If accepted, a compromesso (preliminary contract) follows, legally binding both parties and requiring a deposit of 10-20% of the purchase price.
This stage allows for due diligence, such as verifying the property’s title and ensuring no outstanding debts. The process concludes with the rogito, a notarised deed of sale signed before a public notary.
In France, the process is more straightforward, typically involving a single compromis de vente (sales agreement) and the final deed, with fewer preliminary steps.

A key difference lies in agency commissions. In Italy, it’s customary for both the buyer and seller to pay commissions to their respective real estate agencies.
