Buying a new build property in the South of France Côte d’Azur
France leads the way in Europe regarding environmentally friendly construction and energy requirements. The mandatory energy class for project developers in 2017 is the highest, so all new-build homes and apartments are built with very low energy consumption. With intelligent heat pumps and solar panels, you save a lot of money on energy to heat or light the building.
If you want to buy (or have built) a new villa on the Côte d’Azur, this requires a specific approach; most newly built developments are luxury apartments. But we do have them: the new villas. In villages like Biot, Mandelieu, Mougins or Saint Maxime.
The most excellent part of buying a newly built villa or apartment is that you can talk to the architect and builders and put some more walls in the way you want. Maybe a more oversized bedroom or an extra walk-in closet; things can be added or modified at the drawings stage for a small fee. Find your new-build villa and make it entirely in your style.
Newly built apartment Côte d’Azur
New apartments in the South of France are available in a wide variety and prices. A small studio in the center of Nice can be found for up to 100,000 euros. On average, one can say that a two-bedroom apartment will cost about 400,000 euros. And a new one-bedroom apartment can be found for around 300,000 euros.
The final price for a new constructed home in the South of France depends on the area, the situation, and the distance to facilities such as shops and beaches.
If there is a swimming pool, you pay a higher service charge. The amount of the service costs is approximately calculated at 2 – 2.5 euros per square meter of living space for a primary residence, up to about 5 euros per square meter of living space for a house with a swimming pool and other facilities such as a tennis court.
Trends in design in new construction
Newly built apartments are usually modern in design and, as mentioned, energy-friendly. Trends are followed in the choice of materials, such as wood grain stone tiles or large 60 x 60 cm bathroom tiles. Sometimes the developer builds new apartments in an old mansion or villa, following the original style of the building and specific design as in the Art Deco villa in Cannes.
Each new-build apartment or villa comes with a perfect finish. After all, the architect must approve and report every step in the construction process. Only when this has been done must the next installment be paid. So the end result will look like the brochure and probably much better.
Roads, parks, walking routes, planting, everything is new and the plants on the Mediterranean Sea are wonderful to look at and smell.

Buy a new apartment on time
Buying a new apartment in the South of France is a matter of finding a local estate agent or broker (like us) who will send you regular mailings about new projects.

Apartments on the top floor are the most sought and not just because they have the best view. Top floors are rare and therefore more valuable than apartments on the first, second, or third floor.

Buying process new villa or apartment in France
There is no other country in Europe where a buyer is as well protected as in France. From the moment you are interested in buying a new build apartment, French law is on your side.
When you have seen a specific apartment and agreed on a price with a parking space, garage, or garage box, this price is described on a preliminary purchase contract, also known as a reservation contract. This reservation contract can be signed under power of attorney or in the office of the developer.
Our customers are all from abroad, so it is not uncommon for the decision to buy to be made on the plane on the way home. Your first action will then be to confirm by e-mail that you want to buy the new-build apartment or new-build villa.
You must enclose your passport and your home address with this e-mail. If you are married, the civil-law notary will want to know whether you were married in community or on a prenuptial agreement. You must also make a deposit within a week as a sign of goodwill.
Deposit to make the reservation
This deposit is generally 5% of the total price. We will send you the reservation contract by e-mail containing the most important information such as the names of the buyer(s), the description and price of the property, and your marital status.
You must print this in triplicate and initial and sign each page. We will go over this contract with you over the phone.
More and more notaries and project developers are using a digital reservation system like AR-24 or Docusign. The type varies quite a bit, but we will help you through the procedure.
Meanwhile, when your 5% deposit has arrived in France, the developer will know that you are serious about the purchase. Now the contract is signed by those responsible for the project developer.
By post or registered e-mail
From the date you sign for receipt of the certified documents, you have another ten days to cancel the sale.
Do you want to cancel the purchase within ten days? No problem, you send a registered letter and email to the project developer and the money will be refunded within 2 months. When the ten days pass, you have another 60 days to find a mortgage.
If you don’t get a mortgage, you can cancel the sales contract. To this end, proof of two, sometimes three banks must be sent to the developer. You receive your deposit back and do not have to pay any costs.
Guaranteed delivery
We all know the stories from the past where the project developer accepted your money with a smile and then left with the Noorderzon. Fortunately, times have changed; the down payment is made to the bank account of the notary who also ultimately draws up the purchase contract.
During the progress of the new construction, each completed construction phase is checked by the architect. He/she gives his/her approval to the project developer, who then informs the buyer with a request to pay the next part.
The partial payments go directly to the project developer. Up to the last 5%, which you only pay after the inspection of the house.
In the unlikely event that the project developer goes bankrupt during construction, that is not a problem for you. With special insurance that functions as a Guarantee Fund, the progress of the new building is guaranteed and you will receive the key on the agreed date plus all guarantees that were agreed upon when booking.
To the notary in France
As soon as you have a mortgage or the money, you will receive an invitation to sign at the notary. Depending on the last delivery date, this moment can take place between 1 and 6 months later.
At the notary, the final contract is actually the same as the preliminary purchase contract. But now it’s real; you get the real contract, a payment schedule, and usually, a bottle of champagne to celebrate that you are now part of the group of bon vivant in the most beautiful place in Europe: la Côte d’Azur!
