant. They use reverse osmosis desalination and has operated for more than a year on natural gas instead of coal. The $3.4 billion project is expected to generate more than 140 million gallons of water a day.

The buying process of new construction in Dubai

Buying new construction in Dubai

The purchasing process in Dubai is mainly a race against time to make a reservation. There is a limited stock of new construction projects, but at the same time also a waiting list of interested buyers from all over the world.

If you work with our boutique in luxury real estate for Dubai, we will tell you the current stock and which districts best suit your needs and expectations. We have villas, apartments, but also complete floors, penthouses and buildings in the portfolio.

We work closely with the largest project developer Emaar. Thanks to our good relationship, we can make reservations in the system and guide you through the purchasing procedure.

Buying process

Building a new residence in Dubai takes an average of four years. However, before the first pilar has been driven into the ground, everything has been sold to investors and private individuals who understand how hot the market is. They often buy not one but several units that they can sell at a high profit before delivery. This is called ‘flipping’ and is a very interesting way to build wealth.

Once you have chosen a home and location, send us your copy of your passport, your email and mobile number. You will then receive a reservation contract with all the details by email with SMS code. You will pay AED 40,000 within 14 days. This amounts to approximately 10,000 euros to secure your reservation. You also pay the Dubai Land tax; this amounts to 4% of the purchase price.

From that moment on the reservation is complete. After the purchase contract has been signed and you have paid two installments (20% in total), you will receive a login with which you can remotely monitor the building progress of your new apartment in Dubai. Our team is on site to help you with additional matters such as water and air connections, the interior and the possible rental of your home. Because with the expansion of the new super large Al Maktoum airport, the number of holidaymakers will increase sharply. And with it the demand for luxury accommodation.

Celebrating your holidays on the French Riviera will most likely include a day on the beach. There’s a lot of choice. For people who dislike sand, we have pebbly beaches around Nice. And if you like the feeling of sand between your toes and in your hair, there are many sandy beaches from Antibes towards Saint Tropez.

Not so long ago, local villages closed commercial beach clubs and restaurants because the beach became only accessible to people who could afford a day there. The goal was to make beaches more public for a general (and mostly local) audience.

The price can change during high season. We take no responsibility for changes made by the beach restaurants.

Pricing sunbeds and loungers beach French Riviera

The result of this operation is that there are fewer beach clubs, so there is less competition. This resulted in adapted pricing to a more exclusive market. You.

The price of a typical French sirloin steak or Niçoise salad could be 25% higher than the year before. And the price of a sun lounger the trump card for every beach club has risen almost everywhere this year.

We called beach clubs from Menton to Saint Tropez and gathered the pricing for a sun bed or lounger.

French Riviera beach rules

Some restaurants require you to dine in their beach restaurant, while others allow you to bring your water bottle or sandwich. The general rule is that beach clubs will not charge you a fee if you lie down on a lounger at 16.00. Enjoy that free moment because it won’t last long. Around 17.30, you will be asked to leave the beach. Or stay for dinner.

In France, before 18.00, many sunbeds will be swapped for tables, chairs, and dining linen. Dinner time on the French Riviera beach starts around 19.30!

If you want to add something or your beach club to this list, contact us.

All animal lovers can breathe a sigh of relief; By 2026, keeping cetaceans in captivity for commercial purposes will be banned in France. The application of the Law to Combat Animal Cruelty was adopted in 2021 and will become active in 2026. At Marineland in Antibes, this news was received with cheers by the animals.

After the violent floods in October 2015, in which a tidal wave of mud completely destroyed many basins, things never really got better for the animals at Marineland. The management never opened up about the matter, but it is clear that there is a lot of sadness floating around. Actress Pamela Anderson even stood in front of Marineland for weeks in 2017 with protest signs.

New law forces Marineland Antibes to close

Marineland must therefore get rid of the cetaceans. The main question on everyone’s mind is: Where are the last two orcas Wikie and Keijo going? Indeed, only two of the four orcas remain. And while orcas can normally live up to 90 years.

Sea Shepherd, an international non-profit organization whose mission is to protect marine life worldwide, anticipates the 2026 deadline and proposes to create a sanctuary in France to house the two orcas from Marineland in Antibes. A site has been identified off the coast of Brittany. That would be the best solution for the orcas.

Sea Shepherd believes that “France has a double responsibility towards these animals” because it has not only “allowed their captivity and their reproduction for entertainment purposes for years” but “rightly passed a law that puts an end to this system. ” It therefore seems self-evident to him that the French state guarantees the “well-being of the animals involved” and offers to support them through the creation of this shelter. Although the location has not yet been officially announced, a route is already being studied for the Brittany coast.

The fear of leaving for Japan

However, Marineland itself is negotiating with a Japanese buyer for the animals. A deportation to Japan would mean a new chapter of misery for the animals. Sea Sheperd’s main argument is that in Japan “the mother and her son will most likely be separated and will certainly be used for reproduction and entertainment purposes.”

Sea Shepherd emphasizes that “Japan does not grant any conservation status to cetaceans and is one of the deadliest for these species (whaling and annual mass killings of dolphins still occur there).” Therefore, sending Wikie and Keijo to Japan would amount to betraying the spirit of our legislation and lead to a surreal situation as “as part of the application of an animal protection law, two cetaceans would see their protected species status revoked .

Finally, Sea Shepherd warns of another alternative being studied: a shelter in Nova Scotia, Canada. “This entails major disadvantages,” the NGO estimates, because in addition to the need for “extremely long and stressful transatlantic transport,” winter temperatures in the area “could drop below zero with ice-cold water.” Even though Marineland’s orcas are of Icelandic descent, Wikie and Keijo have only known the warmer waters of the Mediterranean since birth.

If you visit the French Riviera this summer, you could be part of a significant event: the Tour de France 2024. Two days involve Nice as the host of this famous event. Cycling from Nice to the Col de la Couillole is 133 km, and the event’s last day is a timed sprint of 34 km between Monaco and Nice. The city of Nice will be the centre of the world for two days.

The Tour de France originated in 1903 and was organized by Henri Desgrange, editor-in-chief of L’Auto magazine. His young collaborator, journalist Georges Lefèvre, who was also the Tour director of the first edition, was inspired by cyclist Jean Marie Corre’s attempt in 1895.

Corre introduced an aluminium bicycle in 1895 and tested it single-handedly over all the famous courses in France. This inspired the idea in 1903 to revive these time trials annually. The Tour has become the most important and honourable cycling race of the year.

Tour de France 2024 in Nice on the French Riviera

In 2024, the Tour de France will end in Nice, the first time since the race started in 1903 that it will not finish in Paris. Due to the timing of the Olympic Games, which will take place in 2024, the event will be held in different cities.

The race will start in Florence, Italy, on June 29 and finish in Nice on July 21, five days before the start of the Olympic Games in Paris. The metropolitan area of Nice, which features various natural features and activities, is ideal for sports fans and professionals.

The organizers of the Tour de France have no regrets about ending the race in Nice in 2024. The last stage will be a time trial instead of a sprint, marking the first time that the event will not end in Paris. The city of Nice continues to write its cycling history.

Buying and renting out a property in Cannes is always a smart idea. Many people, therefore, buy a sunny apartment in Cannes or the direct area to enjoy the property and as an investment in real estate. After all, everyone knows that with your savings in the bank, you get next to nothing, and in the worst case, you still have to pay the bank to keep your money, the so-called negative interest.

But what are the average rental prices you can ask for, and does it yield enough? If you want to rent out your second home or apartment in the South of France, remember that you are competing with the hotels. Check the average prices per night in a hotel of the same class as your apartment. That gives an excellent guideline.

Buying and renting out your apartment in Cannes. How does that work?

Cannes is the festival city in the South of France. Anyone who buys an apartment here can rent it during busy festivals. This also applies to luxury villas in Cannes and the surrounding area.  The real estate market in Cannes is very active and has many properties that are perfect for this. The Cannes festivals are an essential source of income for local businesses; hotels are already fully booked months in advance at triple rates.

You can, of course, take advantage of this when it comes to a high rental return. Visitors to conferences and festivals are the ideal tenants; they are hardly ever there and want a clean and spacious apartment and a good bed. If your apartment is larger than the average hotel room, you can keep the luxury hotel prices minus 10-20%.

Buying and renting out a property in Cannes. How does that work?

Our luxury real estate portal offers all available condos, penthouses and villas in Cannes. You can rent out the property for almost the whole year. Of course, buying a property in Cannes also adds a 100% lifestyle and fun value if you use it for yourself as well.

With handy websites like airbnb.com and even bookings.com, you can offer your apartment to the rest of the world. Real estate in Cannes always appeals to a large and affluent audience willing to pay for luxury. But then you still have to organize the key handover when your guests arrive. After the guest’s departure, after a few days or a week, you must change the sheets and towels, wash the linen and clean the apartment thoroughly. And you will be there smiling for the next guest.

That is quite a lot of work and hassle because guests never arrive on time and expect you to be there. A key box with a PIN code can be a solution to this. But even then, you need a cleaning team and someone to inspect whether everything has been left tidy. Do not forget to take out comprehensive home contents insurance for any damage. Fortunately, specialized agencies in Cannes take care of all this for you.

We can introduce you to our rental management partner; count on an average of about 25% of the rental price to cover all costs and activities. The agency, therefore, ensures trusted and well-paying customers. If you would like more information about purchasing a villa or apartment as an investment for rental, don’t hesitate to contact us. Our services start with finding you the right real estate property in Cannes.

On Friday, April 26, 2024, a crucial milestone was reached in the preservation of Cannes‘ coastal heritage with the inauguration of the brand-new landing stage at Sainte-Marguerite Island.

Under the leadership of David Lisnard, Mayor of Cannes, this complete renovation is more than just an upgrade: it’s a reaffirmation of the municipality’s commitment to its coastline and cultural heritage.

A Vision Transformed into Reality

Sainte-Marguerite Island, one of Cannes‘ most precious gems, has long been a pilgrimage site for visitors seeking natural beauty and history.

However, the aging of the landing infrastructure, owned by the State, had marred the experience and posed risks to visitor safety. Faced with this reality, the Cannes City Hall undertook, at its own expense, an ambitious transformation of the landing area.

The project, spanning over two years, was more than just a restoration. It was a total reimagining of the welcome for the island’s 500,000 annual visitors. Over three consecutive winters, a colossal construction site transformed the welcome dock and facilities for shuttles and boats. This renovation was not limited to functionality: it also embraced aesthetics and the environment. Elements of modern furniture were added, blending harmoniously with the island landscape, while eight new trees were planted to enhance the island’s natural beauty.

Honoring Sainte-Marguerite Island’s Legacy

Revitalizing the landing stage not only represents a step forward for the safety and comfort of visitors; it is also a tribute to Sainte-Marguerite Island itself. Known for its rich cultural heritage and preserved environment, the island offers a myriad of activities for explorers of all ages.

Tranquil walks through paths lined with maritime pines offer breathtaking views of the Mediterranean, while history enthusiasts can delve into the mystery of the island’s famous prison, once home to the Man in the Iron Mask.

Unleashing the Island’s Charms

In addition to its historical appeal, Sainte-Marguerite Island is a haven for outdoor enthusiasts. The crystalline waters surrounding it are ideal for snorkeling and scuba diving, allowing visitors to explore the marine life.

For those who prefer to stay on land, picnics on pebble beaches and sunbathing sessions under the Mediterranean sun offer unforgettable moments of relaxation.

Beyond its natural attractions, the island hosts cultural and artistic events throughout the year, attracting visitors from around the world. It’s a must-visit destination on the French Riviera.
