Near Nice, a former prison will house student accommodation IN PRISON! Opened in 1847 for 72 inmates and eighteen guards, abandoned in 1992, the former Grasse remand center was bought by a promoter.

Sold in 2017 by the State to individuals, who had made it an event venue, the former Grasse prison has again changed hands to offer itself an even more surprising third life.
A total of 77 student accommodations from 14 m2 to 23 m2, spread over two buildings, are to be inaugurated there at the end of 2024.

Lock them up! New student housing in an old prison

In recent years, the municipality of Grasse has launched the bet to take a student turn in the capital of perfume, where a campus was recently opened in the old courthouse of the city.
The faded walls, the imposing doors with peepholes, and their locks set the tone. Here, we are in prison. An old prison.

The former Grasse remand center, in fact, opened in 1847 for 72 prisoners and eighteen guards and was abandoned in 1992. Sold in 2017 by the State to individuals, who had made it an event venue, this 1,700 m2 has again changed hands to offer themselves a third life. Even more surprising. By the end of next year, a student residence should be inaugurated there.

Néo campus, that’s its name, will offer 77 apartments from 14 m2 to 23 m2 spread over two buildings. A first, existing and rehabilitated around its central nave, which housed the prison for men. The second, new, will be erected in accordance with “the requirements of the architects of the buildings of France” in “the deconstructed part” of the premises, formerly reserved for female prisoners.

A University shift for the capital of perfume

The complex adjoins the former courthouse, also recently transformed… into a teaching building with two amphitheaters, including one with 120 seats, and fourteen classrooms. In recent years, the municipality has indeed launched the bet to make the capital of perfume take a student turn. This university residence project will come full circle as the city hopes to welcome 1,000 students in 2024.

Those who get accommodation there (with rents between 500 and 700 euros per month) will be entitled to “a singular universe” and “bewitching” still promise the promoters. A place steeped in history but which will be much more welcoming than during the century and a half when it served as a prison. “Relaxation areas designed to promote well-being”, “guinguette-style gardens” and a “connected laundry service” are notably included in the equation.

The former prison transformed into a residence for students in Grasse is a great investment project. Pricing for a unit is around 150,000 euro. Rental income is between 500 and 700 euros. Work has begun to transform the former penitentiary center into a real campus. Ready in 2024. Contact us for more info.

Nice in the South of France is A Beacon of Resilience in the French Property Market. The Stable House Pricing on the French Riviera is making headlines today. We told you last year and the year before; investing in the Côte d’Azur is investing in a stable market. The French property market did experience a  decline in house prices during the first quarter of this year, a phenomenon unseen since 2015. Nationwide, property prices – excluding new-builds – fell by 0.2% in the first three months of this year. How much? Yes, 0,2 %. That’s hardly a wrinkle in the real estate pond, but statistics from the French State make it look newsworthy.

However, amid this nationwide 0,2% trend, the city of Nice stands out as an exception, with its housing market demonstrating stability and even growth, particularly in the high-end segment. This article examines the factors contributing to the resilient house pricing in Nice, focusing on the city’s international appeal and its allure among second home-owners.

Nationwide Property Price Decline

According to recent data released by the French national statistics office, Insee, house prices across France, excluding new-build properties, saw a 0.2% decline during the first three months of this year compared to the previous quarter. In the Paris region, apartment prices experienced a more significant drop of 1.1% over the same period. These figures suggest a cooling trend in the French property market, prompting further investigation into the unique case of Nice.

Nice’s Stable Housing Market

In contrast to the overall French market, Nice has demonstrated remarkable stability in its housing prices. The city’s property market has remained resilient, and in the case of high-end properties, prices have continued to rise. This defies the downward trend observed nationwide and highlights Nice as a reliable investment option for potential buyers.

Nice, a beacon of resilience in the French property market

The Appeal of Nice

The enduring stability in Nice’s housing market can be attributed to several key factors, chief among them being the city’s international appeal. Nice, located on the picturesque French Riviera, has long captivated individuals seeking an exquisite blend of natural beauty, cultural richness, and a mild Mediterranean climate. Its idyllic location offers a combination of stunning coastal landscapes, vibrant city life, and proximity to renowned destinations such as Cannes and Monaco.

Second Home-Owner Haven

Nice’s allure extends beyond its local residents, as the city has become a magnet for second home-owners from around the world. International buyers, particularly those seeking a prestigious address on the French Riviera, are drawn to Nice for its sophisticated lifestyle, world-class amenities, and a thriving cultural scene. The city’s reputation as a cosmopolitan hub has cemented its status as an attractive investment destination, contributing to the stability of its housing market.

Resilience of High-End Properties

One notable aspect of Nice’s housing market is the continuing rise in prices of high-end properties in the surround area, like Villefranche sur Mer. These sought-after residences, often located in prestigious neighborhoods or offering breathtaking sea views, have maintained their value and appeal despite the broader decline in house prices. This resilience can be attributed to the limited supply of such exclusive properties, coupled with sustained demand from affluent international buyers seeking the epitome of luxury living.

Conclusion

While the French property market experienced a decline in house prices during the first quarter of this year, the city of Nice has stood out as a beacon of stability. Its housing market remains resilient, with high-end properties continuing to command rising prices. Nice’s international appeal and its popularity among second home-owners have played a pivotal role in sustaining the city’s property market and positioning it as an attractive investment destination. As the allure of the French Riviera endures, Nice is likely to maintain its reputation as a secure and enticing location for those seeking a piece of Mediterranean paradise.

Gastronomy and Real Estate: The Connection

The connection between gastronomy and real estate might not be immediately apparent, but it’s undeniable. Food is a significant aspect of a region’s culture and lifestyle, and the rich culinary tradition of the French Riviera contributes to its overall appeal. Prospective homeowners aren’t merely looking for a beautiful property; they’re searching for a locale that offers a complete and enriching lifestyle.

The French Riviera's Gastronomy and Its Influence on Real Estate

The region’s reputation as a culinary hotspot undoubtedly adds value to its real estate market. Properties located close to renowned restaurants, markets, and vineyards are particularly sought after. For instance, the town of Mougins, home to the Michelin-starred “Le Moulin”, is highly desirable for its culinary reputation. Likewise, the village of Èze, with the two-starred La Chèvre d’Or, promises not just breathtaking views but also world-class dining. For food and wine enthusiasts, the opportunity to dine at outstanding establishments or to have access to high-quality local produce is a significant factor when considering a real estate investment.

A Culinary Culture Worth Celebrating

The French Riviera’s culinary culture shines brightly in its local markets, such as the Cours Saleya Flower Market in Nice, where shoppers can find fresh local produce alongside traditional delicacies. Annual food festivals, like the Fête du Citron in Menton, celebrate local produce in a vibrant, community atmosphere. Wine enthusiasts can explore the vineyards of the Bellet wine region on the hills of Nice, offering an immersive experience into the wine-making process. These aspects of Riviera life enhance the sense of community and offer unique, local experiences. For potential homeowners, this vibrant culinary culture adds to the appeal of owning property on the French Riviera.

Holiday rentals are particularly popular, providing property owners with an attractive potential income stream. Properties that cater to the gastronomic tourist, such as those located near renowned restaurants. Or in areas celebrated for their local produce, can command higher rental rates. As the world becomes increasingly aware of the impact of human activities on the environment, many homeowners and developers are adopting eco-friendly practices to reduce their carbon footprint. One such strategy is embracing sustainable landscaping techniques.

While this aspect is often overlooked in the quest for sustainability, eco-friendly landscaping practices can be crucial in developing an ecologically sound property.

Incorporating environmentally-friendly methods into the design and maintenance of their outdoor spaces enables homeowners and developers to reduce their environmental impact significantly — all while also creating a beautiful and functional landscape.

Whether you are building a dream home or looking to upgrade your current outdoor space, there are several sustainable landscaping techniques that you can adopt to make your property more environmentally friendly.

This article will dive into the meaning and benefits of sustainable landscaping and provide ways how to implement this idea in your property.

What is Sustainable Landscaping?

Sustainable landscaping is an eco-friendly technique applied when designing, constructing, and maintaining gardens and outdoor spaces. This strategy is done to minimize the impact on the environment and surrounding natural resources without sacrificing the aesthetics and functionality of the land.

Aside from minimizing the effect on the environment, sustainable landscaping also uses practices that aim to conserve resources and reduce waste. These tactics are adapted to create a balance between the natural ecosystem and human needs while promoting biodiversity, water conservation, and healthy soil.

Good Practices for Sustainable Landscaping

To achieve a sustainable landscape, it is essential to incorporate good practices that conserve resources and reduce waste. From harvesting rainwater to using renewable power sources, several good practices can help create an eco-friendly outdoor space.

Below are some of the best techniques for sustainable landscaping that you can adopt to create a beautiful and functional outdoor space while minimizing your environmental impact.

Harvesting rainwater

One of the easiest and most effective ways to promote sustainability in landscaping is by collecting rainwater. This method enables you to conserve water by reducing the amount of water you use from municipal or well sources. This conservation technique is especially important in areas prone to drought or water scarcity.

Harvesting rainwater involves collecting and storing rainwater that falls on your property. This can be done by installing a rain barrel, cistern, or other storage system. These collection and storage mechanisms can range from simple and inexpensive to more complex and costly, depending on your needs and budget.

Mulching

An aspect of sustainable landscaping is reducing waste, and one technique that can help with this is mulching. This practice involves the use of mulch, which is a layer of organic material like leaves and wood chips that is spread over the soil around plants.

This layer helps in conserving moisture, suppressing weed growth, regulating soil temperature, and improving soil quality. Using organic materials for your mulch also allows you to reduce erosion and promote healthy root growth as it decomposes.

Mulching is quite easy: Simply spread a layer of your chosen organic material around the base of plants without covering the stem or trunk. Keep in mind that the depth of the mulch layer depends on the type of material used and the plants being mulched.

Composting

Composting is a valuable practice for sustainable landscaping that can significantly reduce waste and promote soil health. It’s both a technique and process, in which organic materials are collected and broken down to create a natural fertilizer while also diverting materials from landfills.

Aside from these effects, composting also reduces the amount of harmful chemicals entering the environment, supports healthy plant growth, and helps to conserve water by improving soil structure and water retention.

An essential aspect of composting is knowing what materials are biodegradable or recyclable. Biodegradable materials are those that can be broken down by microorganisms, while recyclable materials are those that can be processed and made into new products.

Having this knowledge empowers you to use the right substance for your compost pile that is rich in nutrients and free from harmful contaminants. It also helps you in avoiding using non-biodegradable waste, which are by-products that do not break down into organic matter through natural processes.

Selecting the right plants

Choosing plants that are well-suited to the local climate, soil type, and water availability is essential to practicing sustainable landscaping. That’s because this practice can reduce the need for water, fertilizer, and pest control.

Moreover, getting the appropriate plant species for your outdoor space enables you to create a sustainable landscape that supports the local ecosystem. It also provides valuable habitat for wildlife that may be present in or around your property.

A particularly good choice for this sustainability landscaping practice is planting native plants. Native plants are easier to maintain since they have adapted to the local environment and are well-suited to the conditions of the area. They also require fewer resources for maintenance and are more resilient against pests and diseases.

Preserving soil quality

Healthy soil is the foundation of a healthy landscape as it provides a range of essential ingredients for plant growth and the health of other organisms. By preserving soil quality, you can create a sustainable landscape that is more resilient to drought, erosion, and other environmental stresses.

Among the many important aspects of preserving soil quality is maintaining soil organic matter and reducing soil erosion. Organic matter in the soil ensures there are enough essential nutrients to maintain a healthy soil ecosystem and structure, support plant growth, and enhance water retention.

Minimizing the use of pesticides and fertilizers is also important for preserving soil quality. Chemicals used for pest control or fertilization can harm soil microorganisms and reduce the overall health of the soil. Switching to natural pest control methods and fertilizers helps maintain and provide nutrients to the soil without harming the environment.

Use renewable power sources

Using renewable power sources is a crucial practice for sustainable landscaping, especially if you are buying your first home. Conventional landscaping practices, such as watering, lighting, and maintenance, often rely on non-renewable energy sources that contribute to environmental degradation.

Converting to the use of renewable power sources enables you to reduce your carbon footprint and create a more sustainable outdoor space. This switch to green energy also can provide a significant return on investment.

That’s because it can help lower your energy bills and possibly allow you to get tax credits and other incentives that may be provided by local and federal governments. Using solar panels, wind turbines, and other landscaping practices like mulching are some of the things you can do to generate renewable energy.

Conclusion

When designing or renovating your outdoor space, it’s important to consider the long-term environmental impact of your landscaping choices. Adopting sustainable landscaping practices like the ones outlined above enables you to create a space that is not only beautiful but also environmentally responsible.

After all, the goal of sustainable landscaping is to create a beautiful and functional outdoor space that not only enhances the quality of life but also contributes to the health and well-being of the planet.

We live in a period in which we are warned that the current money system no longer works and that everything will blow up. In America and Switzerland, some banks already collapse as soon as too many people want to withdraw their savings. And platforms trading in crypto go bankrupt, causing billions of bitcoins to disappear. And all that cryptocurrency has been paid for once with a euro or a dollar. Nobody knows what will happen, but there will always be a money system for housing, work and food.

Digital money or buying real estate in the South of France?

But what do we do with our money? Those days when we kept savings in a sock under the mattress are long gone. In addition, cash is less and less accepted. You sometimes almost feel like a criminal if you want to pay with a 50 euro note in a shop. Only on the fresh market and in restaurants are people happy with paper money; they save money with paper money. How does that work?

Pay in cash or digital money

Anyone who pays 50 euros in cash in a restaurant gives the owner 50 euros that he can use to pay for the launderette, also in cash. Or pay 50 euros in cash to the greengrocer. Or the window cleaner. That note of 50 always retains the value of 50 euros.

But if you pay digitally in a restaurant, you are not doing the restaurateur a good service. The restaurant pays an average of 2.5% in transaction costs, which equates to an average of 1.25 for each further payment transaction. If the restaurant paid all costs digitally, then after 36 payments of those 50 euros, only 5 euros would be left. Thanks to all digital transactions and fees, no less than 45 euros have become the bank’s property.

It is, therefore not surprising that the banks (and governments) promote the complete switch to digital money. After all, it seems easy for the consumer, but the banks earn extra money.

Savings

You now neatly deposit money into your savings account every month. And maybe you bring paper money to the bank. But your savings account balance is no more than a digital number on your screen. You can pay bills with it, preferably online.

However, if you want to withdraw cash from a money machine, you will face restrictions from your bank, such as a maximum withdrawal of 300 euros per day. Or a maximum of 1000 euros per week. And if you want to withdraw more, you must explain to the bank what you need that money for.

That, obviously, is none of the banks’ business and also feels like an invasion of privacy. Some people deal with this playfully by giving answers such as: ‘It’s my birthday and I’m looking for a gigolo’ or ‘I’m addicted to gambling, and I’m going to the casino’. But still, it doesn’t feel normal.

To invest

We see that more and more people are becoming suspicious of their banks. Who guarantees you that you can always access your savings? And if a new system is introduced later, what will be the new value? Will the euro survive if the dollar falls in value? The rise of BRICS against the US dollar will kick back into banking systems. That is why investing in real estate is a logical thought. A house of bricks survives every crisis and will only increase in value.

The real estate market in the South of France

The Cote d’Azur is not Marbella or Dubai. Apart from the difference in the type of audience, these regions are also in the real estate danger zone. Anyone who invests there now is almost sure that the value will decrease in the foreseeable future. The real estate bubble will burst someday. Except on the Cote d’Azur.

Old or new money, everyone who invests in the Cote d’Azur does so for one simple reason: the French Riviera market is always stable. It can sometimes go down a bit, but it tends to go up a bit every year. And during significant events, prices freeze. Few people have a mortgage on the accommodation in the South of France, and if it cannot be sold, it is always well rented out, even in a time of crisis. And so prices remain high and stable.

The Nice Matin of April 28, 2023, speaks of a paradox: while real estate prices are falling everywhere, they continue to rise on the Côte d’Azur.

Second home as an investment

So now is the time to invest smartly. You buy a house in the south of France and intelligently invest your savings. You can rent that property for extra rental income to make your money even more profitable.

Inquire about typical rental properties that have a proven return. Investing in new construction is also smart; no maintenance for the first ten years and low notary fees and transfer tax upon purchase. And if you let it out professionally, you can reclaim the 20% VAT from the French tax authorities.

Are you an entrepreneur looking for an intelligent construction where you convert part of the company profit into real estate in the South of France? We are happy to connect you with our expert network, the starting point being that you are protected against IFI, the French wealth tax. And your children against inheritance tax.
