“Only three more dead and then I don’t have to go to school anymore.” Unfortunately, it is not a rule from a video game, but the hard truth in the life of our thirteen-year-old daughter and student in the South of France. The coronavirus aka the bat flu is grabbing everyone; whether you get sick or not. Less than a month ago, Jo and I had a romantic walk through Alassio and we drank rosé on the beach, only to hear the news a week later that two Corona infections were found in Alassio. We really weren’t! In fact, we thought (and think) that the Coronavirus is a man-made virus that receives unprecedented media attention to temporarily distract us from other things.

In any case, President Macron grabbed the virus with both hands to make his beloved labor reform law legal under Article 49.3, while everyone was watching the news about Corona. (Update: 17-3: Macron withdrew his plans and is now taken serious precautions to protect France for spreading the virus. We are in lockdown now. That’s a good thing!) Still, we prefer to look ahead, thinking that every year there is a flu wave in which half the school stays at home with the famous ‘gastro’ or a lame feeling in the head and abdomen, where the bed is regularly alternated with a toilet seat that is still warm from the last visit. But you can not avoid the news: even on the A8, when we are on our way to Juan Les Pins beach, all warning signs show the message: ‘Attention Coronavirus 107.7’.

Since yesterday, we know someone personally infected with the virus. She got it while she was in the Netherlands last week; the country where people stand in line for the coffee shops to buy extra joints, not for toilet paper. And a teacher at a local school seems to have it, but he just stayed at home, like you do when you have the flu. Yet you become more alert to what you hold with your bare hands. In the supermarket I see grunts and frisky ladies over the age of 80 doing their groceries with silicone gloves, knowing that bacteria live on the railings of a supermarket trolley. Can any research be done on that at all?

A Corona update from the French Riviera

Friends and doctors advise us to stop shaking hands, to keep up the resistance by taking extra Vitamins D and C, but also to shrug your shoulders about so much scare. It is a new kind of flu, but fortunately, the cheap and simple Vitamin C proves to be a true Corona killer; in Korea and China, men have stopped the number of infections by giving high doses of vitamins C and D to entire tribes. Patients are given 30 grams of Vitamin C every hour and can go home a week later.

This news is missing in the MSM; it seems like the Main Stream Media wants you to get sick and then wait to be injected with an expensive vaccine so the pharma industry and government can make extra money. Is this a bizarre conspiracy theory and are we being cornered like bland sheep? The future has the answer.

From Monday the schools in France are closed for 3 weeks to prevent the flu from spreading; just like in Italy, Portugal, Austria, Denmark, and Belgium. In the Netherlands, Minister Rutte, as always, washed his hands in innocence and wanted the children to go to school. He chooses a ‘herd immunity’ strategy, that most likely will kill thousands of people. “I wish you all a Coronavirus and after that, you’ll be immune. Or maybe not.” In the meantime, news editors are running at full speed to bring every cough on the street as ‘breaking news’. If only they would give that media attention to cancer; how many people get that terrible disease that doesn’t have a vaccine? There are important things in the world beyond just Corona; topics forgotten by the MSM because it is convenient that we do not ask questions about the situation on the Turkish Greek border where the EU deliberately forgets to help the Greeks with the next invasion of economic refugees. Or that you hear about all the expensive ‘green energy’ windmills that suffer from corrosion on the blades and the broken blades are secretly buried because the material is not recyclable. Whether that ice on the poles grow again while there was climate warming. Or that we emit too much CO2 and therefore you have to pay more tax. Or that Albania becomes a new member of the EU. Now, that rich country will save us all. Did you miss all that news? Well, that’s my whole point.

We are being massively distracted and deep in our hearts, we know it. That is why it is important to continue to use your own mind and to review the numbers. In France, exactly 612,000 people died in 2019 out of a population of 66.9 million. Across France, 130 people have now died from the Coronavirus and the world is standing still. Due to all the heated commotion, restaurants and cinemas remain empty, large hotels do not even want to open in Cannes, the Mipim has been canceled and so did the Cannes Film Festival because all the big stars have canceled their hotel booking.

At the same time, thirty (30!) residents died of the ‘old style’ flu in a retirement home just around the corner in December 2019 alone. That did not make the Nice Matin as it was business as usual with the ‘normal’ flu.

Let’s take a positive look and assume that you and we don’t get sick because we take good care of our health. Take a lot of suns or take Vitamin D pills, swim a lot in the sea or swallow magnesium and of course a lot of Vitamin C from fresh fruit and Omega 3 from fresh fish. This keeps your immune system up to date and the chance that you get the Coronavirus or the flu is minimal.

Beausoleil is a community in the Alpes-Maritimes department situated in southeastern France. It has adjournment with the Principality of Monaco. Trophee d’Auguste

The Alpes Trophy is the only remaining sample of a triumphal architecture that was built in the 1st century BC to honor Augustus Caesar’s victories against the people of the Alpes. This monument consists of plaster cars, an exhibition of engravings, models and a panoramic view.

Bastion Museum

This museum was dedicated to a French artist Jean Cocteau. Bastion Museum is a very popular destination for lovers of art who visit this region of the world. Real Estate in Ibiza

Buying a house in Ibiza is almost impossible without an official Ibiza local estate agent and a lawyer. The rules in Spain are more extensive than in the South of France and you will need (and appreciate) the extra expertise of a lawyer. In our network, we have selected partners who do business in the same way as we do business; transparent and professional. There are two markets; the ‘real’ housing market where prices per square meter are in proportion to the apartment or villa offered. But there is also an ‘unreal’ market where a square meter price is no longer the benchmark. Supply and demand rule here. The seller is asking 5 million for a 150 sqm villa because they have paid a similar amount for it. During the sale, the house is rented for a hefty amount, until someone comes along who wants to pay the selling price. Exclusive to Ibiza is scarce and therefore has a high price.

When you find the property of your dreams in Ibiza, the agreed price still has to be adjusted with a maximum of 10-12% on the purchase price to cover all extra costs, depending on your situation and agreements.

Extra fees when you buy a home in Ibiza

Notary expenses

As a buyer, you have to pay 0.5-1% of the purchase price declared in the deeds of sale.

Property registration

Your new house in Ibiza must be registered in the land registry and are calculated in relation to the purchase price declared on the deeds of sale. In general, this is roughly 1% of the purchase price.

Banking costs

To pay for the property, you will need a Spanish bank account. You then transfer money from your home country to the Spanish bank account and transfer the money from the bank in your country. The cost of the transfer can be as much as 0.4%.

Property transfer tax – Impuesto sobre transmisiones patrimoniales (ITP)

This ITP is only applied to second-hand properties. New builds are charged the standard IVA. The ITP is charged at between 8% and 11% depending on the purchase price.

Up to € 400,000 8%

From € 400,000 to € 600,000 9%

From € 600,000 to € 1,000,000 10%

From € 1,000,000 11%

When you buy a new property on Ibiza, you pay another VAT (IVA, Impuesto sobre el Valor Añadido) and Stamp Duty (AJD, Actos Juridicos Documentados). The IVA is the same as VAT / Valued Added Tax.

Currently, the VAT is 10% of the purchase price of residential houses (apartments, houses, villas, etc.). The Stamp Duty is 1.2% of the purchase price. On commercial real estate, land/plots/land, a tax of 21% VAT or 8-11% transfer tax applies, and that depends on whether you are buying from a company or privately.

Local property taxes (IBI) – Impuesto sobre bienes inmuebles

There is no standard rule for these costs. They are fixed by the local town hall (Ayuntamiento) of the area of residence and is calculated on the basis of the notional rental value (Valor Catastral) of the property. You can ask what the previous owner paid.

Mortgage costs

If you need a mortgage, the bank will most likely ask for an expert report to estimate the real value of your Ibiza property. These costs can be around 500-800 euros plus the bank costs for obtaining a mortgage; often 1% of the mortgage.

Legal fees

We advise to always use an independent lawyer to do all the necessary checks on paperwork and agreement. Legal fees usually will cost you around 1% (including VAT) of the purchase price.

Welcome to the year 2020. Twenty-twenty sounds somehow a lot stronger and better than the year 2019. Yet, last year was not a bad year in terms of sales, although notaries, in particular, complained that new-build sales were going too slowly. The reason for this is that more and more French people are threatening a lawsuit as soon as a new-build project is launched on a plan. This immediately delays the files because your future neighbor wants to be paid for the inconvenience. But in general, sales have risen; even a record number of transactions has been recorded; more than 1 million.

According to astrology and the angels, 2020 is the year of balance and change. We see around us that the atmosphere is getting grimmer and discussions are getting harder. To breakthrough, things will change in every area. And that is not without a struggle; the word is very clear: breaking through.

In France, of course, the strikes are continuing happily this year and the Gilets Jaunes received support from the unions and groups such as the RedBlocks who are physically going a step further to force the government to water down the plans for, among other things, retirement. The French Railways also went through at the craziest moments; they do not want to just put away their pension rights built up in 1904. The French ramming is starting to take effect; plans are slowly weakened and the government is in talks with all parties to find a solution. The latest estimates indicate that strikes have cost 400 million in lost income alone at the SNCF. That striking pays off, shows the latest news; the age that you can enjoy your retirement has been pulled back from 67 back to 62 years. The power of the people shows that if you all want the same, you can succeed in anything.

Meanwhile, economic asylum seekers continue to flow into Europe and even friends who live in nice, small villages in the Netherlands have to confirm that it gets very busy and less pleasant on the street. But yes, as long as the EU implements the Strasbourg Resoltion, you can do two things: vote differently or find a place where you are less troubled by the nuisance. Of course, it’s nowhere perfect, yet we dare to say that the Côte d’Azur is still one of the most attractive areas to spend a relaxing time. That is because everyone who makes the choice to invest here also does so with a positive thought: to enjoy life more. That creates the positive “vibe” that you feel.

Safety is important to enjoy life; It is, therefore, nice to see that a lot of police (visible and invisible) are present in the South of France to guarantee the quality of life and tranquility. The budget for both the police and the army is increased by 4% this year and the salaries will increase for everyone in uniform. In addition, another 10,000 police jobs will be added for extra man and woman power.

In public space, everyone respects the authority, which should be normal. After all, a country that is proud of itself considers it important to defend democratic values. How different is it now in the Netherlands and also in Belgium. Due to cutbacks, the police are no longer able to treat all stabbing, assault, fireworks and stone throwers to the police and social workers. In addition, the penalties are too laughable; you don’t build up respect with a friendly warning. All this does not happen in the South of France; when you have a largemouth, you will be taken, locked up and maybe you can call someone after 2 weeks.

It is the harsh approach that the Gendarmeries in Spain and Italy also use. Of course, Paris and Marseille are a different story, there are real “no-go” zones, but in South France the love for a piece of carefree life and respect for the government and for each other still dominates. And I think that is because the majority of people come here with a positive thought; to make something beautiful out of life. We may well be on our way to becoming a kind of “Lourdes by the sea” ;-)

Positive thoughts can be very strong, this became clear at the beginning of the year when at the same time worldwide at 9 p.m. positive thoughts (call it prayers or wishes) were sent to the burning part of Australia. The positive thoughts and energy of millions of people made that night an unprecedented and unexpected monsoon of rain fell. The rain extinguished the fire and the weeks of fire ended (temporarily). Coincidence? Perhaps. But that positive thoughts can determine your life and that of others is of course not a science, but a feeling where ultimately the result counts. If you think positively, you will feel better. If you think negatively, everything will be less.

That is why we wish you lots of good energy and positive thoughts for 2020 and beyond. If you decide to embrace yourself with more positivity for 2020, you are more than welcome on the Côte d’Azur!
