Once signed and the ten days of reflection have passed, the seller has to pay 5 or 10% to the notary as a down payment. In other cases, the seller needs a mortgage, and that takes, in general, 2-3 months to get all the paperwork done. When the bank does not give a mortgage, the property returns to the market and the promotional and selling process starts again.
