For anyone who works hard, it is nice to have a buffer to cope with bad times. You have this money in a savings account and if that amount grows a little every year, then you are doing well. You may wonder whether there is more you can do with your savings. Your bank sometimes gives a little interest, but the question is whether that makes you happy.

Many people, therefore, choose to invest their savings in real estate, of course, in the most stable region in Europe and perhaps the world: the Côte d’Azur. Entrepreneurs, celebrities, and artists invest part of their wealth in French Riviera luxury real estate because it has been proven that this region always remains stable, no matter what happens.

The French Riviera: the best destination for your savings

Even if the world is turned upside down; there will never be a real estate crisis on the Côte d’Azur. That’s because no one has had to borrow the money for his or her property. As a result, there are never any forced sales (except a few divorce disputes) that bring the market’s price down. In fact, real estate prices continue to rise. Buyers come from all over the world. As a result, there is always more demand than supply, which determines the price.

Of course, there are pessimists (in an attic room) who say, ‘Things are not going well at all with that real estate because that ten million villa in Villefranche sur Mer has been for sale for years. And the price they ask is so high, no one is going to pay that!’ The reality is that such real estate actually yields extremely well. The seller is in no hurry to sell because the rental income per year is sufficient.

But if someone wants to withdraw ten million from the bank and invest it in luxury real estate, then such a villa is the perfect money machine. In this area the weekly price starts at 25,000 euros and can go up to 100,000 euros per week. And in the meantime, the value of the property increases. It is also an ideal way to give your children something beautiful for the future. If you make them the direct owner and give yourself the usufruct, no one will worry about leasehold tax later.

Guaranteed rental income

Depending on location, style, space, and exclusivity, you can rent out any home well. A villa with a swimming pool in a village quickly sells for 4,000 euros per week. The closer you get to the coast, the higher the rental income. But an apartment in Cannes can also be lucrative. With an investment of 300,000, you can relatively easily earn between 25,000 and 30,000 euros per year thanks to the many conferences and events.

Step into the safe bubble of the Cote d’Azur

Banks warn every year about a new real estate bubble. This certainly exists in areas where sellers make real estate stunts and promise mountains of gold. It is good to realize that the south of France is never on the list of high-risk areas. It is an international safe haven for everyone from all countries. With the best care, safety, nature and entertainment anyone could wish for.

Acquiring Real Estate in France: Insights into Taxes, Average Costs, and Regulations for Expats

Dreaming of owning an elegant French chateau, a weekend apartment in Paris, or embracing the warmth of the French Riviera ?

The allure of buying a property in France is undeniable, but navigating the complexities of international real estate transactions requires a clear understanding of the process, legal obligations, and financial considerations.

France boasts a robust property market, with nearly 65% of its residents owning their homes, offering a well-established and regulated environment for prospective buyers. However, grasping the nuances and intricacies of the French real estate landscape is crucial to facilitate a smoother buying experience.

General Advice on Property Acquisition in France

The diversity of the French property market caters to various preferences, from chic urban apartments to rustic countryside retreats to New properties and modern coastal villas.

Your journey of buying a property in France begins by identifying the region or city that aligns with your lifestyle and budgetary constraints.

Upon selecting a property, it’s imperative to review the “Dossier de Diagnostic Technique” (DDT) report, and the DPE akin to a structural survey in the UK, which highlights any significant structural issues or renovation requirements. Negotiations typically proceed through a preliminary contract known as “compromis de vente,” followed by a deposit payment and thorough due diligence conducted by a notary to verify property ownership and legal compliance.

Unlike the UK’s property sales process, where buyers receive updated survey reports, international buyers in France must carefully scrutinize the DDT report and consider commissioning additional structural surveys independently.

Understanding Homeownership Costs in France, Including Property Taxes

French property values, though comparable to the UK, exhibit regional variations and demand-driven price differentials. Additional expenses such as “Droit de Mutation” (stamp duty), notary fees ranging from 2.5% to 5%, and annual property taxes like “taxe d’habitation” and “taxe foncière” must be factored into the overall budget when buying a property in France.

Stamp duty rates vary depending on the property’s age, with older properties subject to a higher levy compared to new developments. Notary fees, regulated by the French government, are proportionate to the transaction value. Ongoing property taxes, including municipal taxes and land taxes, contribute to the annual financial obligations of property ownership in France. For more information on taxes in France, you can also visit the French government’s official website on taxes: Taxes in France

Guidelines for Expatriates Purchasing Property in France

Foreign nationals and non-EU citizens encounter no specific restrictions on property ownership in France. However, regulatory provisions, such as the 10% cap on housing market fees and inheritance laws permitting property transfer to dependents, necessitate careful consideration during the process of buying a property in France.

Proficiency in French or assistance from bilingual professionals can enhance communication and comprehension throughout the property acquisition journey. Non-resident buyers are subject to temporary stay limitations under current EU immigration rules, with provisions for residency permits to extend their stay.

Moving with your kids ? don’t know anything about the french schools ? have a look at the French education system!

In summary, navigating the intricacies of buying a property in France demands meticulous planning, legal awareness, and financial preparedness. For tailored guidance and expert assistance with your real estate endeavors in France, our Living on the cote d’azur team is at your service.

Buying new construction in Cap d’Ail can be frustrating. You can find apartments with a view of the neighbours’ rooftops and, most likely, some city noise. Ideally, you would want a horizon-wide sea view and surround yourself with the best luxury, like a concierge service, spa, gym, etc.

We have good news: we have found a new construction site in Cap d’Ail! Anyone who regularly visits Monaco has probably seen that mega construction with a large blue tarp on the side of the road. It has been there for about three years without any further visibility. But about 50 meters down, one of the most exclusive residences in Cap d’Ail was being built.

The project developer has chosen to start building and slowly start sales. And that moment has now come! We are proud to offer you this project. It is expected to sell out quickly, so don’t wait too long to decide.

Price per square meter Cap d’Ail

The square meter price in this region is high: Villas in Cap d’Ail are sold for 36,000 euros per m2 of living space, and apartments for an average of 20,000 euros per m2.

These new apartments in Cap d’Ail are as luxurious as a villa but with an infinity swimming pool, a gym, a spa, a concierge, and a magnificent view from Monaco to Cap Ferrat.

The apartments have one, two, or three bedrooms and a balcony or garden. The four penthouses have a large roof terrace with a private swim spa. The entry price is 88m2 with a terrace/garden for 1,250,000.

After reservation and a 5% deposit, you will be invited by the interior designer, who will put together the furnishings and finishes.

Brochure and price list on request

If you want an exclusive apartment with lots of space and a stylish appearance in a small residence, request the brochure and price list now.

The unfair advantage

During summer, entering Monaco can be challenging and time-consuming. The residents of this exclusive property have an unfair advantage: another entrance on the seafront, some 50 meters below the road above you (with traffic jams). You can take your bicycle, scooter, or car from here and drive through the centre of Cap d’Ail and the harbour to Monaco.
